Today was my supposed day off from Real Estate.
What that means is that I spent just a few hours doing a relocation update report, updating my sellers on open houses that were held this weekend, updating listing photos, and updating Quicken with my June expenses. Oh yeah, and trying to work done the mountain of papers on my desk.
A lot of times it's just too hard to slow down because we feel that we don't do enough, so here's an exercise to help focus on what we really have accomplished, and it starts with a list.  No a "To … (14 comments)

Agents hate to repeat themselves, but some things need repeating.
These are some simple guidelines I give my sellers when they are having difficulty understanding the current real estate market situation and how it affects the pricing of their home.

Montgomery NJ Weekly Real Estate Market Report ~ 06/13 - 06/19/2008 - 06/28/08 11:55 PM














In Montgomery, the real estate picture for the last 4 weeks is as follows.

While the number of new listings coming onto the market has slowed down a bit the number of under contracts has increased significantly as has solds.  Price changes are at the lowest point in 4 weeks, a good indicator that current home prices are in the appropriate range for the current market.

A Short Sale Lesson - 06/28/08 11:21 PM
I know a lot of agents are interested in learning how to do short sales.
In this current market it's a good niche to work but I would highly suggest doing your homework first.  My first attempt at a short sale did not end well, partly due to my inexperience.
I don't want to give out too many details, mainly to protect the seller, and to maintain my fiduciary duty to the seller, so here's the bottom line.

Honoring Dad on Memorial Day - 06/28/08 10:42 PM
Memorial Day is always bittersweet for my husband and his family. 
 My father-in-law, Bob Ryan, is no longer with us physically but his bigger than life personality will always be with us.  I see my father-in-law in my husband's smile and in my son's blue eyes.
Dad served proudly in World War II.  I wish he was around now to tell my kids about his experience during the war now that they are older and have studied World War II history in school, and could now appreciate the sacrifices he and so many others made for us.

Why I Like ShowingDesk - 06/28/08 10:23 PM
Do you use an automated appointment program?
My brokerage is currently using ShowingDesk to log in appointments.  It's such an improvement over the old fashioned/low tech method we used to use, the looseleaf binder, stuffed with MLS's, log sheets and indecipherable handwriting (of which I was one of the worst offenders). 
The beauty of ShowingDesk is the ability to get the email address of the showing agent and then have the program automatically send the agent a request for feedback.  On a weekly basis I run my feedback report by listing, chase after the few agents that did not respond to … (6 comments)

Montgomery NJ~ The Rodeo Has Galloped Back into Town! - 06/07/08 10:13 PM

The 15th annual Montgomery Rodeo will be galloped into town this weekend.  There's still time to ride on over to the show and events tomorrow, at 2 p.m. with gates at the Daube Farm on Sunset Road opening 1½ hours early. The show is rain or shine. 

Events will include bull riding, bronco riding, team penning, calf roping and other specialty acts. 
Tickets cost $15 for adults, $13 for seniors over 65 and students 18 and under.Proceeds go to local charities and organizations, with the event having raised over $675,000 for those organizations over its first 14 years. Recipients … (8 comments)
