Wellington Florida consists of many different price ranges of homes for sale. The prices are stabilizing depending on the price range. The lower the price is the more competition there is. We are currently helping a newlywed couple - the son and daughter of very dear friends of ours from church- to find their first home. This has not been an easy task in this current market. Every time they find something they really like, there are offers higher than their offer or it is already under contingency which means there is a contract to purchase on the property. 

For first time home buyers- there is a lot of competition for Wellington Florida Real Estate because the price range of  $150,000 to $300,000. This is the price range of home where most first time home buyers in the Wellington Florida Real Estate market are qualified to buy in. This competition creates multiple offer scenarios and bidding wars sometimes come into play even on short sale listings. While there are a lot of foreclosure filings in Wellington Florida there are not a lot of bank owned properties. If you are looking to buy a home in this price range it is most often not a good idea to offer too low because there are going to be other buyers trying to buy the same house you just fell in love with.

Buying a condominium unit can be more involved than buying a single family home. Tbuying a Massachusetts condominium unithis is because you have to worry about both the unit itself and the condominium project as a whole.

10 Questions You Must Ask Before Purchasing A Condominium Unit

To borrow from a famous phrase, not all condominiums are created equally. Some condominiums are very well run; some are quite poorly run and underfunded. Buyers interested in purchasing a condominium unit must do their homework:  not only about the condition of the individual unit they are interested in purchasing, but on the financial health and governance of the condominium as a whole. Remember, you are buying into the entire project as much as you are the unit, and your decision will impact your daily living and your ability to re-sell.

Here are the 10 questions buyers should ask when deciding to purchase a condominium unit:

  1. What is the monthly condominium fee and what does it pay for? The monthly condominium fee can range quite dramatically from condominium to condominium. The fee is a by-product of the number of units, the annual expenses to maintain the common area, whether the condo is professionally managed or self-managed, the age and condition of the project, and other variables such as litigation. For budgeting and financing you need to know the monthly fee and exactly what you are getting for it.
  2. What are the condominium rules & regulations? Condominium rules can prohibit pets, your ability to rent out the unit, and perform renovations. Make sure you carefully review the rules and regulations before buying.  Needless to say, the buyer's attorney should review and approval all condominium documents, including the master deed, declaration of trust/by-laws, covenants, unit deed and floor plans to ensure compliance with state condominium laws as well as Fannie Mae and FHA guidelines, as necessary.
  3. How much money is in the capital reserve account and how much is funded annually? The capital reserve fund is like an insurance policy for the inevitable capital repairs every building requires. As a general rule, the fund should contain at least 10% of the annual revenue budget, and in the case of older projects, even more. If the capital reserve account is poorly funded, there is a higher risk of a special assessment.  Get a copy of the last 2 years budget, the current reserve account funding level and any capital reserve study.
  4. Are there any contemplated or pending special assessments? Special assessments are one time fees for capital improvements payable by every unit owner. Some special assessments can run in the thousands, others like the Boston Harbor Towers $75 Million renovation project, in the millions. You need to be aware if you are buying a special assessment along with your unit.  It's a good idea to ask for the last 2 years of condominium meeting minutes to check what's been going on with the condomininium.
  5. Is there a professional management company or is the association self-managed? A professional management company, while an added cost, can add great value to a condominium with well run governance and management of common areas.
  6. Is the condominium involved in any pending legal actions? Legal disputes between owners, with developers or with the association can signal trouble and a poorly run organization. Legal action equals attorneys’ fees which are payable out of the condominium budget and could result in a special assessment.  In most states, you can run a search of the condominium association in the court database to check if they've been involved in recent lawsuits.
  7. How many units are owner occupied? A large percentage of renters can create unwanted noise and neighbor issues. It can also raise re-sale and financing  issues with the new Fannie Mae and FHA condominium regulations which limit owner-occupancy rates. If your buyer is using conventional financing, check if it is a Fannie Mae approved condo. If FHA financing, check if it's an FHA approved condo. (Thanks Lou Corcoran for the links) 
  8. What is the condominium fee delinquency rate? Again, a signal of financial trouble, and Fannie Mae and FHA want to see the rate at 15% or less.
  9. Do unit owners have exclusive easements or right to use certain common areas such as porches, decks, storage spaces and parking spaces? Condominiums differ as to how they structure the “ownership” of certain amenities such as roof decks, porches, storage spaces and parking spaces. Sometimes, they are truly “deeded” with the unit, so the unit owner has sole responsibility for maintenance and repairs. Sometimes, they are common areas in which the unit owner has the exclusive right to use, but the maintenance and repair is left with the association.  Review the Master Deed and Unit Deed on this one.
  10. What Does The Master Insurance Policy Cover? The condominium should have up to $1M or more in coverage under their master condominium policy. For buyer's own protection, they should always buy an individual HO-6 policy covering the interior and contents of the unit, because the master policy and condo by-laws may not cover all damage to their personal possessions and interior damage in case of a roof leak, water pipe burst or other problem arising from a common area element. Ask for a copy of the master insurance policy and don't forget to check the fine print of the by-laws.  Sometimes, there's language that would hurt a unit owner in case of a common area casualty.  Condominiums over 20 units should also have fidelity insurance to protect against embezzlement.

Often a standard condominium questionnaire will answer all or most of these questions. In Mass., where I practice, this isn't required by law, nor is a seller disclosure. If not, be prepared to generate this list and incorporate it into your Offer to Purchase or Purchase and Sale Agreement, as the case may be in your home state. 

Either way, do not have your buyer put earnest money down until satisfactory answers are received.  Good luck and happy condo hunting to you and your buyers!

Grand Isles Wellington Florida Homes For Sale

 
The Grand Isles offers many homes for sale at some great prices for buyers wanting to live in Wellington Florida. This lovely  Wellington Florida guarded/gated community is located close to the Florida Turnpike and the Wellington Green Mall. There are many new restaurants, A-rated schools, and brand new shopping centers nearby!

This neighborhood has not been hit hard by the down turn in the market, mainly because most of the people bought in here when the prices were still low and before they sky rocketed. People don’t normally move from here because it is so conveniently located, unless it is a job-change or something like that. Of course, there are a few exceptions to this so you may be able to get a steal!

Grand Isles was built between 1997 and 2000, as a joint-venture between Lennar and Centex Homes. Centex built in the front of the neighborhood on 'estate' size lots-a little larger than the rest of the lots. The gated subdivision has five neighborhoods, which total 611 single family homes.  There are many different floor plans to choose from, both single- and two-story homes, with square footage ranging from 1600 to 3700.

Grand Isles Wellington Florida  amenities include a clubhouse with an exercise room, two heated pools with a child's wading pool, lighted basketball and tennis courts, a tot lot, and many lakes for the fisherman in you!

Also, the A-rated Panther Run Elementary and Polo Park Middle schools are located within walking distance of the Grand Isles in Wellington Florida.

TITLE INSURANCE-DO YOU KNOW WHY YOU NEED IT IN WELLINGTON FLORIDA?

If you are buying a home in Wellington Florida or anywhere else in Florida,
you will see a charge for title insurance on your Settlement Statement. It is Florida Law that you must have Title insurance.

There are two types of Title insurance, and depending on which county you live in will depend on who pays for it.
Each county is different, and of course, it is usually negotiable. The first type is the Owner’s title insurance, which protects the buyer; and the second type is the Lender’s title insurance, which protects the lender.

In Wellington Florida, or Palm Beach County, since the seller pays for Title insurance, then the seller gets to pick the Title company that will do the closing-we do not use attorneys to close real estate transactions, we use Title companies.

Title insurance makes sure there are no liens on the property you are about to purchase
, so basically you are receiving the property free and clear of any encumbrances.

mechanic liens

In Palm Beach County, it is customary for the seller to pay the Owner’s title insurance
(also known as the mortgagor policy), in effect telling the buyers the title is clear. The policy is typically issued in the amount of the purchase price and remains in effect as long as the owners retain an interest in the property. The Owner’s policy will pay valid claims and all defense costs against attacks on the property.

The Lender’s policy assures the lender of the validity and enforceability of its lien
(mortgage), serving as protection for the lender’s interest in the property. It is issued in the amount of the loan and is paid by the buyer at a minimum fee.

The 2010 United States Census count has arrived in Wellington FL, as I’m sure you’ve all noticed that live here and have seen the signs posted on the sides of the roads here in Wellington announcing its arrival!

Census questionnaires began arriving via mail in households in the U.S. in March. Census questionnaires will also be available at all public libraries for those households that do not receive one in the mail. And apparently, if you don't send the form back in, someone might come a-knocking at your door!

They need our help counting everyone in the United States. The results are used to decide the number of representatives our state has in Congress.

It also dictates the amount of government money our neighborhoods receive. That money is used for services for our community, our children, the elderly, and many other local needs.

We all need to stand up and be counted. I filled my form out in about three minutes, and I have five people in my house hold! Its that quick and easy.

We had a termite inspection on a beautiful lake-side home my client is purchasing in Wellington FL, and the inspector ruffled my feathers a bit.

First off, when he greeted me, the alcohol smell on his breath almost blew me away
. For those that think you can have a drink with lunch and no on will be the wiser, think again. Don’t come around my nose with your smelly alcohol breath!

Next, he proceeded to tell me he found a subterranean termite egg in the stucco of the house
, which, I might add, he had been picking at with his handy screw driver and making holes in the exterior stucco. After further investigation, he determined it was a sunflower seed, not a termite egg after all!

Wait, it gets better! Now he is on his hands and knees looking at dead knats on the floor
(you know, they gather around windows and doors if no one is around to sweep them out). He was telling me that they are definitely termites, but then he says that he really needed his GLASSES on to make sure.

I called a new termite inspector the minute he left, and called the guy's manager.
I’m not usually like that-I believe in karma-things have a way of coming back around. But to come to a job site with alcohol on your breath, making obvious mistakes, and then telling me to have a great day, was about all I could take!

I won’t mention the name of the company here but I am not willing to take a liability like that on
, it was a total waste of my time and my clients money!  And you can bet I won’t be referring that company out!

I sold a home to a wonderful couple in Wellington FL last year-a short sale-on which they got a fantastic deal.  A few weeks ago, I got a call from the husband asking if I would run comps on their 8 month old home, they are considering a move offered by the husband’s job again.

Apprehensively, I suggested that they remember what I told them when they bought it, that it wouldn’t be a good idea to try to sell within the next few years due to the market, if they expected to get back a nice return, or any return at all.

Weren’t  my clients pleasantly surprised when the comps came back high enough that they could not only be able to sell and cover the amount they originally paid, and the real estate commission on the sale, plus the cost of the upgrades they put into the home when they originally moved in!

Of course, we won’t count the money until we have a contract, but I do believe the market might be turning
just a bit. It seems, in my neck of the woods, that homes under the $400k mark are selling like hotcakes, with multiple offers. The buyers are standing in line for the homes that are model-ready, after touring the vacant, partially destroyed homes of the foreclosures and short sales!
