plainfield il real estate: Paging All Move-Up Buyers! - 03/06/10 01:46 PM
Much of my current listing inventory belongs to homeowners wishing to sell and purchase a larger, maybe nicer home that they previously might not have been able to afford. If you find yourself in that crowd, I have some advice for you before you place your home on the market: Call a lender! Purchasing a move-up home on a contingency is difficult enough as it is. There are a lot of logistical issues to work out. Just as important, lending regulations & qualifications have changed greatly since you bought your current home. *You need to make sure that your credit is healthy. *You need

plainfield il real estate: Agents: Do You Find Value in the Brokers' Tour? - 02/03/10 11:22 PM
Today was tour day in my office. A group of us braved the 25 degree temps and made the rounds. It just so happened that one of the homes was in the neighborhood of a new listing I'm soon taking, so I was happy to see it on the tour sheet. During the car ride, we were discussing the value of touring our inventory. At times it seems tedious, especially when the northern Illinois weather isn't cooperating! We came to the conclusion that viewing the inventory is worth the couple hours a week we spend on it. Even if the homes

plainfield il real estate: Please Don't Follow Me - 01/31/10 10:44 PM
Seriously. I'm on the hunt for a sofa table for my living room. A few days ago I ducked into a furniture store to look for said table. Usually within seconds of walking through the front doors I am accosted by the "up" salesperson. I was so relieved when this didn't happen. I made it through half a dozen furniture vignettes before she saw me. The "up" saleslady. She was very nice! She even gave me a sales flyer! She asked what I was looking for! She then told me the sofa tables were scattered throughout the store and left me

plainfield il real estate: This Is What It's All About - 01/20/10 11:41 PM
I'm smiling as I look ahead at my calendar for the rest of the week. Tomorrow evening I'm going to visit Mr. & Mrs. L, a fun young couple whom I sold a home to back in November. The L's were one of my best clients in 2009. The home they fell in love with was a short sale that took 4 months to get closed. We had some bumps in the road, but the L's kept their cool. They fully understood what they were getting into. Luckily for all of us, they had the 'luxury' of time and were able

plainfield il real estate: An Open Letter to the Banks/Asset Managers - 01/14/10 10:28 PM
To Whom It May Concern: I, and my peers have been feverishly showing the homes you possess for some time now. Really, we have no choice since those homes dominate roughly 30% or more of our marketplace, depending on what neighborhood it is. I would like nothing more than to sell these homes and see these neighborhoods stabalize. After all, I live in the community I work in and it saddens me to see so much distress. Many homebuyers start the process thinking they want to score a screamin' deal on a REO home. Then they see a bunch of them

plainfield il real estate: Are You Involved In Your Local Board? - 01/11/10 11:26 PM
In the course of a year I went from zero participation in my local board to becoming the vice-chair of our RPAC committee. Prior to volunteering my time with this, I didn't give board activities much thought. I figured 'those people' whose names I always saw tied to board activities were taking care of business. Indeed they were, but I didn't realize how out of 1,000+ members, so few people participate. Additionally, the majority of the participants tended to be closer to retirement vs. new or mid-career folks. I started wondering why so few people participate. I knew why I wasn't

plainfield il real estate: THE FIRST WEEK OF - 01/10/10 11:53 PM
2010. Last weekend no matter where I turned, there was discussion of resolutions, goals, changes, self improvement, attitude adjustments, healthy eating, exercise--and more. I gave up official resolutions several years ago on the premise that they are just so cliche. The reality is that I.just.don't.keep.them. However, I did decide to incorporate some new things into my business plan as well as my personal life (some of those things overlapped) and I'm happy to say that a few things did indeed get checked off the list. One of those things on the list was becoming an Rainmaker here! I made a list
