ATTENTION WHALE WATCHERS
The Southern Oregon Coast is a great location if you are excited about watching for whales. The spring Whale Watching Week for 2008 is March 22nd - March 29th. The migrations are spread out for a few weeks on either side of "watch week." This is not the only time you can see the whales. Many so called "resident" gray whales also spend months near the Oregon Coast, especially in summer and fall! About 18,000 whales will pass by our coast during March, April, May and June on their way to Alaska's Bering Sea.

January Residential Highlights & Appreciation
When comparing January 2008 to January 2007, the closed sales in Curry County grew 25%, while new listings decreased 35%. Accepted offers dropped 22.2%.
Comparing the last twelve months to those immediately prior, average sale price grew ($314,200 v. $307,800) and median saw no growth ($275,000).

Brookings will have a Festival of Homes, sponsored by our local Chetco Federal Credit Union, on Saturday August 25th and on Sunday August 26th. This will be the biggest open house of the year with many Realtors participating. There will be an abundance of homes on tour and free maps with list of homes is available.
Realtors will be available to assist home buyers during this event. On Saturday August 25th from 10:00 AM until 1:00 PM and on Sunday August 26th from 1:00 PM until 4:00 PM.

Residential Review: Curry County Oregon July 2007 Reporting Period
July Residential Highlights
Closed sales rose 14.3% when comparing July 2007 with July 2006. New listings were also up 11.4%. Pending sales, however, dropped 12.1%.
Year-to-Date Trends
Comparing January-July 2007 with the same period in 2006, new listings were down 7.8%. Closed sales also fell a slight .6%, and pending sales decreased 3.7%.
Appreciation
Comparing the 12 months ending with July 2007 to the 12 immediately prior, average sale price appreciated a slight 1.1% ($318,100 v. $314,600). On the other hand, using the same formula reveals that the median sale price decreased 3.5% ($275,000 … (3 comments)

Closed sales and accepted offers increased 13% and
15.4% respectively when comparing April 2007 to April
2006. New listings also increased 10.6%.
Year-to-Date Trends
Comparing January-April 2007 to January-April
2006, closed sales were up 7.5%. Further, pending sales
increased 9.8%. The number of new listings also rose
a slight 1.7%.
Appreciation
Comparing the 12 months ending with April 2007
to the 12 immediately prior, average sale price fell
5.4% ($314,000 v. $332,000). Using the same formula
we can see that the median sale price also decreased
8% ($275,000 v. $299,000).
