My daughter and I, after much persuasion on her part, decided to adopt a cat. We already have adopted one chocolate lab and rescued a pekingese.  Of course, this was going to be her cat so I let her pick it out.  She picked the most funniest cat.  See for yourself.  Fynn, sticks his tongue out all the time.

I got my electric bill today and boy was I shocked.  My bill was $286.00.  I thought my bill was bad however when I was talking to a renter on a home I manage, he stated that his was around $700 for the month.  GEEZ!  That's more than a house payment for me.

So I found some ways to reduce electric bills so I thought I would share:

1) Don't Be Shade-y

Even though it may be cold outside, the sun still tries to peak through on occasion. When it does, make sure to open your curtains in order to welcome the sun's heat into your home. This will help to add a touch of warmth to help keep your heating costs down.

2) Cool It

Did you know that the settings on your water heater could be affecting your heating bill? It's true. I know that I just turned mine down after someone told me this.  I couldn't believe that it would make a difference.  Even, if turned down, it may still be able to heat your water adequately while reducing your heating bill.

3) Insulation Information

Insulation is used to maintain your home's temperature. Some houses, especially older ones, may require additional insulation to keep the cold air out during the winter and the warm air in. The latter is especially important if your goal is to lower your heating bills.

4)Temperature Control

Turning the thermostat down when the house is empty or at night (when you can snuggle up under the covers) will help to reduce your heating costs.

5) Window Woes

If you feel a cold draft near your windows, chances are good that it isn't the only direction that the air is flowing. Specifically, air leaks or gaps in your window can cause the warm air to leave your home, which can result in a rising heat bill. If you notice a draft, use caulk to seal the area.

Now that I know how to keep my heating costs down, I hope next months bill is alot cheaper!!

Creative Ways To Say "I Love You" On Valentine's Day

Every year, Valentine's Day serves as a celebration of love, happiness and a commitment to those that you cherish. We all know that roses and chocolates are the traditional Valentine's Day gift, but what if there were other ways to be especially creative and still express your love? Here are a few ideas:

Give Him/Her A Fortune

A fortune cookie, that is. If you want to tell someone that you love them in a truly unique way, place a customized message in a fortune cookie that reads, "When I found you, I found a fortune. I love you."

Name A Star In His/Her Honor

Through the years, the novelty gift of a star personally named after someone special has become an increasingly popular tradition. Most star-naming services allow you to customize the naming with a date, which means you could indicate Valentine's Day as the date a star was named if you choose. What better way to say "I Love You" than with a gift and card that says, "You are my shining star." Another possibility is, "When I look at you, I can see forever."

Get Creative With Engraved Jewelry

The gift of jewelry is a very personal one, and it shows a lot of thought has gone into the occasion. If you really want to let him/her know how much you care, engrave it into precious metal (gold or silver) so that it will be with them forever. If your gift of choice is a watch, you can engrave "Now is the time to say I love you" on the underside of the watch. Rings, bracelets and even pendants can also be engraved.

Design A Photo Collage

If you have been with your sweetheart for some time and have shared many precious moments together, some of which have been captured in images, create a photo collage that tells the story of your romance. At the end, leave an open space with a caption that reads, "I love you and look forward to many more memories in the years to come."

Create A Homemade Video

If you have special moments captured on video, take snippets and turn them into a film honoring the one you love. Add some background vocals, such as a song with special meaning or a narration by you, and watch as the one you love falls in love with you all over again.

With the rise of foreclosed homes and the bad ecomony, one of the most important factors to consider when buying a home is affordability.

A mortgage payments should not exceed 30 percent of your monthly take-home pay. The best way to know what you can afford is to determine the possible payment range by comparing the price of the home with other things.

1.) Figure Out How Much You Want To Borrow

Calculating your monthly mortgage payment and know how much you want to borrow. This can be determined by subtracting your down payment amount from the purchase price of the home, which will give you the amount that you will need to request from a lender.

2)Know Your Rates

The next step is to find out the current interest rates for the purchase of a home. Rates vary and change, so check with your lender for current rates. Your rate in most part will be based on your credit history. Knowing your credit rating will give you a good idea as to your interest rate.

3)Choose Your Loan Term

Your monthly payments would be less with a 30-year mortgage than with a 15-year mortgage. The reason is because it would take larger monthly payments to get the loan paid off quicker, which is why you will need to select a loan term before calculating your payments.

4) Additional Costs To Consider

Your total mortgage payment will include taxes, homeowner's insurance and possibly even private mortgage insurance (PMI) if you provide less than 20 percent down and your loan requires it.

5)The Facts & Figures

Now that you know how much you need to borrow and you have chosen your  loan term and know what your interest rate will be, it's time to calculate your payment. Most lenders offer a mortgage calculator on their Web site or you can get an ideal by speaking with your lender.

If you still need help in calculating your potential monthly mortgage payments, don't hesitate to ask your REALTOR®.

Property foreclosures are on the rise across the nation, presenting  financial opportunities for real estate investors, first time home buyers, and those looking to move up within the real estate market.

So, how can you benefit from the current foreclosure market?

Foreclosed properties are often offered at prices significantly lower than fair market value, offering strong financial opportunities to individuals and investors.

Investors can purchase foreclosed properties to resell or rent for an immediate income. First time home buyers can often purchase a larger or nicer property. And individuals who are looking to move up within the real estate market can often find a larger property at competitive prices, allowing them to purchase a larger property than they originally anticipated or to buy their dream property at a reduced price.

Whether you are a real estate investor looking to flip properties for a profit, or an individual searching for their first piece of real estate, or looking to move up in the real estate market, foreclosed properties present an ideal buying situation.
