Changes in the market require changes in how we think and what we do. We have smart strategies to help everyone make a smart move in any Cache County Real Estate market. 2007 we had a seller's market, where the excitement of rising prices appealed to both buyers and sellers. Purchasers clamored to purchase Cache County real estate in order to grab their share of the rising values. Some Cache Valley home owners who otherwise might not have sold, decided to sell to take advantage of their sudden increase in equity. 2008-09 is a buyer's market. This is the time (5 comments)
Are you branded? If you want to be #1 in Google, you better be. - 02/26/09 12:27 PM
I have been reading a lot on SEO lately, and am aware of a huge shift in Google's SERP placement for highly sought after keywords. You may be interested in this shift so let me explain. "The January 18th Google Update Was Bigger Than Florida, but Few People Noticed it. The Google Florida Update I got started in the search field in 2003, and one of the things that helped get my name on the map was when I wrote about the November 14th Google Florida update in a cheeky article titled Google Sells Christmas . Looks like the lower end market is still doing really well. The higher end market is suffering a little bit, but the main problem is getting funding. There isn't really a lack of buyer's in the higher end market, it's just become a lot more diffucult to get approved on those loans. If you have any questions about the Cache County Real Estate market go ahead and send me an email! (1 comments)

Buyers Frequently Asked Questions (Part 2) - 02/17/09 05:43 PM
Here are the anserws to some of the questions I get from buyers after they have found a home they want to write an offer on. Q-Should I be present during the inspection? A-It's not necessary; the inspector will provide you with a report that you can review. The inspections are often very time consuming. After we get the report back, we can then go back to the home and look over the items the home inspector brought to our attention. Q-Do I need to talk to an insurance agent? A-Yes, we offer a home warranty that covers the basics of (3 comments)
Buyers Frequently Asked Questions (Part 1) - 02/17/09 05:34 PM
I thought I would take some time to answer some of the most frequently asked questions I get from buyers. These are questions I get when people start looking at homes. Q- Do I need to be pre-qualified by a lender? A-There are five great reasons to get pre qualified: •1. You will know your monthly payment in advance. •2. You won't waste time considering homes you can't afford. •3. You can select the best loan package without being under pressure. •4. Sellers may favor your offer if they know your ability to secure financing, putting you ahead of the (0 comments)

What Would You Do? To Report Or Not To Report That Is The Question - 02/10/09 11:53 AM
Greedy Agents Ruin the Reputation of Our Industry.... We all know them. Agents who are concerned more about the sale then the service they are offering. Agents who only care about getting that next check in the bank. They do not work in their clients best interests. They only sell real estate to make the "Big Commission." We all know we sell real estate to make a living, and feed our families. Does that mean we can't be honest, trust worthy, and ethical? I believe that service should be the number one factor in all of our business dealings. Your client's (6 comments)
Understanding Closing Costs...Buyer Side - 02/09/09 04:52 PM
Understanding Closing Costs One thing buyers always ask is, "the seller is going to pay my loan costs right?" What buyers don't understand is that money has to come from someplace and the seller has a bottom line. Buyers, in essence, you are financing your closing costs and many sellers have taken that into account when they price their home. In our market if you are able to, please pay your own costs. If I have to market your home in a year, and you have rolled closing costs into your loan you are already in the RED. If you have (6 comments)
One Saturday afternoon you're playing the Wii with your daughter, and bowling like it's never been done before. Even with a high score, this day couldn't get any better. Then it comes, a ring of the phone, and who's on the other end? Your listing agent. She just got a call from a buyer. The buyer lives out of town, and needs to see your house in twenty minutes. Did I mention they are cash buyers, and your house is the only house they want to see? (Every sellers dream buyer.) Hamilton's Steak And Seafood is by far my favorite restaurant in Logan, Utah. I decided to give a review of the fine dining restaurant, and the quality of service.
Recently The Lisa Udy Team went to lunch, this was last Friday, we went to Hamilton's Steak and Seafood. We were surprised by the new menu Hamilton's recently introduced. We usually go to Hamilton's about once every two weeks, so this was a delightful surprise! The restaurant is pretty new to the Logan area as it was built about 4 years ago.
