Prayers for those affected by the storm - 04/28/11 12:43 PM
My prayers to everyone affected by the devastating storms that ripped through the south  that included Texas, Alabama, Tennessee, Georgia, Mississippi and Virginia.  The fierce storm system spread destruction with tornadoes a mile wide, and has killed at least 214 people in what is being described as the deadliest storm outbreak in nearly 40 years.
To all that can offer assistance either in person or through contributions, please contact your local Red Cross for information on how you may help.

It’s a new day, it’s a new week and it’s month end!
A stormy weather start in Dallas, but it is kicking off a great week.  Our state has been getting some of the much needed rain, and the wildfires are coming under control.  Please continue to pray for more rain, low winds and for everyone involved in this effort.

Foreclosure sales in Texas - 04/14/11 08:27 AM
According to the published Texas Realtor for March 2011, "Foreclosure sales not as big a market in Texas as in most other states".
 
Did you know that according to RealtyTrac, 57% of homes sold in Nevada in 2010 were foreclosure sales?  And that Arizona hit the 50% mark?  By comparison, foreclosure sales represented 13% of sales in Texas and the national average of foreclosure sales was 26%.
In addition, the average foreclosure sales price for our great state was 27% lower than the average non-foreclosure price.

Spring is here and it is time to spruce up that yard and wow the buyers with great the curb appeal.  After all if you can't get a buyer in the front door, it's hard to sell them your home.  Quick tips?  Trim the shrubs, clip the low hanging tree limbs, plant some colorful flowers and make sure your house numbers are visible and your entry is swept and clean...who wants to dodge spider webs, or worse!

Well, Texas was last in and will be first out of this real estate downturn.  Our homes never had the overinflated values that many communities experienced across the country, but we have taken a hit on home values and it will take time to recover those losses...but we are seeing a trend up, while many cities are still in a downward spiral.

Another law put in place as the politicians continue to "fix" the industry...makes you wonder if anyone writing these rules has ever actually worked in mortgage lending, real estate or even banking.  Common sense "has left the building" or at least, Washington DC.

And the Texas Bluebonnets are popping!  We are experiencing an unseasonably warm spring here in the Dallas area, tomorrow's temperature is supposed to hit 90.  The warm weather is bringing the buyers out, and showings and offers have increased...here's hoping your area is (or will be soon) doing the same!

What is a CO...are you kidding me? - 04/01/11 11:34 AM
I know what you are thinking...are you kidding me?  Believe it or not, I actually had that question posed to me from a Realtor that is working with new construction and/or incomplete construction home sales as a Buyer's agent.  How can a professional in this industry not know or understand what a Certificate of Occupancy is and present themselves as an "expert" in this type of home sale negotiation?  This and other deficiencies can be solved by on-going education and being with a Broker that ensures their licensed agents actually are "experts" in a field before they advertise that way.
