Pre-Foreclosure A pre-foreclosure is when you buy the home directly from the homeowner, before the bank officially forecloses. This type of purchase does not require as much capital as other foreclosures. Also, since you are purchasing straight from the homeowner, you will be able to gather all of the necessary information, such as inspection reports, title information, etc. that may not be available with other foreclosure properties. Once you take over the mortgage, you will be responsible for all future payments as well as any overdue back payments. Auction A foreclosure property will usually end up at an auction. (11 comments)

Thinking About Buying a Foreclosure? With the housing bubble burst and the subprime mortgage crisis, millions of homeowners found themselves unable to make their mortgage payments. Many found themselves owing more on the house than the home was worth. Many just walked away from their homes. As a result of these complicated issues, millions of homes were foreclosed. While this isn’t the only reason for which homes are foreclosed, it has been a widespread one. With all the foreclosed properties, there has also been extensive interest in buying these properties at a bargain price. It is true that foreclosed properties (6 comments)

Dallas Ranks Second.... - 04/28/12 02:04 PM
More great news from our Dallas Metrotex Association of Realtors e-news: Dallas Ranks Second in Metros With the Most New Construction Construction slowed dramatically in recent years but has been showing signs of picking up in pockets across the country. “There were a substantial number of projects deferred in 2008 and 2009 but those cases are much less so today, looking at 2010, 2011, and now in 2012,” says Robert Murray, vice president of economic affairs at McGraw Hill Construction, a construction data firm. Is Buying a Home Still a Smart Plan? With the burst of the housing bubble, credit crisis, and millions of foreclosures across the country, you may wonder if buying a home is such a good idea after all. However, it’s important to consider all of the facts. The important message to take away from these events is not that buying a home is a bad idea, but that you must be smart about buying your home. The housing market, like every type of market, unavoidably has its ups and downs. That doesn’t mean buying a home is a bad investment. (14 comments)

Sellers - Review Your Offers! - 04/22/12 05:47 AM
Considering Offers When reading an offer, keep in mind that you are out to get the best price AND the best terms for you. If you focus solely on the price, you may overlook terms that could be favorable to you as a buyer. Some terms that may work in your favor: higher-than-market-interest in a second mortgage for your home the buyer will pay for most or all of the closing costs the buyer will take care of any repairs quick close - the buyer is pre-approved and ready to close in a timeframe that best suits you all-cash deal When (4 comments)

A Belief - 04/22/12 04:02 AM
BELIEFS: Although we all have our beliefs, it is vital to keep an open mind to ideas that may be different. In discussing views that vary from our own, it allows an open exchange of ideas and the opportunity to bring up points that may not be known to others…it may, even allow for one to graciously “save face” and change their position on a subject when presented with facts that bring to light information they had not been aware of. This quote by David Hume sums it up quite well: “Nothing can be more unphilosophical than to be positive or (10 comments)
One of my favorite quotes from Charles M. Schwab: Three men were laying brick. The first was asked: “What are you doing?” He answered: “laying some brick.” The second man was asked: “what are you working for?” He answered: “Five dollars a day.” The third man was asked: “What are you doing?” He answered: “I am helping to build a great cathedral.” Which man are you?

In rolls another Friday the 13th, and for many superstitious (or just cautious), today brings trepidation and carefully controlled activities. I was curious as to the origins of Friday the 13th - it's always fun to discover just how events mold our thoughts. The History channel has this to share: "Do you suffer from friggatriskaidekaphobia? If so, you’re not alone: According to the Stress Management Center and Phobia Institute in Asheville, North Carolina, fear of Friday the 13th affects between 17 and 21 million Americans. But how did this tongue twister of a superstition originate, and does Friday the (20 comments)

Continuing education is key to your success in any industry, and in Real Estate it sets you apart from the other Agents. There is no capital and no increase in capital safer than that". Stay current on informations and earn the designations that market (12 comments)

The Easter Bunny is Coming.... - 04/08/12 03:48 AM
The Mailman decides to stop another deluge of letters by answering questions about the Easter Bunny: Sunny, a baby rabbit found and adopted by Kidville (a town of only kids--even a kid mailman). And when Sunny goes delivering eggs to the nearby town (which he has to dye to fool Gadzooks, the mean bear on the mountain), he discovers that there are no kids in the town, and that the rightful (kid) ruler is being suppressed by his aunt. But the young king likes Sunny's dyed eggs and jelly beans. So Kidsville, with the help of an old train engine, makes (8 comments)

What the Hail!?! - 04/04/12 04:18 AM
Tornadoes were not the only factor contributing to devastating damage across the Dallas and Forth Worth areas that include many counties in and around the North Texas corridor yesterday. If you have never been in a hail storm, it's hard to imagine when the news is stating "tennis and baseball size hail". Imagine rock hard balls of ice hurtling down on your home, vehicles, etc... that look like these in Forney, TX:
Needless to say, OUCH! The American Red Cross is working in all of the areas affected and helping displaced persons to find temporary shelter as so many (36 comments)
Well, nothing gets the heart pumping faster than when you start hearing the tornado sirens blaring and the news breaks in to warn of tornado(s) sighted and/or touching down. Dangerous conditions currently exist with two confirmed sightings of a tornado in two separate parts of the greater Dallas area. Currently concentrated in the south cities that include DeSoto, Duncanville, Lancaster, Red Oak and Glenn Heights the storm is rapidly tracking north.
