· Congress approved a one-year extension of the existing loan limits for Fannie Mae, Freddie Mac and the Federal Housing Administration. This allows the government’s loan guarantee and insurance programs to continue backing home loans of up to $729,750 in markets with the highest cost of living. Retaining the current higher conforming loan limits will allow homebuyers in higher cost areas to have access to affordable mortgage financing and share the same opportunity to achieve homeownership that borrowers in other regions of the country enjoy. The most frustrating component of a short sale is waiting for the bank to approve the buyer's offer. Now that all may change under new federal guidelines that give lenders a 10-day limit in which to respond to purchase offers. The U.S. Treasury rules, which will be applicable to banks that owe the federal government the repayment of TARP bailout funds, start to apply in April 2010. I am so excited that I finally got my buyer the house that he wanted - even with the difficulties of negotiating with the seller's expectations in this market. Now the fun truly starts - seriously! My buyer will be putting his home on the market in Kenwood Forest, my favorite market area in all of Chevy Chase and Bethesda. His home is a Rosewood model with 3 bedrooms upstairs and 2 full baths.
