Finally, the snow has stopped falling for a few days - as you know, and that means we in DC can go back to work - finally! When I went back to the office on Friday, I was so excited to see everyone that I hugged our manager, our office administrator, and our receptionist. The District DC is the strongest condo market in the region. Half of overall condo sales in 2009 occurred in the District, and is expected to continue to be the most active market in the near term. Big new condo projects aren't planned to deliver until at least mid-2012, though, so in the interim small projects will fill in the gaps. I just read an interesting post at DC UrbanTurf suggesting that when a buyer makes an offer on a new construction condo, that the buyer should also ask the developer for a parking space for free. Even though many DC condo parking spaces selling for $40,000 or even $50,000 in the District,there are new condo projects in the area which are "over-parked"- the developer built more spots than were ultimately demanded by buyers, so the building has more parking than it needs. dc condos: NAR Responds to Congressional Efforts to Modify FHA Lending - 12/07/09 01:05 PM
NAR President Vicki Cox Golder testified before the House Committee on Financial Services recently that the Federal Housing Administration mortgage insurance program is a critical part of the American housing fabric and has never been more important than it is in today's market. NAR strongly opposes H.R. 3706, the "FHA Taxpayer Protection Act of 2009," which would increase FHA's downpayment requirement. Golder said that the FHA program is fiscally sound with responsible underwriting, and needs enhancements but not radical reform. Logan Circle is now one of the best areas in Washington, but it wasn't always the case. Logan Circle is a recently restored community, filled with urbanites, restaurants, and the best Whole Foods in the city with a colorful past. Now it is a gracious neighborhood with upscale condos, beautiful Victorian townhomes and newly constructed apartment buildings. Did you know that Logan Circle itself wasn't always known as Logan Circle? Until 1930 Logan Circle was named Iowa Circle. Finally, in 1930 Congress passed a Law changing the name of Iowa Circle to Logan Circle in memory of Civil War General and Senator John A. Logan (D-IL).
