Technically, there are two parts to Kalorama in NW Washington: Kalorama Triangleand Sheridan-Kalorama. Kalorama Triangle is on the east side of Connecticut Avenue, bordered by Connecticut Avenue, Columbia Road and Calvert Street/Rock Creek Park. Sheridan-Kalorama is immediately west of Connecticut Avenue, located between Connecticut Avenue, Rock Creek Park, Massachusetts Avenue and Florida Avenue. (Sheridan Circle is close by.) The chief distinction between the two lies in the more urban character of Kalorama Triangle, and the more removed feel to Sheridan-Kalorama. The latter is notably the most affluent neighborhood in Washington, while the Triangle is comparable to Dupont Circle to its south. Who wants to have a secret Open House? If you go to the trouble of planning an open house, you definately want to assure good attendance, which means using any means practicable to get more people to your open house. Of course you want to use Facebook to announce your open house. Constant Contact is another good way to let all your clients, friends, family, sphere of influence, and anyone else in your email list that you are having an open house. When I joined Coldwell Banker, my manager, Darrin Friedman, was (and still is) a big fan of Constant Contact.

Your heating dollars could be going out your windows, doors and electrical outlets. Check for air leaks throughout your home; check around doors, windows, fixtures, electrical outlets, wiring, plumbing and fireplace dampers. Draft-proofing is the least expensive energy efficiency investment with the biggest payoff. Plug those air leaks. Seal leaks between doors or windows and their frames with weather stripping and between window frames and walls with sealant or caulk. Install door sweeps on the insides of exterior doors.

If you are in the market for a condo in DC, you should definately keep an eye on the condo fees that you will be paying. Unlike a coop fee which covers your portion of the overall taxes on the building and possibly an underlying mortgage (both of which may be tax deductible), condo fees generally do not include any items which are tax deductible, and instead are an additional expense on top of an already potentially hefty mortgage payment. The newest idea out there according to Inman today is that the Obama administration now proposes to slash upfront premiums on FHA mortgage insurance to 1 percent, down from 1.75 percent, but would offset that reduction with a 70 percent increase in annual premiums. This is a change from the announcement earlier that the Department of Housing and Urban Development (HUD) planned to hike upfront premiums for FHA borrowers from 1.75 percent to 2.25 percent for loans assigned case numbers on or after April 5. In addition, HUD said it would reduce allowable seller concessions from 6 percent to 3 percent early this summer, and
