This is a beautiful time of the year - the days are warm but not hot and the nights are cooling down.  Sunday was a perfect fall day and it made me want to take a long walk with my standard poodle, Poirot.   It is harder and harder to find places that are easy to enjoy with a big dog.

I talk with my sellers about how they should price their homes, based on a review of five recent sales, five current listings and five homes around their home that have not sold (expired or withdrawn).  Assuming that the market is flat or trending downward, the five homes which have expired or been withdrawn demonstrate the ceiling above which they cannot go in pricing their home.  The solds demonstrate the floor below which they need not go (if the market is level or trending upward. )
