washington dc condos: Something You Didn't Know About Monopoly - 02/16/10 08:53 PM
(You'll never look at the game the same way again!)Starting in 1941, an increasing number of British Airmen found themselves as the involuntary guests of the Third Reich, and the Crown was casting about for ways and means to facilitate their escape...Now obviously, one of the most helpful aids to that end is a useful and accurate map, one showingnot only where stuff was, but also showing the locations of 'safe houses' where a POW on-the-lam could go for food and shelter. Paper maps had some real drawbacks -- they make a lot of noise when you open and fold them, they wear out rapidly, and if they get

washington dc condos: How Much is that Condo Fee Going to Cost You? - 02/04/10 11:07 PM
If you are in the market for a condo in DC, you should definately keep an eye on the condo fees that you will be paying. Unlike a coop fee which covers your portion of the overall taxes on the building and possibly an underlying mortgage (both of which may be tax deductible), condo fees generally do not include any items which are tax deductible, and instead are an additional expense on top of an already potentially hefty mortgage payment. Buyers should carefully compare monthly fees when they are shopping for a condo to make sure they know what costs are covered. Most

washington dc condos: Tell Your Buyers to Ask for a Free Parking Space with that New Condo - 12/17/09 08:38 PM
I just read an interesting post at DC UrbanTurf suggesting that when a buyer makes an offer on a new construction condo, that the buyer should also ask the developer for a parking space for free. Even though many DC condo parking spaces selling for $40,000 or even $50,000 in the District, there are new condo projects in the area which are "over-parked"- the developer built more spots than were ultimately demanded by buyers, so the building has more parking than it needs. "Parking is the lowest-hanging fruit in the negotiating process," one developer told UrbanTurf. "Once the building sells out, leftover spaces valued

washington dc condos: Buying a Foreclosure - Buyer Beware - 12/05/09 10:02 PM
If you are like many buyers who have been reading the real estate section of your local newspaper, you probably think a foreclosed house may be the best deal. According to the NAR, these houses often sell for about 15 to 20 percent less than comparable homes in the same neighborhood. Despite the seemingly great deals however, anyone considering buying a foreclosed house should heed the classic warning: Caveat emptor, or let the buyer beware. First, getting a contract on a house in a desirable neighborhood can be hard to do. Many buyers are outdone by all-cash bidders. Buyers also need to search

washington dc condos: Logan Circle Update - 11/03/09 09:51 PM
Logan Circle is now one of the best areas in Washington, but it wasn't always the case. Logan Circle is a recently restored community, filled with urbanites, restaurants, and the best Whole Foods in the city with a colorful past. Now it is a gracious neighborhood with upscale condos, beautiful Victorian townhomes and newly constructed apartment buildings. Did you know that Logan Circle itself wasn't always known as Logan Circle? Until 1930 Logan Circle was named Iowa Circle. Finally, in 1930 Congress passed a Law changing the name of Iowa Circle to Logan Circle in memory of Civil War General and Senator John A. Logan (D-IL).

washington dc condos: DC area condo market is about to pick up! - 07/02/09 09:27 PM
Remember a couple of years ago - just before the market headed south? There was a piece in the Washington Post about the tidal wave of new condos that were being built - I think the number was something like 40,000 units that were planned or being converted into condos from rentals. It was like every developer on the East Coast independently said at the same time - "I have a great idea! I will build condos in the DC area." Naturally with that much supply on the planning boards, the market reacted in an absolutely predictable way that a student
