While looking online today for a software program that would be easy to use to draw out floor plans and calculate square footage, I ran across an interesting program. Not only would it let me draw them out, calculate the footage, and add features such as furniture and such, it has a virtual tour built in.
 
 
 
The name of the program is DaVinci Toursketch by a la mode, inc. I was wondering if any of you have tried this program and how is it working for you?

Lynn Michaels recently wrote a post titled "If You Feed Them, They Will Come" in response to a post written by Kathy Sperl-Bell's "Are Broker's Open Houses Effective?". I'm going to keep the chain going with this one.
For some reason in this area of Missouri, typical Broker Open Houses don't seem to be very effective at all. You may have a few show up one time, and none the next. In today's ever changing market, I find it even more important to be the best I can possibly be. I tend to do all that I can to get my listings out there for the world to see. If I can attract that one buyer that just happens to be the person that thinks my listing is the perfect property for them, I feel I'm doing my job. Well, at least part of it.

I found another gadget today. It's pretty neat, actually. It allows you to type in certain keywords and see not only who's on top in the rankings, but how they got there. It also offers pages of ways to get your site on top. It'll even offer suggestions on websites to link to that will increase your ratings, etc.
Another feature, is seeing how your site ranks and why. You gotta try this one! The downloadable version in the link below is a free version. You can upgrade for more cool tools and features if you'd like.

I received this link to ByDesignTV in an e-mail this morning. It may be something of interest. I glanced at the site, but I haven't taken the time to check it out well yet. It appears as though it provides you with a customizable video website for your listings and advertising.

I'm confused! I've been out of the game for a little while, and am a newbie to real estate sales anyway so I'm not afraid to admit when I have no idea what I'm doing. I'm referring to approaching expired listings. I've read and read and everyone seems to have a different approach.
Here's the story. Small town, too many agents, an average of 550 listings on any given day, and anywhere from 3 to 10 expireds per day.
