Land Park Short Sales; what are they listed for and how can you buy one?

What is a short sale and how can you buy one in Sacramento's Land Park neighborhood? Great questions, and for those of you paying attention, you'll learn how here.

Land Park is one of Sacramento, California's loveliest neighborhoods, tree-lined streets, schools rated as some of the top in the state.

I raised a child in Land Park, had great neighbors, worked with many of my neighbors on many political and social issues, so I'm your go to gal for information about home sales in Land Park.

Currently, there are ten (10) short sales in the Land Park zip code, 95818. Many of them are on the outer edges of Land Park, and not necessarily in what we consider Land Park. There are a few really nice ones within the area we think of as Land Park. Seven (7) of these homes are priced under $275,000. Three are priced between $325,000 and $345,000.

Land Park, in general has held its own in this time of economic uncertainty, why is anyone's guess. Perhaps when you buy a home there and get to know the neighbors, you can answer this question for yourself and me!

I have had 100% success in getting homes through the short sale approval process and through escrow without anything falling apart at the last minute. Many of my fellow realtors have gotten the short sale approval, only to have the buyer walk away and buy something else..... this is a practice that is unethical and could send a seller into foreclosure.
