Little Joe's Auctions has a new listing. On the 20th of June 2008, I will be auctioning of the contents of a tv repair business, and then the Property and Building in the business area of down town Arborg.  The building has 2800 sq/ft on a lot with 50 foot frontage and 110 deep. It has a 600 amp hydro service, since part of the building is a coin opperated laundry mat. It wasn't Real Estate being sold but Cowboys being rented. There were 14 Cowboys auctioned off for four hours of labour at a fund raiser.You could get the Cowboy to do what ever  you wanted as long as it was legal.  It went 10X better then the hosts  had figured. I asked how much they figured they would get and it was 20-30 dollars for each Cowboy. I said don't worry I'll get you more then that. At the end of the auction there was 3275.00 earned to go towards the Aug 23-24 week end where there is no charge to get in to the Rodeo held in Arborg Manitoba. I was glad to help and had a great time doing it. Maybe some of you are close enough that we'll see you at the Rodeo. If you are there just ask for Joe Stogrin and someone there will point me out to you . See you there at this Rodeo and at the next auction where you may rent a Cowboy!
 

I have a potential seller of a nice house on 1.5 acres of land. The property is facing south on a provincial HWY. There is also a paved driveway going n/s that leads to a lot the north of thier lot that is owned by the Hwy Dept. This paved drive is for the lot to the North and it is owned by the Hwy Department. The land for the Hwy Dept. was given to them in 1960 somethng. That is when this paved drive way was made. It looks just like a road, but apparently isn't a road, just a driveway. It has been used as access to the House too for as many years. The person owning the house now is worried not to sell to the Hwy Dept. that wants the land to exspand their work yard. She was thinking if she sells it to someone besides the Hwy, they would not let them have access to the land anymore and would need to make a driveway off the Hwy. the house is facing. My question is... is there a length of time the driveway is used to access a house that it then becomes open for use for the next owner to use also? I wish I could draw you a picture to show what I mean. If you have questions for me to help with an answer for me... please type and try to help me figure this out.

To let you know ahead of time before it is out in the paper, I thought I would type it here... I am selling all the equimpent , part, machinery on the John Deere dealer in town.     Marty was my next favorite down the list of instructors at the World Wide College of Auctioneering. He was straight to the point and did a great job being a critic. Giving out constructive criticism is the best way for the student to learn. Not to harsh that they don't want to work at the school anymore, but not just sitting there saying how good the student was when they know them selves that they were not. Marty was a nutral teacher helping the students the best he could. Each one of us got a chance to go up in front of the group to auction what ever it may have been at the time. ( alot of them were made up items) Marty would jot down on a board what we were saying, and tell us it was good or bad and how to fix it. There was a pattern that he gave us to use and it was pretty basic yet very helpful.  I can not tell you what it was or you wouldn't need to hire me to auction for you. :-)

    Marty did his share and then some during that period in school. Marty as serious as he was even told a couple of jokes now and then. Personally if I was him, I would stick to teaching !  That was a joke there Marty ;-)

    Marty has his own blog that we from the school are all reading. He tells us the latest in auctioning and what ever he learns in his time he passes it on to us. Colonel Marty Rogers was another of many instructors that I had a great time with while in school at WWCA.

     

    Hello everyone, 

    I have opened a site for fellow graduates of the World Wide College of Auctioneering and it seem to be going very well. There is a lot of info on how the other are doing using there Auction skills. Getting new business is always the hardest part. Once people see the work you can do and how the system works, it will get to the point where you have to send work to other auctioneers that you know. One of the people I went to school with is in the Toronto area. I had told him that I was talking to a couple of Realtors last week and he just recently sent me a message. I thought you all would like to read this. Maybe it will answer some questions that you may have yourself.

    Did you put a proposal together prior to visiting real estate people or did you just stop in and say hi.. were you well received or did they look at you like you were nuts...has much land in that area been sold by auction
    I ask because I am about to make a pitch to the real estate community here I am trying to put something together that makes sense but I am having a hard time finding out how often if ever it has been done here in the big City.

    I went to school to pick up the kids one afternoon and was surprised to see the two Realtors that work together getting their kids. I talked to them for 10 minutes or so and told them all I could in a short time. I told them I would have to get together with them one afternoon soon at a restaurant in town. Like I typed before, their eyes lite up when I tell them the 50/50 deal on referrals. They seem to like that idea, and the sell quick. I also have to push this and explain because there have not been a lot of auctions for farms or just land or even houses in town. I told them the fact that the prices may go up since they have been getting offers higher then the list price. With a auction the sky is the limit on an amount to sell it for. It is starting to get more and more attention. I think I will get on the phone and make an appointment with them for lunch. I'll let you know how it goes here and you please do the same. If you need a hand selling the idea, fly me down and I'll talk to them with you. Need to visit home in Mississauga anyways ;-)
