washington: A tid-bit on Short Sales... - 05/16/08 07:45 PM
This is a portion of a response to a Short Sale question sent into the Washington Association of Realtors Legal Hotline sent out in a weekly update I get called "Friday Facts". It offers another oft overlooked perspective on the importance regarding pricing/buying Short Sales at, or as close as possible to, market value. "When a short sale lender agrees to take back less money than it loaned, it does so, in part, based on an affidavit from the seller that the buyer's offer represents the highest price for which the property can be sold. If that is not a true

washington: A RANT... - 03/31/08 01:02 PM
Sorry about the "RANT!" But after reading this LA Times Article, I had to let out some steam... Unfortunately, the folks who made hand-over-fist-money during the boom will be the only ones laughing when it all finishes falling down. (ie, the ULTRA-RICH lending tycoons who are the only ones TRULY being protected financially by our government's "Mortgage Crisis Fixes"...this is probably because many of them ARE OUR GOVERNMENT leaders.) Even the responsible poor schmuck who simply wanted to own a slice the "American Dream" is going to have his dreams, and life savings, buried in the financial avalanche, because the home of

washington: Building a Website 101...What I've Learned... - 02/02/08 02:08 PM
One of my more recent posts was bragging about the site I have just finished building www.LiveGoodBeHappy.com . This was a journey YEARS in the making. I had been 'conceptualizing' about it for a very long time. My vision was that I wanted my site to be UNIQUE. I wanted it to be FRIENDLY. I wanted the site to exude Live good. Be happy....a FRESH approach to real estate. I wanted it to be, relatively, hand's-off when it was finished. I wanted it to be a RESOURCE for clients. I wanted it to be a GIFT to those people who came to visit.

washington: Live good. Be happy. Online.... - 01/28/08 04:54 PM
Hey everyone! It has been a while since I have contributed to Active Rain, and I have missed you guys! Did you miss me??? What have I been up to you ask? I dismantled my old Livegoodbehappy.com website about a month ago to do a re-build and have been working on it since. So, the big news is that I have been developing the most ROCKIN' AWESOME Real Estate website known to mankind for the last month!! Yep, I feel that good about it! And, yep, I did it myself, and NOPE, sorry, I do not have the time to build you one. :)

washington: Live good. Be happy. Be AUTHENTIC. Be DIFFERENT. Be YOU! - 01/06/08 01:29 PM
I was recently Meme'd. And while sharing some very-off-subject-from-Real-Estate-things about me with the folks on Active Rain was an exercise in, well, exorcism of my past follies, I recognized something VERY IMPORTANT ABOUT REAL ESTATE MARKETING (for that matter...ALL marketing) that I think is worth sharing. I am convinced that we are meant to bring ALL OF THE funny, weird, silly, tragic, educational, insightful, things that make up WHO WE ARE to our careers, our families, and our friendships. I truly believe that when we bring our WHOLE SELVES to whomever we come in contact with...the experiences of the past then get the opportunity to do what they

washington: Culling the Herd in 2008 - 01/04/08 11:40 AM
I just heard a spooky statistic from Dave Beason, NAR Real Estate Coach; Over 1/2 (Yes ONE HALF!) of all licensed agents have NEVER SOLD A HOME! Wow! And 1/2 of the 1/2 remaining licensed agents who have sold something, average only 4 transactions per year! (Yes, only FOUR!!) Meaning, only 1/4 of the licensed agents in the United States are practicing Real Estate as a CAREER. (Oh my goodness!) Needless to say, these statistics left me stunned, and brought to mind the importance of letting folks know how crucial it is to hire a Realtor with a track record, who has significant

washington: Debt is a thief... - 12/28/07 07:58 PM
Oh, don't the happy 20-somethings (buried in debt) look blissful? In my quest to become the capitalist sensai to my 23 year old nephew I have engaged him in more than one discussion about the power of debt to undermine his future. (Yeah, sure, you can make the payment, but what is it REALLY COSTING you?) Ultimately, I would like to see my nephew in a home some day (if purchased wisely, this is one of the only 'good debts' we can have.). So, I have taken it on myself to make sure he can get there some day. I shared this simple formula

washington: Wishes for a prosperous 2008! - 12/23/07 02:08 PM
By sharing this post, I hope to inspire you, my colleagues, to a BALANCED and PROSPEROUS 2008! My 'tradition' for this time of year is to take down my "Goals" chalkboard, look at was accomplished, evaluate what was not and then ERASE the whole thing and start over. The new year always starts with a fresh perspective and a FRESH set of goals. After a thorough cleaning, the chalkboard is split into sections: Personal/Spiritual/Business/Financial For each section a different color of chalk, and (to satisfy the artist in me) I infuse a little "artistic inspiration" in the lines delineating the sectors, culminating with filling in the spaces with my goals. Some, are clearly within

washington: Blog, Blah, Blah, Blah... - 12/17/07 11:51 AM
Controversial Blog Thoughts... A scant few years ago, blogging was the latest and greatest way to get noticed in an ever expanding web universe. A blog added to your web content was a super cool (and oft misunderstood) way to get your voice out there. It was a wonderful way to share insightful, educational and, yep, even funny things about our business and, heck, life too. And if you were good (I mean REALLY good) at blogging, people actually took a few moments to READ what you had to say. Oh, how things have changed! (Here comes my rant...) There is now so freakin' much NOISE being created through blogs that it

washington: FHA and The Three Little Pigs... - 10/15/07 10:55 PM
The economic lessons of the past few years are spoken of beautifully in a sweet little story from my youth that goes a little like this;If you build a house of straw or sticks...eventually you will be left out in the cold, without a home and the wolf will be chasing you down. BUT, if you build your house of bricks...slowly, surely and steadily, you will be safe and secure and you can eat wolf-stew for dinner and be merry. Who knew??? The Three Little Pigs is one of the greatest economic theory books of all time! As an agent who remembers

washington: The Good Ol' Days... - 09/06/07 12:30 PM
Remember when your Grandfather would say, "Back when I was young..." and go on to tell you a story that shed light on how much things had eroded since he was a kid? Well, here is my stab at it. I am not a Grandparent (far from it), and this "Back when I was young" story is from only about 10 years ago. I have not yet earned 'wisdom', but this is so glaring to me that I feel I must share. Here it goes; When I started selling real estate a little over a decade ago, if you were a 'low
