Staging is here to stay. For Real Estate Sale or Resale Professional Presentation has become a widespread practice. Staging is fairly new concept in some areas & may still creates a little confusion. It is the professional process of property presentation to put your home at the head of the market in your area. I have seen properties sell in 1 to 3 days after staging. The average time on the market is 2 weeks. De-personalize De-clutter Set the Stage makes the potential buyer feel comfortable in the living spaces. bc: Kelowna Home Staging - The Best Looking Homes Sell First! - 01/23/08 02:25 PM
This is no surprise. But what does it really mean? You think your house looks great. Your realtor may also give that impression. How does yours look compared to others? Is it one in the sea of many? Is it out front? Does it give you the edge? The market is changing. There are a lot of homes on the market - that means it is a highly competitive market. Property Presentation (Staging) is changing the way property is being sold. The future of Staging is that before too long it be established criteria for selling. Why? Because it works. bc: Kelowna Home Staging Living Spaces Interior Design ...MY PRO MEME - 01/14/08 07:34 PM
The 'Meme', for public understanding is 'Active Rain's' idea of 'tag', the purpose being, getting to know others in this 65,000+ network. This my 5th, thanks to Martin Abeshaus I decided to publish my career journey. Academic Studies - A 'visual' girl, I dreamed sugar plum fantasies of exquisite interiors. Academic studies in the sciences were fascinating - math is beautifully the only precise science - you can always count on it! However I couldn't see that I would want to work in academia. Design Studies - For a brief fortunate period, Interior Design at Okanagan College was facilitated by a brilliant graduate of design and engineering, who crammed her (22 comments)
bc: Sellers in a Hot Market - Putting Your Property Out Front - 12/03/07 04:40 PM
There is the tendency in a hot market to believe that the market is 'bullish' enough to get the sale through. That is the old thinking. Sure it likely will, but at what cost? The cost will be the 'expected' lowering of the price. Why expect this negative phenomenon? Instead get proactive and expect faster profitable sale. It can be difficult for sellers to wrap their minds around the concept of spending a comparatively small amount on staging to set their property out front at the head of the pack to ensure quicker profitable sale. Instead of waiting out sale offers and sliding price....... stage right (2 comments)
bc: Staging The Market - Home Staging Kelowna - 11/15/07 01:18 PM
Realtors, Stagers and Home Sellers Who is home staging for? First who it isn't directly for is the seller and I will explain. It isn't directly for the stager's or realtor's benefits either. The direct benefit of staging should be focused on the buyer - your market. Who will be buying this home? Staging is not all created equal. Unfortunately a lot of what we're seeing in staging is the typical contemporary interior, lacking focus on the most important goal of staging. The purpose of staging a home for sale is to create appeal that allows the potential buyers to 'see' themselves in any given property. If (0 comments)
bc: Unstaged Property not selling after 6 weeks??? Staging Sells Faster and For More. Period. - 11/15/07 12:45 PM
These are the very basic real estate staging facts anywhere. Staging sells faster and for more. Period. Those sellers whose properties are staged benefit immensely. Sellers often choose to avoid improving sale-ability in what they see as a 'bullish' market. I am hearing from Sellers and Realtors alike here in with listings not moving on the market over 6 weeks. These are typically vacant unstaged listings that are being called about - or properties off the market awhile and re-listing. The sellers often sound anxious and a little agitated in the phone. They are reluctant before they even find out what they stand to gain. The realtors sound hesitant (6 comments)
bc: Raku Art ......you asked, Carole Provenzale! - 11/02/07 03:26 PM
Some time ago Carole Provenzale requested information on Raku Art. Since Raku is not only a lengthy and labor-intensive art form, I put off relating the complex process which requires lengthy description. I will however keep it very short. Pronounced rakoo - rhyming with, but not the spaghetti sauce! ..modern Raku is derived from the ancient Japanese form of glaze firing tea bowls and is closely related to the tea ceremony. Typified by 'crazing' which is cracking of the glaze, a desireable effect, Raku is art only and not meant for serving food. Any clay forms may be fired in this method. The process itself is very Zen (22 comments)
Customers went out of their way across Kelowna to Volta Cafe' in the Cultural District for this fresh steaming pot of wholesome essence; some just for the sheer love of the cupping comfort. Neighborhood actors and vocalists valued the effects on the throat when getting strained from practice approaching performance times. A great stomach soother, settling nerves and digestion. Asian students after classes, ordered pot after pot of the of the magic elixir. Soothing and healing for colds and flu, there is just something of a magical quality in this brew. The most surprising thing about this tea is that I just made it up one day responding to customer requests (4 comments)
bc: Qigong (2) -some simple stress busters - 10/21/07 05:58 PM
Continued from http://activerain.com/blogsview/237146/Qigong-1-Moves-Energy You can very simply practice Qigong anytime - even a few minutes helps, but up to an hour is great. These are a few beginning steps: Stand with bare (or stocking) feet planted shoulder width apart and perform simultaneously the following for a few minutes. This alone can significantly move energy in the course of your work day. Closing your eyes and breathing calm connected breaths adds to the benefit of relaxing. Focus your mind inside - feel your body. For 5 minutes: Start bouncing gently from the knees. Shake your arms independently Bob your head gently In addition to the above waggle (22 comments)
bc: Qigong (1) Moves Energy - stress buster - 10/19/07 03:56 PM
I don't know the translation, but Qi is chi - energy. Cheegung is how it's pronounced, loosely anyway. While beneficially 'auspicious' to all ages, it is no accident whatever, that older people especially get into Qiging and Tai Chi. Qigong is a sort of primer or precursor to, and less structured than, Tai Chi. In another post I related how I'd wanted to take Qigong because I'd heard it was good for women my 'age'. Being too tired and busy to go anywhere after a days work, I had somehow inadvertently 'intentioned' it right to my front door - classes across the street! http://activerain.com/blogsview/140730/Some-Things-Just-Come The (7 comments)
Vacant homes can take the longest to sell. Consequently the original asking price can also depreciate considerably. They are often taken off the market. The longer on the market, the less appealing property becomes and don't kid yourself, people remember! Potential buyers are not likely to come back once they have already viewed a property that they cannot see themselves in. Less than 10% of people can visualize spatially. They cannot see the end from the beginning. They will breeze through an vacant house so fast, because there is nothing stopping them! They need a reason to stop and say, "Oh, I like this reading corner", (8 comments)
Sellers can be in too much of a hurry to list and show their properties. It is understandable to be concerned to get the sale underway, but what needs acceleration is completion of renovations first. The very thing you want - quick profitable sale will very possibly be undermined by showing prematurely. Your realtor may not tell you this, being in a hurry to get the sale going also. 63% of buyers are willing to pay more for move-in ready status. Most people do not want to be bothered with renovations and repairs.Less than 10% of all people are able to visualize (6 comments)
bc: Okanagan Wines - the Beginning - 10/03/07 12:41 PM
The wine industry in Kelowna began in th 1930's I believe, with really bad really cheap 'Calona Wine'. I am often surprised at how many from far and wide remember it! Commonly known as 'gut rot' it was particularly popular through the '50's and '60's sold by the gallon jug!! We have come a long way since then with world class wineries and award winning wines of international acclaim. It is said that vines were initially introduced to the Okanagan by the pioneer Pandosy Missionary Oblate priests. Italian farming families who immigrated here in the pioneer days lay claim to being the 'first'. There is some (4 comments)
bc: Dance Cafe' - Ballroom and Latin Dance Shoes - 10/01/07 11:24 PM
Do Your Dance Shoes Fit Properly? Can you forget they're on your feet while you dance? Properly fitting quality dance shoes for ballroom, latin, swing and country dancing have specific fitting criteria. It is important to understand that dance shoes need to fit differently than your street shoes. Dance shoes are more than a mere suede sole and not all suede soles are created equal either. There are suede soles that will wear out very quickly. Quality 'chrome' suede soled shoes will last years. Shoes are standard. Feet are not. Certain styles of shoes will fit foot styles differently. Difficult fits can be reasonably addressed, but not (7 comments)
