okanagan: Real Estate Home Staging in Vernon * Proven Profitability * Living Spaces Design - 03/10/08 01:03 AM
Staging is here to stay. For Real Estate Sale or Resale Professional Presentation has become a widespread practice. Staging is fairly new concept in some areas & may still creates a little confusion. It is the professional process of property presentation to put your home at the head of the market in your area. I have seen properties sell in 1 to 3 days after staging. The average time on the market is 2 weeks. De-personalize De-clutter Set the Stage makes the potential buyer feel comfortable in the living spaces. Growing recognition acknowledges that Home Real Estate Staging puts your sale at the front of the pack in any market. Whether it is a hot market or slow, staging

okanagan: Spring Staging * LIVING SPACES * Kelowna Home Selling - 02/23/08 05:36 PM
January and February is when home sellers begin thinking of listing their homes for spring sale. It's a time for also readying the property for the market. March is now quickly nearing! Perhaps the property has been on the market for some time. The local Okanagan and Kelowna market has become very competitive in the strength of recent years. It has also meant that extra efforts need be established to get to the head of the pack. Meadow Suite II Art Print Novak, Shirley Buy Affordable Art Prints The right time to stage is before listing. okanagan: Staging vs Interior Design - Addressing The Ongoing Debate - 12/10/07 01:28 AM
Let's get clear about this. There is debate in staging circles among stagers and designers, so what is the consumer to think? The consumer is left to decide what to choose from available criteria. Here is some clarification. Regulated staging certification doesn't exist. Program creators make up their own 'certifications' and standards. Staging programs consist of 2 - 10 days training, available to anyone - novices and designers alike. Designers study 2 - 5 years in trade schools, colleges and university programs. Decorators are often self-taught, with career based experience in a wide variety of interior fields. So what does the home seller look for? Presentation for selling is the

okanagan: Sellers in a Hot Market - Putting Your Property Out Front - 12/03/07 04:40 PM
There is the tendency in a hot market to believe that the market is 'bullish' enough to get the sale through. That is the old thinking. Sure it likely will, but at what cost? The cost will be the 'expected' lowering of the price. Why expect this negative phenomenon? Instead get proactive and expect faster profitable sale. It can be difficult for sellers to wrap their minds around the concept of spending a comparatively small amount on staging to set their property out front at the head of the pack to ensure quicker profitable sale. Instead of waiting out sale offers and sliding price....... stage right

okanagan: Staging The Market - Home Staging Kelowna - 11/15/07 01:18 PM
Realtors, Stagers and Home Sellers Who is home staging for? First who it isn't directly for is the seller and I will explain. It isn't directly for the stager's or realtor's benefits either. The direct benefit of staging should be focused on the buyer - your market. Who will be buying this home? Staging is not all created equal. Unfortunately a lot of what we're seeing in staging is the typical contemporary interior, lacking focus on the most important goal of staging. The purpose of staging a home for sale is to create appeal that allows the potential buyers to 'see' themselves in any given property. If

okanagan: Stage Vacants - Kelowna Home Staging - 10/10/07 06:56 PM
Vacant homes can take the longest to sell. Consequently the original asking price can also depreciate considerably. They are often taken off the market. The longer on the market, the less appealing property becomes and don't kid yourself, people remember! Potential buyers are not likely to come back once they have already viewed a property that they cannot see themselves in. Less than 10% of people can visualize spatially. They cannot see the end from the beginning. They will breeze through an vacant house so fast, because there is nothing stopping them! They need a reason to stop and say, "Oh, I like this reading corner",

okanagan: Sellers - Finish Renovations Before Showing - Kelowna Home Staging - 10/10/07 06:51 PM
Sellers can be in too much of a hurry to list and show their properties. It is understandable to be concerned to get the sale underway, but what needs acceleration is completion of renovations first. The very thing you want - quick profitable sale will very possibly be undermined by showing prematurely. Your realtor may not tell you this, being in a hurry to get the sale going also. 63% of buyers are willing to pay more for move-in ready status. Most people do not want to be bothered with renovations and repairs.Less than 10% of all people are able to visualize

okanagan: Okanagan Wines - the Beginning - 10/03/07 12:41 PM
The wine industry in Kelowna began in th 1930's I believe, with really bad really cheap 'Calona Wine'. I am often surprised at how many from far and wide remember it! Commonly known as 'gut rot' it was particularly popular through the '50's and '60's sold by the gallon jug!! We have come a long way since then with world class wineries and award winning wines of international acclaim. It is said that vines were initially introduced to the Okanagan by the pioneer Pandosy Missionary Oblate priests. Italian farming families who immigrated here in the pioneer days lay claim to being the 'first'. There is some

okanagan: Dance Cafe' - Ballroom and Latin Dance Shoes - 10/01/07 11:24 PM
Do Your Dance Shoes Fit Properly? Can you forget they're on your feet while you dance? Properly fitting quality dance shoes for ballroom, latin, swing and country dancing have specific fitting criteria. It is important to understand that dance shoes need to fit differently than your street shoes. Dance shoes are more than a mere suede sole and not all suede soles are created equal either. There are suede soles that will wear out very quickly. Quality 'chrome' suede soled shoes will last years. Shoes are standard. Feet are not. Certain styles of shoes will fit foot styles differently. Difficult fits can be reasonably addressed, but not

okanagan: Local Okanagan Grapes - 10/01/07 05:12 PM
The Okanagan Valley Harvest has always been an experience of rich abundance to me. Picking of local grapes has begun, with the table varieties available. These are so delicious! They've ruined for me any taste I had for store bought varieties, which to me just plain are 'dead' and tasteless! So I savour every bit of the harvest possible. Grapes are primarilary grown for fabulous Okanagan world class wines here, which is another story. We also boast world famous Canadian ice wines! The wine grapes are distinct in flavour, giving the varietal wines thier unique bouquets and palate. These are not good eating grapes though. Table grapes are a minor, but so delicious

okanagan: Why Do I Need A Stager In Kelowna? - 09/30/07 04:23 PM
It is a hot, hot real estate market in Kelowna. Sales activity is brisk and has been for some time. There appears to be no end to the development, construction and investment in the valley. Some mistakenly think that because sales are high the market is 'bullish' enough to avoid staging. Countering the high rate of sales, is the fact that there are also many properties on the market. Everyone wants to be in on the action while it is lucrative. Construction is high. Renovation also enters the competing foray. Staging gives the edge in fact in any market. In a market like the

okanagan: Kelowna Home Staging * Increase Your Curb Appeal - 09/27/07 07:38 PM
Whether you wish to enhance the approach to your home for general appeal or staging to sell, this is the most effective way to create welcoming sensation to visitors, buyers, and for your own enjoyment! If a prospective buyer won't get out of your realtor's car when they drive up, it won't matter what efforts you took to improve your home interior. That's an exaggerated first impression, but not far off the mark because regardless of the actions or conversation that follow, an image is instantly formed. Often we don't 'see' what we're accustomed to on a daily basis. It can help to get an 'objective eye'

okanagan: Okanagan Apple Harvest * Kelowna BC * Living Spaces Interior Design - 09/26/07 09:06 PM
A sunny autumn afternoon had me deciding to take the short walk over to nearby Okanagan Fruit Growers outlet for fresh fall apples. I live in the midst of the famous Okanagan Valley's local fruit packing, processing and juice facilities central to Kelowna. Believe it or not I've never done that! Instead I have shopped as usual at the grocery stores. Time permitting, getting out to the local farm stands is a pleasant weekend jaunt into the country. Memories as a girl, of harvest, back to school, colorful walks through fallen leaves in the cooling early days of autumn have always been favorites to remember. I loved the MacIntosh, Spartans, Red & Golden

okanagan: Cycling - 'Fraiche Aire' - Black & White - 07/20/07 07:03 PM
Thanks Lola for your 'Black & White' update - http://activerain.com/blogsview/151924/RendezVous-in-Black-White It caused me to clarify for myself that we've gotten to a consciousness of environmental issues that can no longer be considered 'gray' at all, but in fact are clearly black & white. In response, I don't know the scientific terminology & understanding of the various particulates in the air as per tonnage of carbon, etc. The broad term pollution is what I know. I have begun to understand the grave concern for quality of life & affected earth cycles. My personal concern has caused me to take personal measures. I am fortunate for many reasons to live in the downtown

okanagan: Green Garden Peas for Breakfast - Simple Pleasures to be Grateful For - 07/13/07 01:36 PM
Working from my home office can feel isolating at times. I have developed a routine but change it up a bit. I get out first thing every Morning - ride my bike or walk, go for coffee & newspaper at a cafe'. I stopped this am at my city garden & breakfasted on delicious fresh new garden peas. I caught the moment. This morning I thought taking it in, "What a delight this is, standing in the shade of Sunflower faces towering over me, the breeze ruffling the big heart shaped leaves softly sounding like a taffeta skirt, pinks & reds of Snapdragons, purple Asters, Blue salvia among a multitude of green growing things." As I

"This is great David! Do you mind if I quote you in my marketing? Thanks so much for posting this. Cheers - Happy 4th!" "Deborah, I would be honored for you to use my comments." Used with permission these are the July 1/07 statements on the Remax Realtor David Slavin's blog. "A staged house made me wake up!" "I showed a vacant house this morning. I was expecting to walk into an empty house and to my and the buyers surprise, this was a staged house. WOW! What a difference! My buyers loved the house so much that they signed an offer in the house at the kitchen

okanagan: This Canadian's View of American Celebration - a tribute to WA & ORE - 06/30/07 05:22 PM
I love the ocean - it is always my vacation destination of choice. Some of my favorite areas are the Oregon & Washington state coastal areas. We have beautiful coastline here in British Columbia, but more rugged, not as accessible. In fact I can be with the starfish at the WA coast way faster than our own. Oregon's 'Other' Haystack >>>>>>>>>>> Our Canada Day & your 4th of July being close in date have always since I was a girl caused me to compare the two - you guys really celebrate! We have fabulous festivals too, but there's just something about the way you do it that stands
