Spring is approaching! A wonderful way over the last bit of winter doldrums before spring gardening time actually arrives, is the cleaning out and refreshing of home interiors. Thoughts begin to turn toward cheery colors, accents, painting and redecorating.

staging: Spring Staging * LIVING SPACES * Kelowna Home Selling - 02/23/08 05:36 PM
January and February is when home sellers begin thinking of listing their homes for spring sale. It's a time for also readying the property for the market.
March is now quickly nearing!
Perhaps the property has been on the market for some time. The local Okanagan and Kelowna market has become very competitive in the strength of recent years. It has also meant that extra efforts need be established to get to the head of the pack.

staging: Kelowna Home Staging * Art In Modern Interiors * LIVING SPACES - 02/16/08 10:59 PM
Art is subjective. It is can be difficult to choose it objectively. Art tends to have a strong emotional impact. It appeals to the creative right brain.  That's a great thing when selecting it for personal use and enjoyment.
The left brain relates to art by trying to quantify and qualify, it seeks to make a logical decision about it. We need to balance left and right brain processes when selecting art for staging. It isn't the usual way we buy art, so can feel somewhat alien making a 'logical' decision where an emotive one is the usual criteria. (Sorry! but it's why A-types tend to need creatives to help them - … (14 comments)

staging: Home Selling Checklist LIVING SPACES Interior Design - 01/05/08 03:24 PM
A PERSONALIZED CHECKLIST really gets you ORGANIZED and on with the task of preparing to stage and sell.  List room by room what you plan to do with everything. Closets, cabinets and storage in the entire house need to be at least half emptied, cleared and cleaned. It will then need to be decided what to do with everything. And NO, it cannot be shoved into the garage.
The challenge is to help potential buyers imagine themselves living in the house you are selling. making a mind shift will help you release the house for sale. When it comes time to actually move (and you are moving right? ‘cause the … (0 comments)

staging: Staging vs Interior Design - Addressing The Ongoing Debate - 12/10/07 01:28 AM
Let's get clear about this. There is debate in staging circles among stagers and designers, so what is the consumer to think?
The consumer is left to decide what to choose from available criteria. Here is some clarification.
Regulated staging certification doesn't exist. Program creators make up their own 'certifications' and standards. Staging programs consist of 2 - 10 days training, available to anyone - novices and designers alike.
Designers study 2 - 5 years in trade schools, colleges and university programs.
Decorators are often self-taught, with career based experience in a wide variety of interior fields.
So what does the home seller look for?
Presentation for selling is the … (2 comments)

staging: Sellers in a Hot Market - Putting Your Property Out Front - 12/03/07 04:40 PM
There is the tendency in a hot market to believe that the market is 'bullish' enough to get the sale through. That is the old thinking. Sure it likely will, but at what cost?
The cost will be the 'expected' lowering of the price. Why expect this negative phenomenon? Instead get proactive and expect faster profitable sale.
It can be difficult for sellers to wrap their minds around the concept of spending a comparatively small amount on staging to set their property out front at the head of the pack to ensure quicker profitable sale. Instead of waiting out sale offers and sliding price.......

staging: Art in The Bathroom * Home Staging * Interior Design * Living Spaces - 11/28/07 12:08 PM
Of course art is delightful in the bathroom, giving a much needed 'lift' to the utilitarian fixtures. Art is a concern in the bathroom, to the avoidance of using it there. Framers routinely advise againt it. Sorry to 'dampen' the enthusiasm somewhat, but there are some unpleasantries to be cautious of. Depending on the issues of steam and dampness, especially if there isn't an exhaust fan, it may be necessary to take some cautionary measures. If the exhaust carries away the steam effectively, there may be little to worry about.

staging: Art in Home Staging & Interior Design - Living Spaces - 11/27/07 03:02 PM
An artist, stager and designer, I have developed views from each discipline of the use of art in Interior Design and Home Staging that tend perhaps to differ somewhat from the mainstream. Thank goodness for a more general understanding collectively of the use of eclectic mix in interiors and away from the 'matchy' thing previously prevalent. Some 'professionals' can tend to be stuck in the 'matchy' mud, as well. The consumer is becoming more savvy and boldly pulling together various elements to work together.

staging: Staging The Market - Home Staging Kelowna - 11/15/07 01:18 PM
Realtors, Stagers and Home Sellers
Who is home staging for? First who it isn't directly for is the seller and I will explain. It isn't directly for the stager's or realtor's benefits either.
The direct benefit of staging should be focused on the buyer - your market. Who will be buying this home?
Staging is not all created equal. Unfortunately a lot of what we're seeing in staging is the typical contemporary interior, lacking focus on the most important goal of staging. The purpose of staging a home for sale is to create appeal that allows the potential buyers to 'see' themselves in any given property.

staging: Unstaged Property not selling after 6 weeks??? Staging Sells Faster and For More. Period. - 11/15/07 12:45 PM
These are the very basic real estate staging facts anywhere. Staging sells faster and for more. Period. Those sellers whose properties are staged benefit immensely.
Sellers often choose to avoid improving sale-ability in what they see as a 'bullish' market.
I am hearing from Sellers and Realtors alike here in with listings not moving on the market over 6 weeks. These are typically vacant unstaged listings that are being called about - or properties off the market awhile and re-listing.
The sellers often sound anxious and a little agitated in the phone. They are reluctant before they even find out what they stand to gain. The realtors sound hesitant … (6 comments)

staging: Bar Stool Heights Ergonomics & Selection * Living Spaces Staging Interior Design - 10/18/07 11:21 PM

Clearing up some confusion about bar stool selection, they are in fact easier to select than regular dining chairs. One reason being that bar stool seats are not as deep, removing that concern. The second reason is simply that you are accounting for height that is relative to the counter or bar height and not leg length.
So the biggest question that consumers most ask, then is - what are the appropriate heights?
Kitchen counters are typically 36" high. Counter stools are 24" high to seat top.
Bar height is usually 42" high. Bar stools are 30" high to the seat top.
Heights can vary somewhat. Always measure before … (4 comments)

staging: Home Selling Tips Checklist - 10/18/07 11:15 PM
Selling a home is a huge undertaking. It is a task that you will want to get right to minimize time on the market and hence maximizing profitability.
Statistics prove the profitability of de-cluttering, reducing excess contents and staging the home interior and exterior.
Consider these 3 points especially critical - you only have one chance to make a first impression
The first logical step is curb appeal - enhancing the approach to the property. The entry area is the next logical step - it is what potential buyers view in the sequence of entryThe foyer and the first room in view on enteringSteps To Creating a … (2 comments)

staging: Landscape Lighting Ideas - Staging Outdoor Living Spaces - 10/18/07 11:08 PM

Some attention now to lighting your property exterior. Regardless of the fact that home showings sometimes must occur after dark, it simply makes good sense to take effective outdoor lighting more seriously than is common to do. Property value is increased also.
The extra effort it takes to enhance and properly light the approach to your property is worth the attention it will get as well as provide safety to walkways and increased outdoor livability.
If you don't have electrical wiring or capacity, not to worry! As long there is plenty of direct day light, there are many types of solar lighting available to enhance walkways, landscaping … (0 comments)

staging: Stage Vacants - Kelowna Home Staging - 10/10/07 06:56 PM

Vacant homes can take the longest to sell. Consequently the original asking price can also depreciate considerably.  They are often taken off the market. The longer on the market, the less appealing property becomes and don't kid yourself, people remember! Potential buyers are not likely to come back once they have already viewed a property that they cannot see themselves in.
Less than 10% of people can visualize spatially. They cannot see the end from the beginning. They will breeze through an vacant house so fast, because there is nothing stopping them! They need a reason to stop and say, "Oh, I like this reading corner", … (8 comments)

staging: Sellers - Finish Renovations Before Showing - Kelowna Home Staging - 10/10/07 06:51 PM

Sellers can be in too much of a hurry to list and show their properties. It is understandable to be concerned to get the sale underway, but what needs acceleration is completion of renovations first. The very thing you want - quick profitable sale will very possibly be undermined by showing prematurely. Your realtor may not tell you this, being in a hurry to get the sale going also.

staging: Home Lighting - Most Important Design Element - 09/28/07 04:23 PM
I cannot say enough that adequate, effective lighting is essential to interior design, decorating and especially staging for real estate sale.
Lighting is to the home interior, exterior, architectural details and landscaping, what exquisite jewelry is to that little black dress.
Lighting Design does not necessarily have to be expensive. It does however need to be effective. It is very common for home owners to overdo and overspend, compensating simply because the lighting has not been correctly addressed.
Lighting should make tasks easier yes, but it has the potential to magnify the decor of a home beautifully, accenting and highlighting architectural and decor details. With the concern … (4 comments)

staging: Kelowna Home Staging * Increase Your Curb Appeal - 09/27/07 07:38 PM
Whether you wish to enhance the approach to your home for general appeal or staging to sell, this is the most effective way to create welcoming sensation to visitors, buyers, and for your own enjoyment!
If a prospective buyer won't get out of your realtor's car when they drive up, it won't matter what efforts you took to improve your home interior. That's an exaggerated first impression, but not far off the mark because regardless of the actions or conversation that follow, an image is instantly formed.
Often we don't 'see' what we're accustomed to on a daily basis. It can help to get an 'objective eye' … (2 comments)

Thanks Lola for your 'Black & White' update - http://activerain.com/blogsview/151924/RendezVous-in-Black-White It caused me to clarify for myself that we've gotten to a consciousness of environmental issues that can no longer be considered 'gray' at all, but in fact are clearly black & white.
In response, I don't know the scientific terminology & understanding of the various particulates in the air as per tonnage of carbon, etc. The broad term pollution is what I know. I have begun to understand the grave concern for quality of life & affected earth cycles.
My personal concern has caused me to take personal measures. I am fortunate for many reasons to live in the downtown … (6 comments)
