Remember A Few Years Ago When There Were FOR SALE Signs Everywhere And Not Enough Buyers?
In The Seven (7) Years Since 2005 The Excess Inventory Has Been Flushed Out Of The Market
If Your Home Is Priced AT The Market And It Shows Like A Model Home You'll Sell Fast And For Top Dollar
The real estate bubble burst in 2005. It took two (2) years for potential sellers to internalize the fact that home values were tumbling, as homes were a dime a doze in Woodbridge.
We're two (2) years into a sellers market, and most home owners are so conditioned to a crashing market, they don't see how the market has shifted.
Hold your horses... this is not a market in which you can over-price your dumpy house, and expect multiple offers. Your competiton in the market is priced AT the market, and their home is as neat and tidy as a model home.
Moreover, prices are still 30% below the peak values we saw in 2005. Experts say it will take 6-7 years for the market values to rise to 2005 prices.
Right now, we're at 2003 prices.
If you are thinking about selling your home, send me an email and I'll send you a FREE market report that will show you home values in your area. Erick@ErickAndCompany.com

You can hire us to help you buy a home throughout all of Prince William County Virginia. Manassas Park, Haymarket, Montclair, Dumfries, Quantico, Fort Belvior, Occoquan, and Dale City.
1. We want to test the market for 90 days. And on the 91st day? Price reduction--and 90 days worth of potential buyers who have already eliminated your property.
2. It costs too much money. I have never seen a home where the staging costs would have exceeded the first price reduction. And that doesn't even factor in the monthly carrying cost of the home.
3. We can't stage the house, we're living in it. One common misconception is that staging is only for vacant homes. Every home/condo can be staged, and you can actually live in it after staging.
4. We didn't have to stage any of the other properties we sold over the years. Yes, once upon a time you could generate three offers by 5 p.m. on the same day your Realtor put the For Sale sign in your yard. Not now. Buyers are picky and they have a lot of homes to choose from.
5. Everyone loves our house so buyers will love it, too. What you, your friends and relatives love about your house may not be what today's buyer wants. Sellers are often baffled by the feedback they get after showings--amazed that buyers have found things they don't like about the property.
6. We can clean the carpets and declutter without someone telling us how. Yes, you can (and should) do this, but it is a tiny piece of staging. Do you know what separates "clutter" from "asset"? And what about all the other things that staging encompasses, like traffic flows, highlighting architectural features, updating, and appealing to your target market?
7. We have no desire to remove/change our _______________ (wallpaper/mirrored tile/gold faucets/paneling/dated light fixtures . . .). And neither do buyers. Better to keep your home or be ready to sell at a deep discount.
8. The view alone will sell this place. Then why many months later are these great view homes/condos still on the market? Could it be that buyers want something to go with the view--like a comfortable, move-in ready home?
9. We would rather let the buyers makes their own paint/flooring choices. And that equals a price reduction. If buyers do make an offer on your home they will double or triple the cost of these items and reflect that in their discounted offer price--which includes a deduction for the inconvenience.
10. Our home is professionally decorated. A professionally decorated home is tailored to the owner's particular needs. Does it work for the new buyer's needs? You could see #1 above . . . .
These are all great reasons--
for price reductions
for extended time on the market
for buyers not coming to look at your home
for buyers not coming back for a second look
There are dozens of reasons not to stage, but only one good reason to stage--getting your home sold faster for the highest possible price. Staging is preparing your home for sale and creating a home that buyers want to buy. If you want to be in the best competitive position in this market today, consult with a professional home stager before listing your property for sale.

Potomac River Crossing Study (HJR 131) Advances to House Rules Committee Register Support Now!
The House Rules Studies Subcommittee has endorsed and sent to the full House Rules Committee HJR 131 to require VDOT to conduct a feasibility study of extending Route 28 to Maryland.
In testifying in support of this legislation sponsored by Delegate Randy Minchew, the Alliance noted that its 2011 survey of area transportation professionals found that a new Potomac River crossing ranked as the single most effective multi-modal investment the region could make to improve mobility and reduce congestion.*
The House Rules Committee next meets at 4:00 p.m. Tuesday, February 7th.
This is an extremely encouraging development in that this subcommittee seldom approves study resolutions. However, opposition from the usual obstructionist groups is expected to continue to be intense.

If you want a large custom home, Mike Garcia Homes is the builder for you.
Mike built our home, and I am still amazed by the high-quality construction methods he used to build our home.
For example, other builders build their exterior walls using 2X4's, whereas Mike uses 2X6's, giving 33% more space for insulation that saves energy, and makes the house more quiet.
Come take a photo tour of Cannon Bluff Estates.
Two custom homes perches atop hills. The home on the left has roughly 6,00 square feet of living space, and the home on the right has 4,000 square feet of living space.
Mike Garcia homes are over-built to be extra sturdy, extra quiet, and energy efficient. The exterior wakks are made with 2X6's, the floor joists are supported my numerous steel I-beams.
Lovely landscaping around the left house, and a stout looking stone front on the home on the right.

The Numbers Show Signs Of A Strong Recovery In Housing Sales
Post Below Is Not My Opinion, It Is The Observations Of Market Experts
A Housing Rebound Starting? Just The Facts
Topic Summary: No matter what the industry, there are economists who cover it that can never agree on the meaning behind the "numbers". Recently there have been some promising data suggesting a rebound in the housing market and the various areas that impact the housing market such as unemployment.
Foundation Facts for a Rebound in Housing
Foreclosures: RealtyTrac? (www.realtytrac.com), the leading online marketplace for foreclosure properties, released its Year-End 2011 U.S. Foreclosure Market Report?, which shows a total of 2,698,967 foreclosure filings 2011, a decrease of 34 percent in total properties from 2010. Foreclosure activity in 2011 was 33 percent below the 2009 total and 19 percent below the 2008 total.
Nationwide, starts of new single family homes were up 4.4% in December. According to the U.S. Commerce Dept. this is the third monthly increase in a row.
Homebuilders are slightly more hopeful because more people are saying they might be open to buying in 2012.
The latest monthly data show total existing-home sales rose 5.0 percent. (3rd month in a row of increases) Lawrence Yun, chief economist for the National Association of Realtors, said these are early signs of what may be a sustained recovery. "The pattern of home sales in recent months demonstrates a market in recovery," he said. "Record low mortgage interest rates, job growth and bargain home prices are giving more consumers the confidence they need to enter the market."
The total housing inventory fell 9.2% to 2.38 million existing homes for sale. At the current sales pace that represents a 6.2-month housing supply - the lowest level of inventory logged in nearly seven years and lower than the seven-to-eight month inventory levels indicate steady home prices.
Home Value depreciation seems to be near the bottom. In many areas home prices are moving up, reflecting improved consumer sentiment that home ownership is still a cherished asset. See the recent SURVEY on American's View of Homeownership from the National Association of HomeBuilders
On the financing front, home mortgage rates are at their lowest levels in decades.
When it comes to public policy and the government aiding the housing market, look for some new programs to be promoted helping underwater homeowners and those with marginal credit histories.
