I’ve been researching zoning ordinances for the different counties. I have a farmette that is hopefully going to closing soon, a client that wants chickens, a friend that wants to add on a garage, and a relative that is planning to move and bring their 5th wheel. All of these issues have zoning rules and regulations that need to be taken into consideration.

First in Caroline…  
Closed sales were up in October – for a total of 30! Although Pending sales went down. So in actuality, more home that were pending actually went to closing compared to other recent months.
       
 

This means banks were accepting offers and less glitches in getting to closing! That’s fabulous news! With the tightening of lender pre-qual applications and the necessity of sellers (homeowners and banks) to sell, there are a few less vacant homes!

Today Matthew and I attended out local trade show with classes and vendors that will help us help you. More to come on that at a later date!
Today I thought we would look some of the greatest deals out of the 22 homes that sold in Caroline County based on Sales price and Sold price during the month of August. This chart does NOT show you how much the buyer asked for in closing costs. That would have changed all my percentages.

caroline county: Water Issues Plague Home Owners in Lake Land’or and Campbell Creek - 02/02/10 06:50 PM
Affecting Home Sales As I drove down Rt. 1 today, I saw this sign on the side of the road in front of Campbell Creek Subdivision.  The person who painted this sandwich board is evidentially upset about the new water rates. This issue affects an estimated 1800 households.  The Caroline Progress report on this issue was added to the county website in September of last year.
I admit that a $150 a month ($1,800 a year) water bill is completely ridiculous.  I’m not sure what the point of the sign is, however.  The message seems to be a notice to passersby … (0 comments)

I had a family that contacted me about possibly purchasing a home here in Virginia. We’ve been talking about different communities, traffic, and homeschooling rules!
One issue is that they live in Florida, and they have a concern about the electric bill. Will it change? How much?
Obviously, more energy efficient systems are less.
Also, keeping the house at 68 in winter and 76 in summer helps a lot! You can also get energy audits for homes.

This month, I thought I would focus on currently listed homes with acreage under $150,000.
There are 13 homes that meet this criteria. Acreage ranges from 1 to 3.338. Days on market range from 1 day to 319 days.

I have been informed this week of serious concerns related to "For Sale" sign placement in Virginia.
In an effort to help Miss Utility with protecting underground pipes, we are complying with the outreach program's call to action as related to placing "for sale" signs.
The State Corporation Commission has ask us to mark the spot on the lawn where we plan on placing your for sale sign. There's so much to consider when choosing a community. And even though Caroline and Spotsylvania Counties have their own general personalities, each subdivision has it's own feel.
Caroline still tends to be more isolated and rural. The prices are lower for the square footage. But there are more HOAs with fees to go with it. Even the two gated lake communities of Lake Caroline and Lake Land'or have different feels.
Spotsylvania is closer to shopping and community activities but the individual communities do not offer as much within themselves.

I just added the tax rates for the local communities (real estate and personal property) to my personal blog. Instead of having stagnant information that could become incorrect, I thought it would be better to give links to the websites with the current tax rates. I guess it's time to start thinking about the new school year. Although, I must admit, I've been putting it off as long as I can.

caroline county: Thoughts Close to Home - 07/09/08 11:24 PM
Good evening all!
 
It's been hard to think of anything to write this week.
 
I realized that I spent a lot of time loading those visual tours all around the county (1 more to go!), and very few people in Caroline can actually watch them because of dial up! Fret not! There are plenty of people who are looking for the slower, relaxed pace of Caroline. They will enjoy the photos and possibly decide to move to our little home centered close, but not too close, to the mountains, beaches, our Nation's and State's Capitals, and so much history!

I have a new Community Tour today...
Today's tour is of beautiful Lake Caroline! Lake Caroline is off of Route 1. Less than 30 minutes from Fredericksburg or Richmond and just a few minutes from the interstate, many retirees have decided to make Lake Caroline home. Recently, more families have begun to call it home too! Come visit with me! The whole family got in on taking these photos. I hope you enjoy them...

I found a web page at the Caroline County Webiste that had this statement:
"Real Estate Tax Exemption for the Elderly and Handicapped Homeowner."

Ms. Irene Gray from the Commissioner of the Revenue's Office had this to say:
The $85,000 is total assets, like saving bonds, cds, savings accts, additional land, cars, etc. The total income coming into the home cannot go over $35,000. This does not include the home and up to ten acres that the house is on. Very seldom does the assets for our land owners go over the $85,000. I cannot disclose the number of families … (0 comments)

Continuing my theme of community, I made a visual tour of Lake Land'or.
Lake Landor is only 5 minutes from I-95. It has 2 sections - Landor and Heritage. Both sides are available for your use when you live in or visit the community. Lake Landor is a gated community that offers 2 pools, 2 beaches, archery, basketball, tennis, boating, playgrounds, and more!
This tour is pretty long, but my 6 year old and I enjoyed taking the photos.

caroline county: Foreclosed homes are not what they used to be. - 06/25/08 09:37 PM
First, let's clarify definitions. A foreclosure is when a home is auctioned on the courthouse steps. If the home is  not bought at auction, for the minimum price  that the Lender needs ,  then the bank  can purchase it thought the foreclosure process.  Once the Lender has purchased it through the auction process it is called an REO (Real Estate Owned  Property ).
 
In the past, foreclosed homes meant, potentially problem homes. It meant homes that were torn apart, worn down, problem areas...

I have been driving around the county taking photos and collecting photos that have been emailed to me and I finally have enough photos to to put together a visual tour.

caroline county: Job Opportunities in Hanover County - 06/20/08 05:33 PM
With the increase in gas prices, many in Caroline County may be considering job changes or adding a part time job. As I was traveling down I95 this week, I saw that they were building a Bass Pro Shop between Ashland and Richmond. With it being a brand new store, there are plenty of job opportunities available.
They are having a Job Fair on June 23 - 25, from 8am - 7 pm at Virginia Center Commons.
