I love the above graph that was provided by the VA.  It is a classic example of how fortunate we are to have FIXED mortgage rates below 5% today.  If we look at the 40 year trend, rates are lower than they have ever been.  This coupled with affordable home pricing, makes home affordability so much easier.  The time to buy is NOW!

The #1 advantage to home ownership, in my book, is the fact that it is actually much less than renting when we take into account all the tax savings benefits there are.
 
Let’s take the same house where the total monthly payment is the same whether you are renting it or paying the mortgage PITI (principal, interest, taxes and insurance).  With prices being as competitive as they are and interest rates being as low as they are this is an common scenario.... sometime the mortgage payment is even less than what rent would be on the home!

Arizona is so lucky to have so many real estate pros that not only excel at short sales, but also demonstrate that they genuinley care about the homeowners.  On Friday, I attended Short Sales Gone Wild by Fred Weaver and Keven Kaufmann and I was extremely pleased with the way in which they showed great compassion and desire to stand by there clients.  I think a learned a few things and I am greatful for their willingness to share the info with fellow realtors!
