Well, what is there not to like about the Charleston Tri-County Area of South Carolina? Personally, I cannot think of anything unless it would be the "no-seeums" (better known by some as gnats) that come around mostly in August. They are a nuisance.
The weather is unbelievable! Today, the sun is shining and the temperature is in the mid 70's. There is a breeze which is soooooooo nice. I'm East of the Cooper in Mt. Pleasant. I feel impelled to blog about a great human being -- Stokes Gramling. About 6 years ago, the local Re/Max office ended it's relationship with Re/Max and merged with our AgentOwned Realty. A most significant part of that merger was their IT guy --- Stokes Gramling. Until Stokes appeared in our lives, each of us managers did the technology work in our offices. Needless to say, all we did was keep the computers running - if we didn't know what was wrong, we called a Technology company --- most of the time didn't get the same person twice. Yesterday was a very long, but exciting day. Boyd(my hubby) and I got up at 5:00 am to begin our day. You see, it was Boyd's birthday as well as the 100th birthday of his aunt who lives in Fairfax, SC. There was to be a "surprise" party for his aunt at mid-day. Before we could head out to Fairfax,SC, we needed to go to Manning, SC for our regular office meeting with the Manning, Santee & Wyboo agent/owners. So we traveled from Manning to Fairfax --- the route was very interesting, very warm and just delightful. Once we got off (10 comments)

What is the job of a broker/sales manager? After reading Midori's blog Brokers Nurture Your Agents-Train Them!, I started thinking about what is the real job of a broker/sales manager. When I use the term, broker, it is meant to include sales manager. I guess I should know --- I have been a broker for 31 years -- the first 4 years as a competing broker and the last 27 as non-competing. Over the years, a lot has changed -- going from MLS books to computers --- from full page ads in the local newspaper to no ads in the (22 comments)

I grew up in Hampton County, SC in a community named Brighton, SC. I know when I went "off to school", people would ask me, "Where are you from?" Tears for my Friends Today has been most stressful. The tears have come from being so concerned about several of my family members (AgentOwned agent/owners). Today has left me to wonder why. Why my office -- my little family of agents -- why? OK, what I'm talking about is this: About 7 months ago, agent/owner Ernie had kidney cancer. They removed a kidney and said they had "gotten it all". After the surgery, he did great and was back up working and feeling good. Charleston, SC Tri-County area Sellers who insist on putting their home on the market "As Is" are doing themselves a huge injustice. In the 32 years that I have been in the real estate business, I have never found it to be a good idea. In today's market, it is especially a bad idea. There is so much competition out there -- in the Charleston Tri-County MLS, there over 10,000 homes for sale with over 120 of those being foreclosure properties. What does this tell us? Don't Slam the Newbies for Ignorance I have been reading a lot of blogs lately about those in Active Rain who do not follow the rules. The issue just may be that we don't really know the rules. I have to admit to you that I am just still learning the rules. What is Localism and how do you post to it and what do you post there? Via Melissa Breeland (Residential Mortgage of SC): I have had 5 transactions this month that had BIG TROUBLE because the listing agent didn't ask their seller some hard questions. The files blew up a few days before closing because the title reports revealed tax liens, encroachments and judgements against the SELLER.
We are seeing more and more of this because of the rash of short sales and foreclosures, not to mention the incredibly lacks (2 comments)

Listing are the Name of the Game I honestly believe with all my heart that listings are the name of this real estate game. Particularly in the market in which we find ourselves. I have set a goal of having each of my sales associates to have at least 1 listing each. Some of you agents scream "I don't want listings -- they are too much trouble -- it is too expensive to market them". My answer is "You are in the real estate business -- you are "supposed" to work --also, you don't have to spend a lot of (20 comments)

The following photos were taken a couple of nights ago while our granddaughter,Eliza, was visiting us. You cannot tell, but Eliza is eating ice cream and Nellie really wanted to get Eliza to share with her. Eliza and Nellie are favorites with me.

84 Year Old Gets Ride of Her Life There is so much negative in the news and newspapers that most days I don't even want to look at the paper or listen to the news. But, today, in our paper there was an article about a 84 year old lady who received a most memorable birthday gift. The story goes that this lady had talked about an experience that she had as a teenager -- that was a ride on a motorcycle. Apparently she talked of this often and for her entire life. AgentOwned Realty Big Supporter of Mt. Pleasant Community The Mt. Pleasant agent/owners have always been so community oriented. At any suggestions as to a type of support, they are all over it. Red, White & Blue Fridays are big --- we all wear red, white & blue to show our support of our troops who give their lives so that we can have our freedom. Here We Grow Again AgentOwned Realty Co. (for those who missed my first blog) is a primarily a real estate company (owned by its sales associates) that offers multiple services for the consumers. The agent/owners offer the true one-time shop for the consumer. I will go into the different services that are offered in another blog. Currently we have 9 offices throughout the Charleston, SC tri-county area. G-Mail is Awesome I have been using gmail instead of email for several months now. It was very difficult to give up Microsoft Outlook, but I did and became a truly devoted google person. The one thing that had bothered me about gmail was that one could not sync the contacts with your phone/blackberry. They have just come out with the new addition--- we can now not only sync the calendar, but the contacts as well. Yeah!!!!!! The most wonderful part of google to me (besides the fact that it is free) is the fact that you can do everything (18 comments)
Is There Really an Agent Owned Real Estate Company Out There? Yes, AgentOwned Realty is owned by its sales associates. We call them agent/owners. 100% of the dividend stock of the company is owned by its agent/owners. I read a couple of blogs recently about dreaming -- Dreams come true -- Liz Moras and there is another one I cannot think of right now. Anyway these blogs got me thinking about AgentOwned Realty. 1976 I was licensed in real estate and for the next 16 years worked in a traditional real estate environment. Do You Believe in Signs? I have been speaking with a very successful Realtor about joining our AgentOwned family. We were speaking today and she says she is so close to making the decision. She has prayed about it and thinks about it a lot. She has even gone so far as to speak to her broker about the possibility. Recently, in a local real estate magazine, she had placed a half page ad. Well, totally with no direction from anyone, AgentOwned happened to be on the bottom half of the page with an announcement. This is a very large (11 comments)
Goals Since I am a non-competing broker-in-charge, I don't have listing or sales goals for myself --- but, I have recruiting contact goals. My goal is a minimum of 10 actual verbal contacts with potential agents each week. Our weeks run from Monday thru Sunday. I try really hard to make a few contacts each day. But inevitably, I get really busy with other things and don't get to making those calls. Then what happens? Sunday comes around and I'm short on my contacts. So, here I am in the office on a Sunday afternoon making my calls. As it (8 comments)
