There is a short sale listing in MLS -- no mention of a negotiator. When an offer is written on the property, all of a sudden, the listing agent does not respond, but the negotiator responds. The contract goes back and forth -- the buyer and seller come to terms subject to the bank's approval. Selling agent and listing agent have not spoken at all. Then,the negotiator deals with the bank and get an approval for the contract. Then, there is a paper that the negotiator needs for the buyer to sign in order for his contract to be accepted by

Foul Mouth Seller Say it isn't so -- you as an agent work your "you know what" off and then gets told that you caused his property to go into foreclosure by a foul mouth seller. What? Can't be -- how could a listing agent be responsible for a seller not paying his mortgage payments? Not only did the agent-owner get blamed for property going into foreclosure, the seller was downright "nasty" - a foul mouth seller. Short Sale - Interesting situation Have a listing that is a short sale -- the seller has tenants in the house. Tenants signed a lease with SYZ Property Management Co. -- the seller was upset with the property management company, so in November, he took the management away from them and he was going to manage it himself -- the management co. sent the seller a check for the amount of the security deposit. One of my agent-owners has a short sale and there are tenants in the home - they have a lease until May, 2010 The buyers are aware of the tenants and the lease and have agreed verbally to allow the lease to stay in place. The agent-owner did not insist that the contract be subject to tenants rights because the buyers had verbally agreed to it. Today, the bank approved the contract with a closing date of Jan. 31, 2010.
