the agentowned realty: What do You Think? - 03/13/10 02:02 PM
There is a short sale listing in MLS -- no mention of a negotiator. When an offer is written on the property, all of a sudden, the listing agent does not respond, but the negotiator responds. The contract goes back and forth -- the buyer and seller come to terms subject to the bank's approval. Selling agent and listing agent have not spoken at all. Then, the negotiator deals with the bank and get an approval for the contract. Then, there is a paper that the negotiator needs for the buyer to sign in order for his contract to be accepted by

the agentowned realty: What a week this has been! - 01/09/10 02:38 PM
As a broker-in-charge non-competing manger of the 3 offices, I have had a truly outstanding first week in 2010. 1) fired a trouble maker (some may remember the barefoot lady about whom I wrote a post earlier - http://activerain.com/blogsview/1300020/put-your-shoes-on) 2) hired Heidi Hildreth who left my office a year ago to try greener pastures??? she came home 3) hired Tyler Bergin who left my office approx. 4 months ago to try greener pastures??? he came home 4) had an appointment with another agent who had left my office 2 years ago -- he is

the agentowned realty: Is It A Contract --- Part 2 - 11/22/09 02:44 PM
If you missed the first post on this subject, please read Is it a Contract? before you continue here. The latest is that the seller's attorney as written to the buyer and said the seller intended to sue, but that according to the contract, the parties must go through mediation first. This letter suggested 3 attorneys that the seller would approve as a mediator. BTW, in my opinion, there is no contract because the closing date (Time is of the Essence) has passed as well as the 10 day extension in the contract (Time is of

* There is a ratified contract on a "short sale" dated 9/9/2009. This is a new construction home. * Seller's lender approved the short sale contract 9/29/09. * Closing date was Oct. 22, 2009 with a 10 consecutive days extension clause. * Contract called for home inspection by Oct. 8, 2009. * Inspection could not be done because the house was not finished. * Buyer obtaining an FHA loan & FHA final inspection could not be done on time because house was not finished. * The closing date was not met because the house was not finished. * Buyer did not

the agentowned realty: Own A Real Estate Company in South Carolina - 11/15/09 03:10 PM
To Own A Real Estate Company in South Carolina maybe one of the dreams of many South Carolinians. Exactly how would one go about doing this? There is a web site -Own Your Real Estate Company that gives one some good information. Basically, 1) one can start from scratch 2) one can buy an existing company 3) one can join AgentOwned Realty 4) one can purchase an AgentOwned Realty Franchise. If one joins AgentOwned Realty as a sales associate (agent-owner), he/she will get the experience of owning her/his company without any of the liabilities of owning his/her company. This is huge.

the agentowned realty: 69 Year Old Crestes a Web site - 11/13/09 04:24 PM
Yes, that's right. I have just completed building a web site - OwnYourRealEstateCo Yes, there is still tweaking that needs to be done and also, I will add more pages. This has been a terrific learning experience and I just wanted to prove that I could do it. I used WordPress and I cannot say that it was easy, but once I got the hang of it, it became easier. I will have to give Katerina Gasset credit ---her SEO To the Top was most helpful. Take a look and let me know what you think.

the agentowned realty: What are you doing to show your support of our troops? - 11/11/09 11:10 AM
What are you doing to show your support of our troops? Supporting our troops is one of the most important things that we can do -- I must believe that most Americans do appreciate what our troops are doing for us. "Thank you" is great and I'm sure appreciated. Care packages are deeply appreciated, I'm sure. Greetings cards, are deeply appreciated, I'm sure. When we sent care packages last, we included a newspaper article about how our office demonstrates every Friday our support for the troops --- by wearing red, white & blue. Again, what are you doing?

the agentowned realty: What is Pretty? - 11/10/09 04:29 PM
There once was a little girl born to a farmer couple. She was the middle child with boys on both sides. She was the apple of her Daddy's eye from the stand point, that he was very protective. The entire time growing up, the little girl always felt that she was overweight. No one ever told her that she was pretty. When it came time for school, there was no money to buy "store bought" dresses. At this time, feed sacks (sacks that contained feed for the hogs, chickens, etc ) were not paper, but made from a cloth material usually

the agentowned realty: The AgentOwned Realty Company - 11/05/09 09:12 AM
The AgentOwned Realty Company as a long tail keyword is working for me. It is kind of amusing -- I am actually competing with myself for # 1 on the first page of Google. The company web site, The AgentOwned Realty Company, ranks # 1 on Google and my Active Rain posts rank down on the first page. However, my Active Rain blog posts are automatically posted on Facebook. I find that a lot of the public read my posts on Facebook. Because Katerina Gasset encourage me to use The AgentOwned Realty Company as my long tail keyword, I have been

the agentowned realty: Active Rain Gets Me to the Top Page of Google - 11/04/09 02:59 PM
Active Rain Gets Me to the Top Page of Google For the past several weeks, I have been taking a webinar "SEO to the Top"with Katerina Gasset. I am in a different position than most Active Rainers -- I am a non-competing broker-in-charge. I am not looking for top placement on Google for specific locations to get buyers and/or sellers --- I am looking for potential recruits. Also, our company recently became franchised, so I am also looking for potential franchisees. Selecting my long tail keywords proved to be a real challenge for me because of my audience. With Katerina's help,
