What's going on at the corner of Jack and Phillips in Turtlecreek Township? We've been residents of Turtlecreek Township Ohio for 19 years. Whenever we've driven by this intersection just off SR123 and I-71, there's always been soybean or corn in the fields. Typical Warren County country life here, with easy access to the interstate! So late last week, suddenly we see bulldozers, backhoes and trucks working the corner. Hmmm...what's going on? No one in their right mind would build a home right there, so maybe a fast food joint? 'Tis the season to be extra watchful for Bambi and kin or you may be giving Maaco some work to do! Driving home from getting a contract accepted last night, there were five deer on our country road. If you look closely at the photo, a doe is just about to clear out of the left side of the picture, and that's a fawn under the tree! Don't worry, we were stopped when we got the photo, a real "deer in the headlights" moment! Fall is here, and we've been busy in the Spear household planting bulbs for next spring...daffodil, crocus and assorted other bulbs, we're almost done after 1000 bulbs in the ground. We've never planted bulbs before, and all those little arrows in the picture are just a fraction of the places we've planted. Having the right tools for the job has been critical (a 10 amp Dewalt drill and a bulb auger bit) to getting the preparations done for next spring's blossoms! The leaves have been quickly dropping...yes, I know the lawn needs raked/blown....it's on THE LIST! :) We have a bench seat in our office that is perhaps our cats' favorite spot! A big pillow and fleece blanket make a comfortable spot to watch the outside world, and they take full advantage of the opportunity! The cat in the picture is Paisley. No need to break out the ice scrapers yet (you Floridians and Californians...an ice scraper is a little portable tool you keep in your car to scrape ice off your windshield....oh...let me back up....frost is ice that forms at night when it's cold...okay, let's back up a little more....cold is that temperature about 30 to 40 degrees lower than what you're used to!). Do you as an agent help make your MLS better? It's the source of most of what the consumer sees about homes available on the market, and when the data is bad, it reflects poorly on all of us. We will drop an email to the listing agent when we see something off kilter as an "fyi...thought you might like to know" so they can correct it. It might be as simple as the map locator pin being off (especially likely for new construction), or this week it was all marketing remarks missing from an Active listing similar to one we (29 comments)

The Cincinnati Enquirer reported yesterday that a Northern Kentucky couple is suing their mortgage holder, SunTrust Bank, Inc. to stop foreclosure proceedings on their Alexandria, KY home. The interesting twist on this case is that the couple had been encouraged by SunTrust to apply for the Federal Government supported HAMP (Home Affordable Modification Program). The couple qualified due to high medical bills for a child, and successfully got their monthly payment reduced a few hundred dollars as of May 2009. The couple stayed current with their modified payment amount, yet SunTrust filed to foreclose in December 2009. The couple is suing (18 comments)

Our personal experience in the real estate business suggests that if this saying ever was the case, changing times may have removed it's validity! Our Warren County Ohio market is typically NOT a quick Days on Market (DOM), homes selling in a week kind of area! It CAN happen, but it's not common. .617%... Doesn't sound like much, does it? Less than 1%, but that small amount is the difference between the wannabes and the contenders! Yesterday, the Atlanta Braves clinched the 2010 National League wild card spot by ONE game...with a ONE run win. You play 162 games (each game worth .617%), and the whole season comes down to ONE run?? The difference between the playoffs and staying home?? Well, real estate isn't totally different from baseball! If you're trying to sell your home, you're looking for that one run difference between you and the rest of your neighborhood. Fall has fallen at our home. The temperatures have dropped quickly. The sun rises later, sets earlier. The leaves are changing, some are falling already. Time to plant the bulbs for the spring blooming season! The hummingbirds have packed up their little suitcases and headed south, we haven't seen them for days! The data source is the Warren County Sheriff's website. Click HERE for additional details. Note that the weeks of 9/6/10 and 10/11/10 are holidays and no sales were scheduled. Some of these will mostly likely be canceled due to loan modifications, planned home sales or the owner catching up with delinquent payments. We at least seem to have some stability over the last few weeks, flattening out at under 40 (5 comments)
