When you're trying to sell a home in today's market, you need some serious Megawatts to get the buyer's attention!  This isn't a job for some little AAA battery or cute furry rabbit beating a drum!  Your listing agent needs to get your home out to the maximum number of potential buyers!  This ISN'T the time for some plain MLS entry, a picture and a sign in your yard! You need a team working for you that can generate some SPARKS!  Plug in the buyer to a blog post on page 1 of … (18 comments)

Do You Want Your Business to Be at 100% Capacity? - 10/29/10 06:31 AM
Do you want your business to be at 100% Capacity? In my manufacturing days, we never wanted to be at 100% of capacity for our assembly line!  At first, doesn't 100% capacity SOUND like a good thing? It does, doesn't it?  You're cranking out product, you're making revenue, business is BOOMING!  But the truth of the matter, it's NOT the level you want to try to sustain your business!  Things happen to disrupt production lines, real estate markets, your personal life, and if you're at 100%, you don't have the ability to recover.  Everyone likes the sound of "we work 110% for … (91 comments)

Secret ArtWorks! A Cincinnati Event: Original Art by Famous and Soon to be Famous Artists - 10/28/10 03:13 PM
One of the really cool things about living close to two cities like Cincinnati and Dayton is access to thriving arts and culture opportunities!  Here's an opportunity to enjoy one of the biggest art fundraisers in the city and rub elbows with artists, celebrities and politicians! Cincinnati has a unique group called ArtWorks! ArtWorks helps beautify the city with various public works of art such as murals, and trains and employs Greater Cincinnati area teens!  They significantly help increase area awareness of the importance of the arts, and of course, this requires funds!  For those that have been in the Cincinnati … (11 comments)

Yes Virginia, There IS a GRINCH!!! Foreclosure Avalanche Five Days Before Christmas!! - 10/27/10 07:02 PM
Warren County Ohio typically has between 40 and 50 sheriff's sales a week, and we understand that is an unfortunate part of the current order of real estate. We know this point can be argued by two camps:  the people getting foreclosed had it coming, or the evil banks are at it again!  Pick your poison, either way it's not good for anyone and impacts all of us with more people in need, and empty homes! But this week, the posted number more than doubled!  102 scheduled for FIVE days before Christmas!  See chart.

Dear Home Sellers, Will You Skip Us Because You Don't See Other Homes Like Yours on Our Site? - 10/27/10 02:47 PM
Dear Home Sellers of Warren County Ohio, We sold another house yesterday.  Under contract, scheduled to close at the end of November!  That's the good news!  We've got another seller that can go purchase his next home and close one chapter of his life and start the next! So the bad news?  We just sold the most expensive listing we have....okay...so the news isn't ALL that bad!  But here's the concern Home Sellers of Warren County:  If you live in an upper end home in our service area, you MIGHT think we can't sell your home!  When you check out our … (13 comments)

Nearly Wordless Wednesday: After the Storm - 10/27/10 08:18 AM
Yesterday was a pretty good fall storm day here in the Midwest!  High winds, hard driving rain, leaves flying everywhere, branches on the ground, quite the show overall!  We were badly in need of rain here, hopefully enough soaked in to seal some of the earth cracks! What's Going on at the Corner of Jack and Phillips in Turtlecreek Township?? - 10/27/10 08:08 AM
What's going on at the corner of Jack and Phillips in Turtlecreek Township?
We've been residents of Turtlecreek Township Ohio for 19 years.  Whenever we've driven by this intersection just off SR123 and I-71, there's always been soybean or corn in the fields.  Typical Warren County country life here, with easy access to the interstate! So late last week, suddenly we see bulldozers, backhoes and trucks working the corner.  Hmmm...what's going on?  No one in their right mind would build a home right there, so maybe a fast food joint?  There's not one at the interstate exchange, but plenty 3 … (2 comments)

Bambi Isn't Always Cute, But Maaco Adores Them! - 10/26/10 06:21 AM
'Tis the season to be extra watchful for Bambi and kin or you may be giving Maaco some work to do!  Driving home from getting a contract accepted last night, there were five deer on our  country road.  If you look closely at the photo, a doe is just about to clear out of the left side of the picture, and that's a fawn under the tree!  Don't worry, we were stopped when we got the photo, a real "deer in the headlights" moment!  They weren't in a hurry to move! We've learned to watch for their eyes reflecting the headlights at … (23 comments)

It's A Chain Reaction!! It Starts With Your Listing Agent! - 10/25/10 04:15 PM
Life is full of chain reactions...The Butterfly Effect, domino effect, call it whatever you like, but each action is linked to another.  We don't operate in a vacuum in either our personal or business lives. Each comment or action can have a negative or positive effect on someone else, and the influence continues....it gets passed on, so on and so forth until either the dog gets kicked or petted at the end of the day!  (Note:  No pets were harmed in the making of this blog post!). How Does Your Listing Agent Plant the Seeds for Your Sale? - 10/25/10 08:38 AM
Fall is here, and we've been busy in the Spear household planting bulbs for next spring...daffodil, crocus and assorted other bulbs, we're almost done after 1000 bulbs in the ground.  We've never planted bulbs before, and all those little arrows in the picture are just a fraction of the places we've planted.  Having the right tools for the job has been critical (a 10 amp Dewalt drill and a bulb auger bit) to getting the preparations done for next spring's blossoms! While we may not have been experienced at planting bulbs, we've got lots of experience planting seeds that blossom into … (91 comments)

Warren County Ohio Residential Real Estate Activity for September 2010 - 10/24/10 08:53 AM
Warren County Ohio Residential Real Estate Activity Report for September 2010. We're providing our latest monthly update for Warren County Ohio residential home sales.  Data only represents home sales (including condos) that were recorded in Cincinnati MLS, so new construction, for sale by owners, or homes ONLY offered in Dayton MLS are not a part of these figures.  Data is grouped by the major zip codes in Warren County.

For the most recent data, there is a decrease in homes actually offered for sale.  This is typical during the fall season as the many sellers don't think homes … (0 comments)

Some things are meant to stand out, brilliant red berries on a branch, the wonderful fall colors of autumn leaves at their peak. Other things try to hide from view.  The toad with the speckled pattern for instance.  Natural colors to blend with the brown leaves and the grass, ducking the predators who might think, FROG LEGS....YUMMMM!! Are You a Buyer Who Sees Right Now, or What Might Be? - 10/18/10 02:41 PM
Are you a buyer who sees the Right Now, or What Might Be?  Is your crystal ball working? Rare is the buyer who finds the resale home that is a perfect move-in ready match just the way it is!  Just like buyers, home sellers have diverse tastes and likes.  You like blue, they like green.  Some sellers will try to neutralize to minimize the distractions, others will take the attitude that "I love my home JUST the way it is!".  If THEIR WAY includes deep burgundy paint in one room, 1970's vintage wallpaper in the kitchen and solid black walls in … (14 comments)

Paying it Forward: Do You Help Make Your MLS Better? - 10/17/10 07:49 AM
Do you as an agent help make your MLS better?  It's the source of most of what the consumer sees about homes available on the market, and when the data is bad, it reflects poorly on all of us. We will drop an email to the listing agent when we see something off kilter as an "fyi...thought you might like to know" so they can correct it. It might be as simple as the map locator pin being off (especially likely for new construction), or this week it was all marketing remarks missing from an Active listing similar to one we … (29 comments)

Foreclosure Follies, Another Wrinkle - 10/14/10 08:36 AM
The Cincinnati Enquirer reported yesterday that a Northern Kentucky couple is suing their mortgage holder, SunTrust Bank, Inc. to stop foreclosure  proceedings on their Alexandria, KY home. The interesting twist on this case is that the couple had been encouraged by SunTrust to apply for the Federal Government supported HAMP (Home Affordable Modification Program).  The couple qualified due to high medical bills for a child, and successfully got their monthly payment reduced a few hundred dollars as of May 2009.  The couple stayed current with their modified payment amount, yet SunTrust filed to foreclose in December 2009. Everything Else Is Costing More, But Giving You Less! Buy a Warren County Home, Get MORE for LESS!! - 10/13/10 08:32 AM
Everything seems to cost more, and often seems like you're getting less!  Go to your local grocery store, the half gallon ice cream container has gone the way of T-Rex!  That 1.5 quart (or 1.75 quart if you're REALLY lucky) costs the same as the old half gallon container... but hey, what can you do?  The box of Captain Crunch that used to feed your 3.5 kids for a week now gets you 4 days, but it still costs as much!  And don't get us started on cars that costs as much as a house used to! Stupid Is As Stupid Does Forrest Gump said.  We see it all the time.  Decisions made and announced, and you just go HUH???  What were they thinking??!!! Last week, one of the local DJs, Eddie Fingers, was fired by Clear Channel Communications over a contract extension dispute.  Unlike so many radio and TV personalities fired for something said that shouldn't have been said, Eddie was fired because some corporate big shot in Texas obviously doesn't understand just how revered Eddie is by the local radio listeners.  After decades on the local radio scene, Eddie just might be one of the most … (43 comments)

The Truth is Job 1!! - 10/08/10 08:19 AM
One of those big auto companies said Quality is Job 1!  As REALTORs®, we'd say Job 1 for us is telling the Truth to our clients.  It starts with the first phone call and meeting, and can't ever stop.  The entire relationship is founded on mutual trust. It's often a brutal truth that we have to tell, and we can package it as nicely and politely as possible, but it's still the Truth!  It is our job to tell you this from the start. The First Offer Is Always The Best Offer. Another Real Estate Myth?? - 10/06/10 08:25 AM
The First Offer Is Always The Best Offer!!!  You've probably heard this saying, but is it true?  Another Real Estate Myth?? Our personal experience in the real estate business suggests that if this saying ever was the case, changing times may have removed it's validity! Our Warren County Ohio market is typically NOT a quick Days on Market (DOM), homes selling in a week kind of area!   It CAN happen, but it's not common.  The market is populated with buyers who are "fishing".  They LIKE your home, but they don't LOVE your home.  They don't have to have YOUR home, … (86 comments)

You want to increase your curb appeal don't you??  Make the buyers slam on the brakes as they go down the street and see your yard sign, call their agent and say I've got to see THIS HOUSE!?? Because as much as we work the Internet, there are still buyers that cruise the neighborhoods, not sure where they want to move to, just looking for the "right" home that beckons to them! Well, having great curb appeal is a big part of getting that emotional connection going with your potential buyers!  The right landscaping can help, and in that theme, it's … (10 comments)

Can You Afford to be .617% Less Than Your Competition?? - 10/04/10 08:07 AM
.617%... Doesn't sound like much, does it?  Less than 1%, but that small amount is the difference between the wannabes and the contenders!  Yesterday, the Atlanta Braves clinched the 2010 National League wild card spot by ONE game...with a ONE run win.  You play 162 games (each game worth .617%), and the whole season comes down to ONE run??  The difference between the playoffs and staying home?? Well, real estate isn't totally different from baseball!  If you're trying to sell your home, you're looking for that one run difference between you and the rest of your neighborhood.  You want a winning … (28 comments)
