Did You Burn the Bridge and Lock the Door? - 02/28/11 03:04 PM
Did You Burn the Bridge and Lock the Door?In the current real estate environment where every offer seems to be a "low ball" offer, it's important to ask yourself one question.  If the two parties couldn't come to a satisfactory meeting of the minds:  "Did you leave the door open?" or did you burn the bridge and lock the door to future negotiations? Negotiations can be stressful.  It's VERY easy for emotions to get frayed and tempers high, with each side feeling like the other is throwing gasoline on the fire with each request and demand. It's critical that the agents … (37 comments)

Making the Ones And Zeros Hit Warp Speed! - 02/28/11 06:10 AM
Making the Ones And Zeros Hit Warp Speed!Despite the perception that engineers just HAVE to have the latest tech toys, BLiz has been piloting a circa 2003 Dell Inspiron 5100 into the blogosphere.  We've added RAM and more than doubled the warp core hard drive, but bit by bit, our dependable Dell was getting balky about doing its job.  We kept it backed up regularly, but still, every time we pressed the reboot button, we wondered WHY haven't we traded for a newer model? Well this week, we finally pulled the trigger.  Tuesday night we placed the order for a new … (29 comments)

Paying It Forward: Sponsoring Izabella - 02/27/11 08:11 AM
Paying It Forward:  Sponsoring IzabellaAs we've gotten older, the question "What do you want for Christmas" has gotten harder and harder to answer.  God has blessed us both personally and in our business, we have no true needs to request when our family asks us.  More and more we find ourselves saying "Make a donation to charity in our names".  At the end of 2008 that request led to our ongoing sponsorship of a young girl in Brazil named Izabella via World Vision. If you haven't heard of World Vision, here's a World Vision summary from Charity Navigator :

We Got An Offer On Our House.  What's Next?Dear Liz, You've gotten us an offer on our house!  YEAH!! What's next? Signed, Ready to Respond! Dear Ready, First off, congratulations on getting an offer on your home!  Remember when you trusted us that getting all your condition items addressed PRIOR to going on the market, staging your home, pricing it right and marketing were ALL critical? Well, now we're on to the NEXT critical phase, attempting to turn that OFFER into an actual PURCHASE CONTRACT. Whether the process becomes adversarial or cooperative is going to depend a lot on how YOU … (30 comments)

"Cleopatra: The Search for the Last Queen of Egypt" at the Cincinnati Museum Center Through September 5 2011 - 02/25/11 02:43 PM
"Cleopatra: The Search for the Last Queen of Egypt" at the Cincinnati Museum Center Through September 5 2011One of the fringe benefits of living in Warren County is the proximity to both Cincinnati and Dayton, and here's one of the times it REALLY pays off!  The Cincinnati Museum Center is hosting a Cleopatra special exhibit.  This stop is one of ONLY five North American stops for the exhibit! The exhibit features nearly 150 artifacts related to Cleopatra and her Egyptian time period.  Most of these artifacts were recovered from underwater in old Egyptian cities near Alexandria Egypt...earthquakes can REALLY do a … (12 comments)

Friday Foto: Old Man Winter Says I'm Not Gone YET!! - 02/25/11 08:10 AM
Friday Foto:  Old Man Winter Says I'm Not Gone YET!!

We've had some warm weather lately, enough to ALMOST think it was Spring....but we know better!  February and March both typically mean a little snow is left in the clouds :)  Last night started with some steady rain, but this morning a few flakes were falling. This is my favorite kind of snow, wet enough to stick to the trees and give us that confectionery sugar coating, but NOT enough to cause the roads to have problems! Who knows, MAYBE this will be our last appearance of the white stuff … (18 comments)

How You Live In Your Home and How You Sell It May Be Entirely Different! - 02/24/11 06:40 AM
How You Live In Your Home and How You Sell It May Be Entirely Different!Let's just get this out of the way up front.  Selling your home is going to be inconvenient!  We're most likely going to ask you to make changes from your every day life.  We're going to start at the street and work our way through your home, asking you to put away your knick knacks, much of the photos that personalize your house as a home, maybe even ask you to hide that favorite recliner you love!  Rearranging things to create that appealing flow, to make sure … (97 comments)

Newport Aquarium Launches Flat Penguin Program! - 02/21/11 03:11 PM
Newport Aquarium Launches Flat Penguin Program!First off, the Newport Aquarium is NOT running all their penguins under a steamroller! :) But the penguins are on a mini-vacation while the Penguin Exhibit gets a MAJOR overhaul, so they're hiding out. Where you may ask?  Well they could be ANYWHERE!!  If you've heard of Flat Stanley... or maybe you remember George Clooney in "Up In The Air" taking photos of the cut-out of the newlywed couple during his travels?  Well, same principle at work!
Print out one of the three penguins (King, Gentoo or Chinstrap) from www.newportaquarium.com and then take pictures with … (19 comments)

Nearly Speechless Sunday: Can't We All Just Get Along? - 02/20/11 08:47 AM
Nearly Speechless Sunday: Can't We All Just Get Along?

In real estate, there's often so much conflict that people lose sight of their real purpose.  For some people, there has to be a LOSER for them to feel like a WINNER!  We don't subscribe to that philosophy.  Whether buying or selling a home, we're all trying to get to the same goal, the transfer of a home and happy clients!  Don't get us wrong, that doesn't mean we're pushovers, we'll do our utmost to defend our clients best interests WITHOUT needing to insult the other side of the deal. Questions For Interviewing Listing Agents: Got A Wide Angle Lens? - 02/18/11 08:45 AM
Questions For Interviewing Listing Agents:  Got A Wide Angle Lens? This question might not seem like the most obvious question to ask, but the answer to this question is going to give you a very quick gauge to how well your prospective listing agent is going to be able to market your home.Because here's the bottom line, it doesn't matter HOW many different marketing avenues your agent uses, if your home looks bad when the buyers find you, they're clicking their mouse to the next home!So why should you care if the agent has a wide angle lens for their camera or … (33 comments)

But one thing Candace doesn't have is a blog to add extra promotion to the events, and there's only so much any ONE individual can do! And of course, what to we have?  Hmmm...our blog … (5 comments)

Every Listing Is A Personal Advertisement! - 02/15/11 08:56 AM
Every Listing Is A Personal Advertisement!Whether we necessarily realize it or not, every listing an agent has is an advertisement with two purposes:  To find a buyer for that home AND to bring us more business, be that a buyer that doesn't match up with that listing OR a potential seller. Our approach is to provide ALL the pictures we can that POSITIVELY reflect our listing.  That doesn't mean we ALWAYS max out the number of photos that MLS allows, but typically we will.  NONE of those photos will include an open toilet, pets or a bedroom shot that is 90% … (74 comments)

Warren County Ohio Foreclosure Update: Scheduled Sheriff's Sales through 4/11/2011

The latest numbers still show a stable foreclosure level for Warren County.  Two additional weeks have been added, with both weekly additions in the twenties.  This is demonstrating a decent level of stability and considerably lower than the numbers last fall.   Hopefully these numbers are indicative that the worst of the foreclosures are currently past.  Returning this segment of the market to a lower level will help support prices starting to climb rather than being pulled down by high levels of homes … (6 comments)

I say "stray", but they didn't wander off on their own!  It's a pet peeve of mine that shoppers aren't considerate enough to put them in one of the MANY cart corrals out in the parking lots.  We've probably all seen the runaway cart on a windy day smack into someone's car hard enough to leave a dent and scratches, so why not prevent … (38 comments)

Warren County Ohio School District News February 2011 - 02/03/11 06:36 AM
Warren County Ohio School District News!Warren County has fantastic schools, just check the state issued school report cards if in doubt! However, obviously that excellence comes with a price, and as the economy continues to sputter, some sources of funding are dwindling.  Ohio state funding is being cut back as part of an overall governmental reduction in spending, and some local businesses have struggled, so thus their tax contributions are reduced.  Compound that with foreclosures not contributing property taxes (a major source of school funding) and you can read the writing on the wall. The Little Miami school travails are well … (21 comments)
