We all know it's been a bizarre winter, extraordinarily mild....sorry Duke Energy, but we're enjoying keeping that extra money in our pocket this year! The latest numbers show a significant INCREASE in foreclosures for Warren County. With four additional weeks added, the range of approximately 30 foreclosures per week spiked to 50 per week. However, this increase may be deceptive. Due to holiday schedules, there have been three recent weeks with NO foreclosures. If you assume the previously typical 30 per week, that's approximately 90 deferred foreclosures. Spread those 90 over four weeks you get an extra 22 homes to add, which would explain the 50 per week. The latest numbers continue to demonstrate a stable foreclosure market for Warren County. With four additional weeks added, there is a range of 21-31 per weekly scheduled auction, and the high of 31 included four builder foreclosures. The GOOD NEWS is there wasn't a spike of nearly 100 foreclosures just before Christmas like there was in 2010! There continued to be some foreclosures stopped either due to the owners getting current on payments or due to successful sales prior to foreclosure. We know there's much to be said for city life if that's your cup of chai! Culture, dining, entertainment, unique things that can only be supported when you've got mass quantities of humans packed together!
For us, we prefer the hybrid life that our area provides. We're close to Cincinnati or Dayton, a 30 to 40 minute car trip and we're downtown to either. BUT, we're far enough away that we can enjoy the room that comes with living in the country. The Cincinnati area home market has mixed signals!
Yesterday the Cincinnati Enquirer reported that unemployment in our 15 county area for June hit 10.0%, up from 9.7% in May. Despite this statistic, employers added 3,900 jobs! The rate increased the unemployed/seeking work category increased by 4,700, illustrating it is key to have the right job skills! The cuts may also be due to companies trying to hit their June fiscal goals. Overall, a RED arrow! The road ahead is foggy, the crystal ball is full of mud, no one knows for sure what the real estate market is going to do!
For every voice that says things are getting better, someone else will counter with more doomsaying! Anyone who tells you they know FOR SURE is probably smoking something besides a cigar! Real estate is so local, that listening to the national voices is a waste of time except for knowing the big picture items regarding taxes, credits and the like. Everyone hears all the news about homeowners who are underwater in their loans and facing foreclosure.
That's easy to confirm at the Warren County Sheriff's Sale site: http://www.wcsooh.org/search/slsgrid.asp
There are literally hundreds of homes listed for foreclosure within the next two months, and certainly more to follow as unemployment continues to be near 10% in the area.
But according to the Cincinnati Enquirer's published article today "Unfinished subdivisions in default", the problem isn't limited to private homeowners. They burned the American Flag this week, but there were no protestors, no chants, no one angry at the state of our country, but instead a solemn lesson in respect. The Cincinnati Enquirer reported Thursday that Boy Scout Troop 641 conducted the annual flag decommissioning ceremony this week at Spring Grove Cemetery. The Scouts tended a ceremonial fire of ash and oak, and slowly burned the worn, faded flags with the dignity that they deserved until all 300 flags had been reduced to ash. I’d like to commend these Scouts for this lesson in citizenship to all of us.
