April showers may bring May flowers, so will the increased number of Homes Under Contract in April bring May closings?  Let's hope so!  In Apex North Carolina,the number of homes closed in April rose to 57. Not an huge increase, but numbers have been improving every month this year so far.

 
 So what homes are closing?  Well,  every price range and every size.
But as always, a home has to be PRICED RIGHT for it's location and in excellent conditon to stand out among others and sell .

Apex North Carolina December 2010 Real Estate Market Report  2010 was not a banner year for Real Estate anywhere, including Apex, NC. However, with the number of homes closed in December rising from November, things are looking better for 2011 already!

 

 
 
The lowest priced home sold was a foreclosure on a main road and closed at $46,500 
 
  

 
 
 
The new homes community of Bella Casa continues to sell the highest priced homes in Apex, with a home closing at $577,898.

So many people move to the Raleigh Cary area of North Carolina from New York City and Long Island
 that we can almost call it Manhattan South.

 
Except of course that we don't have the skyscrapers, city lights, subways, and 8 million other people.

 
 
We do have:
 fine dining  little cafes  theatre  lots of shopping  and most important of all- lots of free parking!!!  
 

 
 
 
 
 
 
 
While it may look like worlds away, New York is a mere 500 miles, 9 hour drive from Apex, Cary, and Raleigh.

The First Time Homebuyers Tax Credit may be expired, but there are still plenty of affordable homes in the Cary Apex Raleigh area of North Carolina.
I've recently been showing several buyers- from first time home owners to relocation buyers to people wishing to downsize, some lovely townhomes in Cary, Apex, Holly Springs, and Raleigh.
 

 As you can see from the chart above, Cary currently has 236 townhomes listed for sale, priced from a low of $76,900 to the high end home listed at $925,000.

Lunch with the Ambassador (of Apex North Carolina!) Even though for many people today is a day of relaxation, as a Real Estate agent, I took it as an extra opportunity during the week to show houses to a prospective homeowner. 
 
Today, after my client and I had looked at several houses in Apex, we decided to stop for lunch in "downtown Apex." 
Of the many excellent restaurants on Salem Street, we opted for Anna's Pizzeria. Their lunch special is always awesome!

The deer sightings have been few and far between this winter.  I had seen 2 dead deer lying by the side of the road near us, and was afraid they were from our "deer family of 4" that hung around our neighborhood the last 2 years.
How happy was I to look out my back window to see not just 4, but 5 deer lying close to my yard. Using my best "deer whisperer" voice, I tried to get them to let me take a picture.  Finally got 4 of them to stand still long enough for me to get one … (9 comments)

I am now, always have been, probably always will be, a bona fide member of the "I hate February" club.
No matter where you live, it seems that February weather is usually the worst time of the year.
Growing up in Western New York, the weather was almost always cold, damp, windy, snowy, and miserable in February. And by February the holidays were over so you couldn't even pretend you were enjoying the snow for a white Christmas.  Valentines day didn't count as a real holiday.  All you could hope for was that spring would come soon.

Taking a walk in my neighborhood in Apex, North Carolina, the other day (when it finally got warm) I passed the "horse farm" down the road.  Surprise! There were now 2 "donkeys' in there with the horses. 
What is the difference between a donkey, a mule, and an jackass anyway? I guess people never act like donkeys!  They can be stubborn as a mule, or acting like an a****, but is there any analogy to a donkey?
Just to keep this blog family friendly, I'm going to refer to these 2 cuties as donkeys.

Okay, so you decide you want/ need/ have to/ sell your home.  You've watched enough HGTV and read enough to know that you need to declutter your home.  However, looking around your house, you really don't see that much clutter.
All those pictures of your kids, parents, and family pets are what add to the charm of your home, right?
You'll take care of those stacks of bills and coupons when a buyer calls that they want to see the house.

north carolina homes: Starting the New Year with a "Marathon"- 26.2 Laps at the Apex YMCA - 01/06/10 09:55 AM
This year the Kraft Family YMCA in the Apex/ Holly Springs area of North Carolina held what is hoped to be an annual New Year's Day "Resolution Run". 
 
Just as the wonderful staff at the YMCA had arranged last year, members had a month to sign up and get in condition to either run or walk on the indoor track on New Year's Day.  Eight times around the track is a mile, and 26.2 times is equal to a 5k.  They goal was to finish in less than 45 minutes.

No, they're not in a new community in Apex or Cary North Carolina.  Nor are they a few wonderful new homes that I just listed in the Raleigh area. 
 These were Gingerbread Houses! 
Living in the Raleigh, North Carolina area allows us an easy 4 hour drive to Asheville in the Blue Ridge mountians or a 2 hour drive to the Atlantic Ocean and the beach communities. 
This past weekend my family and friends were lucky enough to see the 2009 National Gingerbread House Competition Display held annually at the beautiful historic Grove Park Inn.

Although we as Realtors are doing all we can to get our seller's homes sold in this economic client, I've noticed an interesting trend with sellers lately.
I've spent the last 4 weeks with 3 different buyers in different sections of the Raleigh Cary Apex area.  What I'm seeing with sellers is amazing me.  Things weren't this bad even in the old days of a few years ago when it was a seller's market. 
I'm talking about not being able to show homes that are listed for sale!

So much for the Recession! Here in Apex North Carolina several national companies have enough faith in this area to be opening 2 large stores in the next few weeks.
Scheduled for an October 14 opening, Walmart will be welcoming guests to it's latest super store. Located on the Apex Peakway by the intersection of Hwy 55 and Hwy 1,  Walmart will be a great addition to our town.

Meanwhile, over at Beaver Creek Commons, a great crew is busy setting up the new A.C. Moore store.  A very popular craft & art supply store, AC Moore sells everything from scrap-booking supplies … (4 comments)
