&lt;p&gt;For a short sale, the lender will require quite a bit of documentation from the seller to determine whether the short sale is legitimate and whether the seller has the ability to make up any deficiency. The lender also would want to determine if it would get more money if the seller simply defaulted on the purchase and the lender foreclosed on the property and sold it off.&lt;/p&gt;
&lt;p&gt;While these are some of the considerations a bank may have, the underlying problem with lenders and short sales is time.&lt;/p&gt;
&lt;p&gt;Banks have too few people on staff to handle the load of short sales and other requests being made since the start of the housing and credit crisis. The bank takes in the requests and then must evaluate each request to figure out how much of a hit the investors will take on the loan in a short sale. The lender also tries to figure out who else is losing money on the deal, like other lenders.&lt;/p&gt;

&lt;li&gt;To prevent freeze ups or damage to your sump pump, remove exterior discharge hoses. &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;Hoses and Hose Bibs&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Before the first frost you will want to follow these simple steps to ensure that your hose bibs do not freeze and consequently leak. Please keep in mind that hose bib leaks due to improper winterization are not covered by your warranty.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Remove hoses from the garage and exterior hose bibs to prevent water pipes from freezing within the wall. &lt;/li&gt;
&lt;li&gt;Wrap the pipes and the pressure reducing valve at your main water shut off to provide additional protection against freezing. &lt;/li&gt;
&lt;li&gt;Shut off the main water supply to the hose bibs. &lt;/li&gt;
&lt;li&gt;On the exterior open the hose bib and drain the water from the line. &lt;/li&gt;
&lt;li&gt;Push upward on the anti-siphon ring to ensure that all of the water is drained from the line. &lt;/li&gt;
&lt;li&gt;On the interior open the bleeder valve at the shut off. (Make sure you have something to catch the water in.) Be sure this valve is tightened again after the water is drained. &lt;/li&gt;
&lt;li&gt;Make sure that the black washer is in the cap. &lt;/li&gt;
&lt;li&gt;Push upward on the anti-siphon ring to ensure that all of the water is drained from the line. &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;Gutters and Downspouts&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Clean gutters and downspouts frequently throughout fall to prevent build up of leaves and other debris. Neglected gutters can lead to wood rot problems, pest infestations, wet basements, foundation damage and many other expensive complications. &lt;/li&gt;
&lt;li&gt;Be sure water is not coming down behind gutters and that all support brackets are securely in place. &lt;/li&gt;
&lt;li&gt;Check to ensure water drains properly and doesn't pool, which can cause damage to foundations, driveways, and walkways. &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;Windows and Doors&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Inspect and repair any loose or damaged window or door frames. &lt;/li&gt;
&lt;li&gt;Install weather stripping or caulking around windows and doors to prevent drafts and lower heating bills. &lt;/li&gt;
&lt;li&gt;Clean and lubricate garage door hinges, rollers, and tracks and be sure screws are tight. &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;HVAC Systems&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;It is generally recommended that you hire an HVAC company to regularly maintain your HVAC system.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Change your furnace filters on a regular basis. &lt;/li&gt;
&lt;li&gt;Consider having a heating professional check your heating system to ensure optimal performance and discover minor problems before they turn into costly major repairs. &lt;/li&gt;
&lt;li&gt;Adjust the dampers if necessary. A little heat to the unused rooms of your home should be left on during the cold winter. &lt;/li&gt;
&lt;li&gt;Clean your ducts to better your heating system's efficiency as well as to reduce household dust and to provide relief to those with respiratory problems. Also check for air leakage especially around joints. &lt;/li&gt;
&lt;li&gt;Clean your thermostat's heat sensor, contact points, and contacts. Check accuracy and replace if necessary. &lt;/li&gt;

&lt;li&gt;Check bird and rodent screens for attic vents to prevent any unwanted guests. &lt;/li&gt;
&lt;li&gt;If your home has foundation vents, they should remain open at all times except in the event of extreme cold. &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;Landscape and Yard Work&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Although grass appears to stop growing in the fall, the roots are actually growing deeper to prepare for winter. Now is the best time to fertilize and reseed your lawn. &lt;/li&gt;
&lt;li&gt;Prune your trees and shrubs after the leaves turn to encourage healthy growth in the spring. &lt;/li&gt;
&lt;li&gt;Trim any tree limbs that are dangerously close to power lines or the roof of your house. Heavy snow and ice can cause damage in the winter. &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;Deicing Tips&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Do not use rock salt on concrete surfaces. The use of salt can lead to concrete deterioration, which is not covered by your warranty. &lt;/li&gt;
&lt;li&gt;Do not use kitty litter on concrete driveways. The use of this product will have an adverse reaction to the concrete. Please consult your local hardware store for a deicing agent that they recommend. &lt;/li&gt;
&lt;li&gt;If you wash your car to remove salt or deicing compounds placed on local streets, please remember that it is equally important to hose down your driveway afterwards to remove any harmful compounds. &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;General Tips&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;During extremely cold weather, you may consider leaving indoor faucets located on exterior walls dripping. &lt;/li&gt;
&lt;li&gt;Place the emergency numbers for the electrician, plumber, and heating contractor in a convenient location. When the holidays arrive, some of these contractors will be open for emergencies only. &lt;/li&gt;

It kind of reminds me of Halloween, but I am talking about real estate and the buyers, sellers, and agents involved in this frightening business.&lt;/p&gt;
&lt;p&gt;We find buyers coming to the Halloween home buying party with many different costumes on. Sometimes they try to hide their true identity, but most of the time their costumes reflect who they really are. One popular costume this holiday season is that of the outlaw legend Jesse James. Cowboy outfits have always been popular for kids and buyers, but this year they are focusing in on one of the greatest robbers ever. &lt;p&gt;It seems that the number one outfit is the old fashioned ghost costume. Buyers this year usually materialize right before your very eyes and then disappear just as quickly like mist on Lake Winnipesaukee early in the morning. Equally as popular this year is the costume of the NFL great, Brett Favre. I'm not just talking about a cheese head Green Bay Packer uniform. It could be a New York Jets or Minnesota Viking uniform or combination thereof. He can't make up his mind if he really wants to play or for whom. Buyers this year have the same problem deciding what and if they want to buy which explains the rising popularity of this scary get-up.&lt;/p&gt;
&lt;p&gt;Sellers, to our dismay, often dress up as riverboat gamblers thinking they can bluff their way to a higher sales price with poker faces and sly grins. Many don't realize until it is too late that the buyers hold the best cards right now. The morbid result is another bludgeoned deal to be off hauled to the cemetery. I could say some sellers dress up as ghouls or witches, but that wouldn't be nice! &lt;p&gt;Like buyers, real estate agents have gravitated toward the ghost costume this season. Many sellers unfortunately have unknowingly listed their property with one of these phantom agents. Their picture in the company brochure looked worldly and real enough, but it seems that many agents are caught in that eerie netherworld between the living and dead. Half in the business and half out. Although I didn't believe in ghosts before this year, I visited many of the dark, foreboding, and genuinely haunted real estate offices in the area and saw the empty, deserted desks of agents departed and felt the overwhelming odor of dead deals and expired listings. Really spooky.&lt;/p&gt;

It may take a while for them to be recognized. They negate the possibility of the side-impact collision, which accounts for 28 percent of all road fatalities. They save gas and minimize air pollution because there's no more idling at red lights. Cars enter the roundabout, first yielding to vehicles already there, and slowly turn a leftward circle before easing out at the desired street. No stopping.&amp;nbsp; Not only that, studies have shown that people driving around &quot;roundabouts, actually pay more attention to what they are doing!&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;La Quinta's office of Public Works has recently sent out general rules for roundabout etiquette and they include:&lt;/p&gt;

&lt;li&gt;Slow down entering the roundabout - speeds below 15 mph are appropriate.&lt;/li&gt;
&lt;li&gt;Traffic travels in a clockwise direction.&lt;/li&gt;
&lt;li&gt;You must give way to the traffic already in the roundabout.&lt;/li&gt;
&lt;li&gt;If a roundabout has a single lane, such as the one on Avenue 52 and Jefferson, do not try to enter parallel to another vehicle.&lt;/li&gt;
&lt;li&gt;The car on the left does not have the right away, always yield to the car on the right when approaching the roundabout.&lt;/li&gt;
&lt;li&gt;Always yield to traffic and pedestrians in the roundabout.&lt;/li&gt;
&lt;li&gt;Vehicles in the roundabout have the right of way; pedestrians should only cross in marked crosswalks.&lt;/li&gt;
&lt;li&gt;Use turn signals when entering or exiting the roundabout; and if you miss your exit, simply stay in the roundabout until you come back to it.&lt;/li&gt;
&lt;li&gt;Bicyclists should observe the same rules as cars in a roundabout.&lt;/li&gt;
&lt;li&gt;Have courage, you can get around and out of it. &lt;/li&gt;

      <title>Preventing Swine Flu - A How-To Guide</title>

&lt;p style=&quot;text-align: justify;&quot;&gt;The only portals of entry are the nostrils and mouth/throat. In a global epidemic of this nature, it's almost impossible to avoid coming into contact with H1N1 in spite of all precautions. Contact with H1N1 is not so much of a problem as proliferation is.&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;br /&gt;While you are still healthy and not showing any symptoms of H1N1 infection, in order to prevent proliferation, aggravation of symptoms and development of secondary infections, some very simple steps, not fully highlighted in most official communications, can be practiced (instead of focusing on how to stock N95 or Tamiflu):&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;br /&gt;&amp;nbsp;1. &lt;strong&gt;Frequent hand-washing&lt;/strong&gt; (well highlighted in all official communications).&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;br /&gt;&amp;nbsp;2. &lt;strong&gt;&quot;Hands-off-the-face&quot; approach.&lt;/strong&gt; Resist all temptations to touch any part of face (unless you want to eat, bathe, etc.). &lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;br /&gt;&amp;nbsp;3. &lt;strong&gt;Gargle twice a day&lt;/strong&gt;with warm salt water (use Listerine if you don't trust salt).. H1N1 takes 2-3 days after initial infection in the throat/ nasal cavity to proliferate and show characteristic symptoms. Simple gargling prevents proliferation. In a way, gargling with salt water has the same effect on a healthy individual that Tamiflu (prescription drug) has on an infected one. Don't underestimate this simple, inexpensive and powerful preventative method.&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;br /&gt;4. Similar to 3 above, &lt;strong&gt;clean your nostrils at least once every day with warm salt water&lt;/strong&gt;. *Not everybody may be good at Jala Neti or Sutra Neti (very good Yoga asanas to clean nasal cavities), but *blowing the nose hard once a day and swabbing both nostrils with cotton buds dipped in warm salt water is very effective in bringing down viral population.&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;br /&gt;5. &lt;strong&gt;Boost your natural immunity with foods that are rich in Vitamin C &lt;/strong&gt;(Amla and other citrus fruits). If you have to supplement with Vitamin C tablets, make sure that it also has Zinc to boost absorption.&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;br /&gt;6. &lt;strong&gt;Drink as much of warm liquids (tea, coffee, etc) as you can.&lt;/strong&gt; *Drinking warm liquids has the same effect as gargling, but in the reverse direction. They wash off proliferating viruses from the throat into the stomach where they cannot survive, proliferate or do any harm.&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;br /&gt;&lt;em&gt;I suggest you pass this on to your entire e-list.&amp;nbsp; You never know who might pay attention to it - and STAY ALIVE because of it.&lt;/em&gt;&lt;/p&gt;

She went over to my website and asked me if I had testimonials. I said, Sure.... but she had to look read hard, among the hundreds of links I had on my website, there is only 1 tiny link on Client Testimonials. There's no way anyone could find it if I hadn't tell you where to find it on the page.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;

As the engineer and analytical person that I am, and also confirming that with some of the previous agents I have associated with, some of the testimonials you see on websites are fabricated. Hence, I want no part of that.&lt;/p&gt;
&lt;p&gt;I also told her that I love to me the small tiny person in a real estate transaction. I don't want a big part of it because I feel by being tiny, I was staying humble.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;Here's what Kathy said to me:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Your ego is NOT your Amigo. &lt;/strong&gt;But I said, ???? What do you mean by ego? I'm trying to stay small here. Certainly that's not an EGO issue. She brilliantly said that EGO doesn't always have to mean BIG. But&lt;strong&gt; it does mean it focuses on &quot;You&quot; &lt;/strong&gt;ie me. For goodness sakes, get my ego out of it!&lt;/p&gt;
&lt;p&gt;She asked if I believe in the things I do ie help people enrich their lives in putting them in homes they enjoy, if I feel I enrich their lives by helping them sell their house and move on to the next chapter in their lives. I said, ABSOLUTELY. That's me.&lt;/p&gt;
&lt;p&gt;Then, she said, &lt;strong&gt;If my message is more important than me, that &quot;I&quot; ie my ego, should get out of the way. &lt;/strong&gt;I have a calling and I have the very responsibility to answer my calling with my gifts and talents that He entrusted me with. Instead of focusing the issue on me, &lt;strong&gt;Ask - &quot;How can I serve in a bigger way?&quot;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;My playing small doesn't serve me. I should raise the bar. When I publish Client Testimonials for others to read, I am helping them make a decision to select me. It's not there to toot my own horn! It's letting others set an expectation on what it is like to do business with me. It is sharing myself with others.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;

&lt;p&gt;&lt;em&gt;You are the Light of the World - a city on a hill that cannot be hidden. No one lights a lamp and keeps it hidden. A lamp is placed on a stand to shine. Let your good deeds shine out for others to see so that everyone will praise your Heavenly Father.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;God told me that I am His light. That's why I am getting all the successes that I am. In fact, I'm trying to get out of it because I feel the spotlight is placed on &quot;me&quot;. Again, it's all about ME. Yet I thought being &quot;small&quot; and &quot;hidden&quot; was the way I remain humble. NOT!&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;Kathy ended our conversation with a quote by &lt;strong&gt;Marianne Williamson&lt;/strong&gt;,&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&quot;Our deepest fear is NOT that we are inadequate. Our deepest fear is that we are powerful beyond measure. It is our light, not our darkness that most frightens us. I ask, Who are you to say you are brilliant, gorgeous, talented &amp; fabulous? The real question is, Who are YOU &lt;em&gt;not to be&lt;/em&gt;?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;You are a Child of God. Your playing small does not serve the world. There's nothing enlightening about shrinking so that others around you feel insecure. We are ALL meant to shine, just as children do. We were born to manifest the Glory of God that's within us. It's not just in some of us. It's in everyone.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;As we let our own light shine, we unconsciously give other's the permission to do the same. As we are liberated from our own fear, our presence automatically liberates those around us&quot;.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;Now, how powerful is that, just by having Testimonials on your website. To let those around you know whom you are?&lt;/p&gt;
