First-Time Homebuyers.... Buy Now!

For all you first time home buyers... now is the perfect time to buy YOUR house. As you may have noticed, rents are rising and home sale prices are coming down. Add the affordable interest rates to the equation and you have the perfect reason to become a home owner.

Theodore Roosevelt once quoted, "Every person who invests in well-selected real estate in a growing section of a prosperous community adopts the surest method of becoming independent, for real estate is the basis of wealth."

Did you catch that? Real Estate is the basis of wealth! This is the time to take advantage of today's low interest rates and ample inventory of homes. But it doesn't stop there. Not only can you partake in the best time to become a homeowner, but Congress passed a new, temporary tax credit to provide another incentive for first time homebuyers. From April 9, 2008 - July 1, 2009, first- time home buyers may qualify for 10% of the purchase of the principal residence; up to $7500.

Now what does all this mean?... The $7500 incentive is an interest-free loan that must be paid back over a 15 year period. Remember that it is only for 10% of the cost of the home and not to exceed $7500. So, if you were to sell your home during the 15 year payback period, then the remaining amount must be recaptured (paid at closing), unless the home sold at a loss; it is forgiven.

But how do you qualify? First you must be a first-time homebuyer (not having owned a house for the past 3 years), and the home you are purchasing must be your principal residence (not a rental property or vacation home). There are certain income requirements that apply. If you file for a 1040 (single status), and make up to $75,000, then you qualify. If you file a joint return and make up to $150,000 then you qualify. But what if you make $75,001 or $150,001, then you will get a partial credit.

Payment on the tax credit will begin the following calendar year of the closing on your home. Equal installments will be made over the 15 year period. The payment will be 6.67% of the cost of the home. If you received the full $7500 tax credit then you will pay $500/year.

Warning: Once the market begins to turn around, this situation may no longer exist, and if China and other foreign investors begin pulling away from the US dollar, mortgage rates will rise to levels that will make it hard for first-time buyers to enter into the housing market. Real estate is constantly evolving and changing. What may be relevant one day, may be nonexistent the next.

The Silver Lining in Todays Real Estate Market

Do you see the silver lining in today’s housing market? Well if you don’t, it is going to be hard for you to paint a pretty picture for your clients. Look at all the positive things going on around you!!

In case you haven’t heard, Congress has passed a new tax credit for $7500 to first time home buyers. Did you hear that? Think of how great that is…with housing prices coming down and mortgages still affordable, the market can be greatly stimulated by first time home buyers. It can be stimulated by as much as 2 million home sales throughout the U.S. It all comes together in such a perfect way…what great timing.

If you check out the latest home sales index report you will see that the index jumped by 5.3% last month from a downwardly 84.5%. Not only that, but it rose in all four regions of the country suggesting that the market may be turning around.

According to a report by National Association of Home Builders on August 19, “Nationally, 55% of the homes that sold from April through June were affordable to families earning the US median income of $61,500”. Now why is that so important?

Gopal Ahluwlia, an NAHB economist quoted “Homes became more affordable because median income and interest rates remained about the same throughout the country, as home prices continued to fall. This is definitely positive news because more people can afford to buy a home.” You can check this out in CNNMoney.com, 8/19/08

Here are some recent quotes which may help you see the silver lining:

“There are encouraging signs that the (housing) sector is healing, according to Marck Schniepp, executive director of the California Economic Forecast Project in Goleta, California. Prices don’t appear to be falling as rapidly as they were, sales are rising, and default notices appear to be leveling off. “For one thing, there’s a lot of inventory, and interest rates are still low, and that situation may not exist when the market begins turning.””

“The National Association of Realtors reports that the average price of homes in the Binghamton metro area increased 8.7 percent in the second quarter. Surrender yourself to the Creative Mind

God created us to act as one body (given your purpose; someone may work better as the legs or feet; while another may work better as the hand, or eye), but sometimes we stray and wander around aimlessly not understanding; feeling sorry for ourselves; angry at the world, ect. But one thing I have learned over the past year is that our Intentions and Desires really do have an infinite power.

God gave us free will and with that comes choices which begin with our thoughts. It starts there – with a single thought. The way we think and what we think transform into physical things. If you are constantly negative, you are attracting negative things. Look at the closest friends you have. Are they negative people? If so, you probably are too. You attract situations, people, and circumstances into your life. So if you are constantly in a state of pessimism, guess what…that is what you will get. If you are a positive person, you will attract positive people and circumstances into your life. And when you hit a wall, depending on how you think, you will either give up and turn back around; or find a way to go around or get through it.

By surrendering yourself to the Creative Mind, you open yourself up to a world of possibilities. God truly loves us and wants us to succeed not suffer. He designed the world in such a way that if you try to listen to him and cling close to him, you find yourself in a sea of opportunity… Love is the ultimate reality.

A person who lives life in a positive way would look at failure as an opportunity to do better, knowing success is only one step away.

Failure is the opportunity to begin again, more intelligently.

Are you oblivious to the market value of your home?

According to a recent survey conducted by Harris Interactive with over 1300 homeowners, many don’t feel that their property has been affected by the weakened housing market and actually feel that their home has increased in value.

Two out of three homeowners think the value of their home has increased in value over the past year, when in fact 77% of homeowners have seen their home values fall.

Why am I telling you this? ... If your home is currently on the market, or you are thinking of putting it on the market, remember that your property has most likely decreased in value over the past year. Depending on your situation, you need to make sure your home is priced competitively in today’s market.

If you are listed as FSBO “for sale by owner” do not make the mistake of putting your home up for more than today’s market will pay just to see if you get a bite. You will wind up putting money in the buyer’s pocket because of this major mistake.

If you are listed with a realtor, and haven’t had any leads, talk to him/her about reducing your price. And if you’re realtor, has suggested lowering your price and you haven’t, you need to reconsider. Your realtor’s job is to make sure your house is priced correctly in your local market in order to sell.

TORN BETWEEN THE SECRET AND GOD

I have been watching The Secret and really trying to use the tools. But I have this nagging feeling. I am a Christian and it is hard for me when God is not mentioned at all. I don't like to think of God as a big Genie in the sky. However, I do know that he said, "Delight yourself in the Lord and He will give you the desires of Your Heart". This is one of many things that God said that I can see in The Secret. I also read "The Science of Getting Rich", and while there were a lot of things that made sense I am uncomfortable with how the author said do not have anything to do with charities, or really helping the poor. God spoke numerous times about the doing just the opposite... Help them.

I am putting The Secret into practice each day but can't seem to shake the uncomfortableness of asking for the riches of the world. Could this be Satan luring me in or is it what God would really want for me?

Now I do not want to get into a big debate on religion, but if anyone has ever felt this way, I would like to know how you overcame it. My objective is to better my life, make money, help others, and live a life full of thankfulness.

Denver Days is Here Again

It's only 41 days until our Denver Days Fall Festival. Many Lincoln county residents are counting down the days. This event is a way to showcase our community with one purpose in mind…Fun. This is a fun-filled event with amusement rides; concession stands with popcorn, hotdogs, cotton candy and many other carnival type foods; contests; and music bands. Much of the money earned is put right back into our community, such as; high school sports.

The event begins on September 24th and 25th with rides and special events. However the actual festival begins on the 26th and goes thru the 27th.

Century 21 Hecht is the primary sponsor of this event and will have 2 spaces right up front by the band stage for anyone who is interested in selling or buying real estate in the Lake Norman area.

This year we will be bringing three bands to the festival: The Marshall Tucker Band, The Fantastic Shakers, and Confederate Railroad.

Thursday 25^th is a night packed with adventure as we will be taking you back in time and letting the modern times slip away as you watch a movie from your car for the Denver Days Drive-In Movie Night and Classic Car & Hotrod Cruise-In.

Just imagine being around a bunch of classic cars enjoying a movie with your coke, hot dog, and popcorn in hand. It is as if you took a time machine and went back to the ‘50s.

Thursday is also the night to ride all the rides you want for one price. Rides begin at 5pm and the movie will begin at dusk (around 7:30).

So come on out and bring the family. This will be a fun event for everyone of every age. Our Little Town, Denver, offers Big Fun at this event.

It should be noted that the drive-in theater will benefit the BRAKES organization which has a mission of saving young lives.

On January 26, 2008, Doug Herbert (National Drag Race Champion) experienced something that a parent should never experience. His 2 sons, Jon, 17, and James, 12, died in a fatal accident around Lake Norman. When word got out about this tragedy, our heart sank. But after grieving the lost lives of his son, he turned around and went to action by helping to prevent other parents, and family members from going through what he has endured by developing the BRAKES program which stands for “Be Responsible and Keep Everyone Safe”. This organization is all about saving lives and keeping children safe by promoting safety and responsible driving and raising awareness of young drivers.

2008 Consumer Report on Staging

For all you sellers out there… listen up! This is a very important piece of information that you do not want to miss out on.

According to the Consumer Reports, September 2008 issue, about 1 in 10 sellers said they had ”wished that they made cosmetic changes to their home before putting it on the market.” Even more expressed a deep regret by stating that they wished they had done this before selling their home because the price of their home sold significantly less than the original asking price.

On average, a typical staging consultation can run you about $300. If you were going to do a full staging, something that a vacant home desperately needs, the cost can be anywhere from $500 - $5000. This includes rented furniture and accessories. Now before you begin to think that sounds like a lot of money, keep in mind it is a lot less than your first home reduction.

According to a 2007 HomeGain Survey, a home that is professionally staged can give you an average return of 343%. Statistics have shown that homes that are staged receive a 6.9% price increase and spend 50% less time on the market.

Since the market has softened a little, it is even more crucial to play your cards right. Getting a stager is no longer a luxury but a necessity. The average buyer spends about 4 hours a week on the internet looking at listed homes on the market. If a buyer comes across a picture that looks disorganized, cluttered, out-dated, or just plain bland with builders beige on all the walls… what do you think he/she is going to do? He is going to pass right over your home and go onto the next home.

Charlotte Summer Irish Festival

On August 9, the Queen City will be celebrating All Things Irish, with it’s Charlotte Summer Irish Summer Festival. This is the second year, Charlotte will be celebrating the Irish ways. This free event will take place in Downtown Charlotte, (or Uptown as the locals call it) on Tryon street between Fifth Street and Trade. There will be plenty for everyone to do, including live entertainment and a Kids Corner.

Kick off begins Friday night (August 8) at 6PM at Connolly’s Irish Pub and on Saturday (August 9) at 12:00 noon.

American Girl Fashion Show...Charlotte, NC

Girls all over the Charlotte region are going to be grabbing their American Girl Dolls and running toward the Marriott Charlotte City Center for a fashion show that will be the topic of choice for many future slumber parties.

The Marriott Charlotte City Center will set the stage for the American Girl Fashion Show. This event is a fundraiser benefiting ,Project Bloom, an organization that strives to help girls succeed by giving them a new positive outlook on life.

The fashion show will help celebrate being a girl through a presentation of both historical and contemporary fashions. Tickets go on sale August 3 for $55.00.

Deena Knight began, Project Bloom, in 2002 with her husband, NBA point guard, Brevin Knight. She feels very blessed by what her husband’s career has been able to do for her family, and wants to share her blessings with young girls by inspiring the youth of today to become the women of tommorow through the development of scholarships; and athletic, educational and artistic programs. A man was riding his Harley along a California beach when suddenly the sky clouded above his head and, in a booming voice, the Lord said, "Because you have tried to be faithful to

The biker pulled over and said, "Build a bridge to Hawaii so I can ride over anytime I want."

The Lord said, "Your request is materialistic, think of the enormous challenges for that kind of undertaking; the supports required reaching the bottom of the Pacific and the concrete and steel it would take! It will nearly exhaust several natural resources. I can do it, but it will take all of my energy for many years and it is hard for me to justify your desire for worldly things. Take a little more time and think of something that could possibly help mankind."

The biker thought about it for a long time. Finally, he said, "Lord, I wish that I and all men could understand women; I want to know how she feels inside, what she's thinking when she gives

Operation Christmas Child

It's hard to think about Christmas when it is scorching hot outside, but Friday, August 1, begins registration for Operation Christmas Child. People really hop on board with this one, so if you want to get involved you need to sign up now.

For those of you who may not be familiar with Operation Christmas Child, it is a project where people from all over the country fill shoe boxes with gifts to be delivered to children who are in need all around the world. November and December is when this massive project begins to take place. Thousands of volunteers literally rush to get involved.

As a volunteer you would carefully inspect the shoe box gifts and remove anything inappropirate that may not clear customs. You will then help to prepare the boxes for shipment overseas. This is a rewarding effort that can be done with the whole family, just knowing that what you are doing will help put a smile on a hurting child's face. Youth, 13 years and older, can participate as long as they are with an adult. Volunteer work can be anywhere from a 4 hour shift to a 1+ week long shift. You can decide what fits into your schedule.

The final tool for effective networking is a Strong Business Presence. You need a strong web presence; a hi-tech side where you are profiled describing who you are as a person and what type of service or product you have to offer. You need more than just a website. You need a blog, or an online community where you can connect with others. This is essential in your networking, because the more people you communicate with online, the more opportunity you have for a lead or a referral.

However, try not to spread yourself too thin. The objective is to get to know other people and vice versa. If you have signed yourself up with every online community you can think of, you will not be able to learn about the other members. You won’t be able to connect. Try to schedule a few days a week to communicate with your new online friends/community…but don’t overdo it.

As we discussed in part 1 and part 2, networking needs to begin with the business card and the art of conversation. The next needed tool for networking is an Attitude of Abundance.

As my eWomenNetwork.com says, "Giving comes first, and getting comes second." If you have a helpful attitude in place, you will attract others who will be helpful to you and your career.

You become the sum of the 5 people you hang out with the most. Are they giving freely? Are you giving freely? When you give freely you'll attract others who are willing to do the same for you.

Networking Took Kit series - part 2

There are 4 tools that need to be in place in order to get results when networking. If you missed Part 1, be sure to check it out. As I discussed in part one, it all begins with the business card. The second tool needed is the Art of Conversation. In order to get the most from a conversation, you should use the "x words": example, expand, and explain.

Expand - Ask someone that you want to network with a question that will keep them talking. "That's interesting, can you expand on that? How does that work?"

Example- "Can you give me an example of the kind of client you work with?" or "Can you give me an example of the kind of work that you do?"

Explain- "Explain how you've overcome your biggest challenge."

Framing questions with the "x words" invites people to talk and open up. Always be the one in control by listening. You want them to do the talking, not you. The one who listens has the upper hand. You never know what extra information you may receive while listening.

Also, always respond with "That's interesting... say more". People love to talk about themselves and when they feel they have your complete attention and an interest in them, they'll feel more comfortable to open up to you.

Networking Tool Kit series - part 1

We all know that a majority of our business, no matter what it is, comes from networking and referrals. If a strategy is put into place, we can achieve an objective of success. But how?

Networking begins with a simple business card. On the front of the card you should have your company's name in big bold letters and your own name in smaller, possibly a different, print underneath your company's name. Now, What do you have on the back of your business card? If you say nothing, you are ahead of the game. "How?", you say. Well, the back can be the most important part.

Let's say you go to an event and you get a whole bunch of business cards from different people you have met. You keep collecting the cards and wrap a rubberband around them in an attempt to keep them together and not loose any. After awhile, you forget whose in the pack of cards and they may become a person of the past instead of a future lead. But if you wrote some notes on the back of the card they handed you, key information about them, names they dropped, resources, ect... you'll remember that card. So the same goes vice versa.

Put a lead, a contact, a resource, or whatever may entice them to actually keep you in the loop and you won't be thrown in the pack of cards. The key is to put something down that will make a difference to another person's life.

eWomenNetwork.com. is an organization of women looking to do business with other women. It is a place to congregate and collaborate with other business minded women. We are big on supporting one another by giving leads and references. We believe in giving 1st and getting 2nd. When you give freely you'll attract others who are willing to do the same for you!!!

eWomenNetwork.com was created by Sandra Yancey in 2000. She was looking for a place to learn and connect with other women. Denver News For Seniors

Denver, NC has a lot to offer our active senior citizens. The East Lincoln Community Center opens it's gymnasium up at 7:30am, Monday - Friday, for the seniors to walk around. On Monday's , Wednesday's, and Friday's there is also exercise classes that begin at 8:30 am. The doors close at 11:30am. But if you are more of a night-owl you can take dance class on Tuesday and Thursday evenings at 7:00pm.

Lincoln County Senior Services offers quilting and knitting classes.

Quilting begins at 10:30 on Mondays and knitting is offered on Thursdays.

Bingo is offered on the second Tuesday of each month at 10:30am.

Are You Earth, Water, Wind, or Fire?

Today I went to a conference and heard the guest speaker, Nicole Greer, speak about the four elements of success. Nicole is a life coach tht helps transform interpersonal relationships. This is what I learned.

While we may all be different, we all share something in common… personality. It is our personality that drives our behavior, and actions which help us to succeed or fail.

We are energy filled wonders. Working with others can be hard. Your personality allows you to do well in small groups, large groups, or individually.

So what is your element?

Earth— You are mother earth… solid, steady, stable, and grounded. You are nurturing but systematic. You need to know the why’s to everything. You create a system, a season, a cycle. However when taken to the extreme, you may be considered mundane, controlling, and predictable.

Water— Just like water you are refreshing, and cleansing. You are life giving and want to always help others. You are flexible so you can work around others schedules. You are sparkling, pure, and reflective. However, people can take advantage of you. You may be too needy at times; depending on others too much. When people wrong you, you turn to ice, but it only takes a little warming up to make you melt again. You easily forgive. Earth helps make you powerful and strong.

Wind— You are uplifting. You are fun and take notice of everything. You can do circles around anyone, and you enjoy getting tasks done. You have a mission and you go after it. You bring energy and excitement to any situation. You communicate with ease. You are a good salesperson. You Just don’t give up! You are confident, playful, and like to take action. However, when you go to the extreme, you can appear out—of-control, and overly emotional.

Fire— You are captivating and people take notice when you walk in the room. You know how to work a room with assertiveness. You can ignite a situation with a powerful, passionate presence. However, when taken too far you may come across as controlling, domineering, and irate.

Me— I’m water. Creativity flows through me like water in a stream. I move and flow with flexibility to get to the mission and the vision. I try to breathe life into my friends when they are down and I need the same in return.
