CARY NC - Is the High School District a Key Factor in the Buying Decision? YES!!!!

"Housing located in the Panther Creek and Green Hope High School districts still has the largest market share of the closings at 49%, the same as last year.

Housing in the Athens/Cary districts has a 29% share and housing in the Apex High School district has a 19% share.

The supply of housing is 4 months in Panther Creek/Green Hope, 5 months in Athens/Cary and 6 months in Apex. Each of these supply numbers are below the levels seen in the Triangle and in the United States"

This is not news to those of us who reside in the area. We know we have excellent sought-after High Schools in Cary NC because our children attend these schools.

Are just the high schools excellent in Cary NC?

Of course not, here's my theory as a former Wake County teacher, if you have a great high school the elementary schools and middle schools that filter in those high schools must be excellent as well.

For this reason Panther Creek and Green Hope Have become the top schools of CHOICE.

My children went these very schools and are now enjoying very successful college careers.

RALEIGH NC - New Home Sales Rise

Raleigh NC - New home sales rise according to Builder Local Market an On-Line Newsletter for local Builders.
Good news for our local Triangle Real Estate Market. While home building has stopped in most parts of the country the Raleigh NC
market which included the ever popular Cary is growing.

Why? We have thriving business base, Research Triangle Park, multiple large universities (NCSU, UNC, DUKE), and a growing Downtown, and quality schools. This formula has made the Triangle a destination for families.

Market Share of Home Sales

In the Raleigh, NC market new home sales grew year-over-year in October, and the percentage hike was greater than September 2011, giving hints of improving market conditions. New home sales saw a hike of 15.9% from the year earlier to 371. This came after a 7.7% rise year-over-year in September.

A total of 4,060 new homes were sold during the 12 months that ended in October, up from 4,009 for the year that ended in September.

Of 1,152 total sales, 371 were of new homes. This is a surge from 28.2% of sales a year earlier. Sales of new and existing homes rose year-over-year in October after also rising in September year-over-year.

Pricing and Mortgage Trends

The average per-unit price of new homes increased in October to $264,033, up by 1.3% from a year earlier. This is a reversal from the 2.0% decline in September from a year earlier.

For newly sold homes, the average mortgage size declined year-over-year in contrast to average price of new homes. In October 2011, there was a 9.2% decline in the average mortgage size on new homes to $222,679. Average mortgage size slid 11.7% in September 2011 from a year earlier. Of the overall sale price, the percentage that was being financed slipped 9.7 percentage points year-over-year to 84.3% in October 2011.

What is Wake County School Choice Plan? In short it is no longer a rumor it is a reality. Wake County School Superintendent Tony Tata has made his plan a reality. Even the squabbling of the Democratic and Republican factions within the School Board sound not stop Superintendent Tata's Choice Plan.

Basically when a child is registered for school parent have a choice of which school....kind of.

Here's how it works:

Enter your address in the Student Assignment Finder
A chart with your option will pop up.

5 Elementary Schools
2 Middle Schools
2 High Schools

Familiarize yourself with the schools within your choice plan.
Register your child for your school of choice.

So yes, your "choices" are limited. You must pick a school within your option list. However, you may pick a Magnet School that is not on your list.

This simplistic plan listed above is for the Newcomer, new to the area. If you are currently enrolled in Wake County Schools it get a bit sticky. More blogs to come....

Cary NC homes for sale are still stable. The number of home for this time of year are expectedly low. Inventory of homes for sale through the Holiday Season is always light. Sales light too.
We are looking forward to an active spring season in Cary NC. Sellers can expect to break even. While Buyers can still expect to be in the "driver's seat".

The Cary NC market continues to be a "price war and a beauty contest". Meaning Sellers should, pre-inspect, make their home as desirable as possible, and price competitively. Buyers are being very particular.

This summer I showed one Buyer 76 homes, another 62. Buyers are eliminating homes because of smells, carpet color, and minor repairs.

CARY NC Swine Arrested for Hogging Highway!

You can't make this stuff up!

During morning rush hour five pigs were loose at the very busy highway intersection of I-40 and I-540. The Highway Patrol was called and a foot chase took place until the culprits were all apprehended.

The situation was made worst by a hard driving rain. The dedicated deputies had a difficult job trying to capture thier fugitives as well as keep them from harm from oncoming traffic.

No mention of were the pigs originated. If no one comes forward to claim the pigs they will be put up for auction.

"No honey, I realize you're a Vet student but you can't have a pet pig!"

CARY NC Average Appreciation by Subdivision looks like age is selling. Its no surprise MacGregor Downs is "selling like hotcakes" as we say down south. It was the first country club community in Cary NC. It has aged gracefully over the years and folks are seeing its beauty and making renovations.

The same can be said for many of the other neighborhoods that are the top contenders in the area. Cary is truly a community full of neighbors. We are beginning to see a trend of original residents downsizing after their kids have left for college. This area went through a huge growth spurt in the mid-90's and those kids are now college-age and their parent are empty nesters with homes that are too big.

The chart below also shows the dominance of the $150-300,000 price point in our market. Resonable housing makes Cary very attractive to those working in Research Triangle Park.

CARY NC Housing Stats and Trends February 2010-2011 shows PENDING sales are up 15% over last month. That's great news! That means our Spring Market is in full swing.
Next month the 15% PENDING will turn in to 15% SOLD. Our 6% increase in inventory will quicky turn to an increase in sales.

Our Spring Market generally starts mid-February and is full swing my mid-March and is crazed until end of June, if were lucky until July. This year if want to sell pricing must be close, if not at market. Sellers are motivates and Buyers are being particular. One issue to be aware of, Buyers from depressed markets are looking for deals, no matter what the numbers say!

CARY NC Single family homes from $400-300,000 are the "sweet spot" of our market. We have an abundance of inventory in this price point. National builders and local custom builders have numerous floor plans to offer home buyers.

Single family home amenities in this price range include 2 car garages, 1/4 -1/5 acre, 4 bedrooms and a bonus room, usually a community pool. Community Pools are not unique, however they are abundant in our area. Most communities have a pool, tennis courts, play area, and the lucky ones access to the County Greenway. CARY NC What is a Due Diligence Fee?

CARY NC What is a Due Diligence Fee? The state of North Carolina recently adopted a Due Diligence Contract. Basically the buyer fully inspects the home before committing.

My experience has been that both Buyers and Seller are having had difficulty with the concept of a Due Diligence fee.

So what is a Due Diligence fee?

The contract states:

A negotiated amount, if any paid by Buyer to Seller with this Contract for Buyer’s right to conduct Due Diligence during the Due Diligence Period. It shall be the property of the Seller upon the Effective Date and shall be a credit to Buyer at Closing.

In southern terms:

The agent and clients negotiate a small amount of funds, usually about $100-300, depending on the value of the home. A check is written to the Seller from the Buyer. The Buyer has a negotiated number of days to investigate the property. If the Buyer decides to buy, the Due Diligence funds are credited at closing. If the Buyer decides not to buy the Seller keeps the Due Diligence funds. The home remains ON the market during the Due Diligence period. It is marketed in the MLS as “Active-Due Diligence”.

Things to do in CARY NC? While visiting Cary NC I'm often asked what should we do? Where do I start?

We have an amazing park system with boat rentals, walking trails, a dog park, even a SK8 park (that's "skate" for those of us over 40)

When you're done with all that exercise you'll need some refreshments. You will be thanking yourself for stopping at Goodberry's! Goodberry's is Cary's own creation. A frozen custard where you hand pick the topping. Yummy!!!

CARY NC Single family homes from $400-500,000 are plentiful in our market both form national builders and local custom builders. This price point will get you on average a third acre, 4 bedrooms, 3.5 baths, bonus room, 2/3 car garages, and numerous custom features.

A few thing I should mention about our market. Three car garages are not the norm. In recent years we've begun to see more, however 2 car garages are our standard. It may stem from not needing to store so many season items.

Another item that is not a norm is a basement. I know, its unheard of for those of you from the north. Our soil is clay. Clay and basements do not mix. Clay retains moisture, moisture creates mold and mildew, mold and mildew and human do not mix.

We do have walk out basements, usually at a premium beginning in the $400-500,000 price range.

Cary NC Western Cary Farmer's Market at Carpenter Village is a Saturday morning event. Just after dawn the tents are up and the shoppers are ready for fresh fruit, vegetables, and seafood.

I will tell you I was surprised to see the seafood, fresh shrimp and numerous varieties of fish.

The vendors are family farmers from the Western Cary and the fruits and vegetables are very fresh. I bought a container of huge peaches that were absolutely succulent. The idea of a Farmer's Market really builds community. You may pay a bit more however the quality and freshness is undeniable. The Western Cary Farmer's Market is located just inside of the Carpenter Village community off Morrisville-Carpenter Road.

Make it a date this Saturday and stop by the Western Cary Farmer's Market at Carpenter Village, you're family will thank you!

Top parks in the Cary NC, no ordinary parks! Cary is a very family-oriented area that believes in community. For that reason they have set aside plenty of green space for parks. Some are of the unusual nature.

Cary's Dog Park- Yes, its a park dedicated to dogs. Ok the owners are welcome too. The fascinating part of the Cary Dog Park is the attention to detail. Painted firehydrants with doggie portraits, benches, walking paths, leash hooks, plenty of bags for you know what, and lots of humans.

Cary's SK8 Park - Translation, Cary Skate Park, for those of us over 40. Hold on to your stomach as daredevils of all ages zoom up and down the steep ramps. Teen boys are the largest fixtures at this park, nest to nervous Moms. I found it hard to watch the death defying tricks of Cary's SK8-ers.

Bond Lake Park - Is Cary's premier parks! Bond Lake Park is the home of the Cary Senior Center, one of Cary's community centers, and an amplitheter.
Those amenities plus softball, soccer, football field are just the beginning of what makes Bond Park so special. They also have boat rentals; paddle boats and canoes. Kids come daily to the enourmous jungle gym locted right in the center of all this action. Cary's Bond Lake Park is also the home of Spring Daze Annual Art Festival.

CARY NC Agent owe thier clients L.O.A.D.S. It's the basic principal of Real Estate. First le't define "CLIENT". A client is a party that has a signed Buyer's Agency with a Real Estate agent. Without the signed document one is simply a CUSTOMER.

Once the Buyer's Agency Agreement is signed agents owe thier clients L.O.A.D.S.

Loyalty
To be loyal to the client and act as thier representative.

Obedience
Obey the clients wishes, within legal perameters, regardless of one's own reservations.

Accountability
Be accountable for the monies, execution of contract, appointments to secure the closing.

Disclosure
Agent must disclose anything that is knows about an area or home.

Skill/Care/Dilligence
Agents are required to use thier best skills, care in execution of contract, and dilligence in excuting the contract and closing.

Being the basics of Real Estate it is in the Buyer best interest to have signed Buyers Agency Agreement to ensure full representation throughout the single biggest purchase of one's lifetime.

CARY NC What is your negotiating style? Knowing your negotiating style can help you determine how to approach your next contract negotiation.

Styles of Negotiating:

Submissive Style - Wanting to surrender to the other side. Results from a feeling of powerlessness.
Amicable Style - Willing to give in on issues of substance on order to have a relationship.
Tyrannical Style - Demand that the other side gives up everything it has.
Compromising Style - Focuses on trade-offs and conflict resolution.
Realistic Style - Searches for common interest and needs. Demands problem-solving behavior.

Most people have a combination of negotiating style. During a recent conference I took a test determine my negotiating style.
I wasn't surprised by the outcome. I scored 12% in the Submissive Style. Anyone who knows me would laugh as I did. I've never been described as submissive.

I did score high on the Realistic and Tyrannical Style. I taken back by my score as tyrannical. Then it was explained that Tyrannical Style is not a negative. It is interpreted as a relentless pursuit of one's clients desires. Combined with the Realistic Style one can expect problem-solving with a strong determination.

CARY NC Staging your home is an important aspect of the home selling process. Buyers want to be able to see themselves and their possessions in the house.

Buying a home is an emotional process that involves all of the senses. Buyers will be swayed by a bright, fresh smelling home that they can imagine living in themselves.

I realize it’s a challenge to live in a home that has been staged. Remember, well staged homes in Cary sell quicker. The outcome is worth the effort.

Remove clutter:

Minimize your décor, by packing away nick-knacks, toys, books, rugs, etc.
Put away family photos. Buyers need to see themselves in the home.
Make rooms appear as spacious as possible. Rearrange/remove furniture as needed.
Less is more even in kid’s rooms.

Prior to 1^st showing:

Label any items that will not be included in the sale, or simply remove.
Label special features/upgrades.

Prior to EACH Showing:

Look at each room through the eyes of a Buyer. Make necessary changes.
Open drapes/shades
Turn on ALL lights
Keep pets outside or kenneled
Leave. Buyers will find it uncomfortable if you are there, even if you are out of sight.

If you work during the day prepare your home as if you will have a showing each day. Again, it will be worth the effort in the end.

CARY NC Is Pricing AT Market Value a Good or Bad Thing?

CARY NC Is pricing at market value a good or bad thing? I've been asking myself this because of the events of the past week.

Scenario:

I have a client for a depressed real estate market, who lost money on the sale of their home. They are relocating to the Cary area where our market has remained fairly stable.

Over the past two years our market has seen prices slip and days on market rise. Sellers are frustrated. Agents are hearing their frustration and are suggesting pricing homes AT market value. Sellers are trading profit for a quick sale.

For Example:

If a neighborhood is listing for an average of $107 per square foot. Selling at an average of $95 per square foot, then list the home for $95/sq ft.

Agents brave enough to do so are seeing multiple offers in a few short days. Yes, you heard me MULTIPLE OFFERS. Boy that's something we haven't heard since, 2007.

Problem:

Buyers coming from depressed markets refuse to listen to the numbers and make adequate offers. They lost money and no one is getting anywhere close to full price, even if it is market value. I have a buyer who has lost two awesome homes because of this attitude.

Is it understandable? YES!

I tried to tell him that he is attracted to these AT market priced homes because of their great price. Just like current gas prices, drivers will head to BJ's or Sam's Club to by gas at a discount instead of purchasing at the corner station. Simple economics: Everything else being equal, the lower price will sell first.

So I ask once again, Is pricing AT market value a good or bad thing?

CARY NC Housing trends and stats - Jan 2010-2011 are in and need some tranlation. Is the market down form last year at this time? Yes, BUT...2010 was an unusual year that will forever be skewed because of the Federal Tax Credit. The $8000 tax credit truly did stimulate buyers that had been on the fence for a long time.

This year as we head toward our spring market the housing trends are predicted to trend upward. Real Estate offices all around Cary are seeing an upswing in activity rivaling past that of last year. Agents are gearig up for a strong spring market even without the assistance of the Federal Tax Credit.

It's an awesome time to buy! Sellers are realistic and willing to work with savvy buyers.

CARY NC Neighborhood Swim Teams

A phenomenon in our friendly, family-oriented area is the competition of the Cary NC neighborhood swim teams.

Every spring,
no matter the temperature,
no matter the school schedule,
no matter the age of the kids.....the competition begins.

Neighborhoods around the Cary area announce its time for swim team. Kids by the hundreds don their matching suits and begin the endless daily practices. Swimmers begin, in many cases, before they can even be called swimmers. Generally if they can jump in, make forward movement, of any kind, they are in! The coaches will take care of the rest later. This ritual is repeated throughout the Town of Cary preparing for the first of six meets.

The first Tuesday evening in June the competition begins for the Cary NC neighborhood swim teams. Hundreds of kids, parents,and grand-parents gather on the pool deck of the hosting team for 4 hours of continuous swimming.

Of course, the best part for the kids, mine included who swam for Wellsley, is the socialization, and snacks, and snacks, and more snacks!

Each team stakes out space on opposite sides of the pool, mark their territory with beach towels, compare snacks of course, and number the kids according to heat and rank. Yes, the kids are numbered on each shoulder with black permanent market. Swimmers are called by that number to swim their particular heat.

It's a kind of organized chaos.

This practice happens in neighborhoods all around Cary NC every Tuesday night for six weeks.

And here's the secret...it's not really about the swimming and the competition. It's about neighbors getting together for a common cause, to build community.

Just another reason why Cary NC is a favorite place to live and raise children.
