Graphed is a one year span of the Number of Homes FOR SALE, Number of Homes SOLD , Number of Homes PENDING.

You can clearly see by the graph our Cary NC spring market. So if you are moving to Cary NC our inventory is at its highest in May and June.

Raleigh Christmas Show at the Raleigh Convention Center

I know the season is near when I receive my annual invitation to the Raleigh Christmas Show at the Raleigh Convention Center. This year I was a bit saddened, because my daughter is my usual companion, and this year is away at college. Away at college is a relative statement, she attends NCSU, only 30 minutes away. Should I give her a call? Absolutely, tradition is tradition!

Last Sunday, with her best friend in tow, the three of us attended the Raleigh Christmas Show at the Convention Center. It was also the same day as the Raleigh Chrismas Parade an event we remember well as a family. We made our plan for the show. We would begin to the right and go up and down each isle looking only to the right. You must have a strategy to see everything.

The big new item this year is Bottle Cap Jewelery.

Pictures are adhered to the outside of the bottle caps and they are magneted together. The beauty is they're interchangeable. Can also be used as key chains, bookmarks, broaches, you name it! Very creative idea.

Each year we fill our bags with unique gifts for family and friends. It's also about the adventure of being in Downtown Raleigh for the day, lunch included.

Raleigh being the state capital has so many things to offer.

Golf Course Communities in Cary NC

As a avid golfer I'm often asked about golf course communities in Cary NC. I said avid not good! I began playing golf about 21/2 years ago at the earding of my husband and friends. I agreed only if I was able to get lessons, golf clubs, and of course all the cute golf clothes. After a few lessons I was addicted! I'll admit I'm the perfect partner for a golf scramble, high handicap and a long drive.

This year I was lucky enough to see the pros play at the SAS Senior Golf Championship at our own Prestonwood Country Club. It was impressive and the pros were so accessible to the fans.

So for all you golf addicts who want to roll out of bed on to the tee box here is a brief description of golf course communities in Cary NC.

Let's start with the original golf course community Cary NC MacGregor Downs golf course homes. MacGregor Downs was established in 1967 around the tranquil setting of Lake MacGregor just south of Downtown Cary NC. I can only begin to imagine what Cary looked like back in the late '60s. The location of MacGregor Downs must have seemed out of the way from the hustle and bustle, ok maybe and exaggeration, of the Cary of 1967.

Either way MacGregor Downs is a picturesque community full of mature trees, tranquil streets lined by landscaped yards, and manicured lawns. Each golf course home is even more unique than the next. Why Move to Cary NC?

Why Move to Cary NC? This is the question I ask new client when I meet them for the first time. I listen, yet I know the answers, because their answers have become familiar over the past few years I've been in real estate. Not to mention, they are the same reasons my family came here in '95. Moving to Cary NC is a big decision, maybe I can help?

GREAT PLACE TO RAISE A FAMILY: Cary truly is a wonderful place to raise a family. Strong family values are evident in the neighborhoods, schools, parks, everywhere. Parents and kids can be seen at sporting events, school functions, and just playing in the street in the evenings. When I take clients to view home they are often amazed by the number of kids just out playing. Neighbors socializing and what's that... waving?!

SCHOOLS: Why are Cary schools and surrounding area schools so good? Because all Cary kids are gifted! No really, credit has to be given to the parent and teachers working for the common goal of the child. As a former Wake County teacher I can tell you first hand the parental support of the schools in this area is unprecedented. Parents give of their time, money, support, anything that is asked. That makes the difference!

SMALL TOWN FEEL: Guilty ya'll Cary's a town, not a city, and plans to stay that way. A few years ago a petition came before the Town Council stating that now that Cary is growing we should sound bigger and call ourselves, "City of Cary". No such doins in these parts...(my attempt at a southern draw). We may be getting bigger geographically but the City Council makes an effort to keep the feel of Cary small and friendly. Just try to get out of any of our coffee shops or anywhere for that matter with just a quick "Hey". When I talk to clients who have been her for awhile that is the first thing they tell me was the biggest adjustment, random people talking to them. I tell them it's a NC thing!

WEATHER: No long winters. I'm originally from Ohio and I second that! Winter is not so much a season as an occaisional weather front. Yes, we do get snow! Just not weekly like up North. My mother hates when she calls to tell me about all their snow and I'm teeing off ready to play golf.

LOW TAXES: New Yorkers rejoice!

REASONABLE HOUSING: Absolutely! Cary NC market was never part of the housing bubble. We never saw inflated prices and are not seeing huge price decreases. CNN Money will concur. We were one of the last housing markets to feel the housing slump and are expecting to be one of the first, OK second, behind Dallas, to see recovery. (CNN Money)

SENIOR HOUSING: You must see Carolina Preserve Amberly Dell Webb Cary NC to truly appreciate 55+ living. It's like Disney World for seniors. Amazing, no detail overlooked. I have a few more years before I qualify...

Cary Christmas Parade

Cary Christmas Parade brings back fond family memories. When my daughter's were at Davis Drive Elementary School they participated on the "Jump Rope Team". They practiced routines in the school parking lot, with parent volunteers, for weeks preparing for the Cary Christmas Parade. Notice the coordinating sweatshirts in the picture, yes, I was one of those parent volunteers. It was a time in my life I throughly enjoyed. About 50 kids were a part of the team, both boys and girl from grades 3-5. It was a honor to be selected after a round of try-outs. The kids wore the sweatshirts with pride.

Parade day was always filled with excitement. We participated three years in a row. Each year the weather was as diverse and the kids and families of Cary NC watching. One year freezing, the next warm and balmy, and of course the final year we attended it was threatening rain.

The best part of being a parent volunteer with the Cary Christmas Parade was being able to walk the route with the kids. Our job was to keep them walking, well jumping, in a straight line It sounds so simple....not!

Events like the Cary Christmas Parade and the Davis Drive Jump Rope Team are just a few of the reasons I truly love living in the neighborhoods of Cary NC. Cary is a community of family values and it has been the best place to raise my children. The girls pictured are all college-age now. Not the best picture. They were scanned from a scrap book. We plan to go to the Cary Christmas Parade as a family and reminisce when we were a part of it all those years ago.

When staying in a Boone cabin rentals NC a must on my agenda is the Mast General Store. When I visit Boone or Blowing Rock from my home in Cary NC I always stay at Serenity Falls Rental Cabin one of the many Boone cabin rentals NC. The hardest part is deciding what to do when we go to "town". Town of course being Boone.

The Mast General Store is always on the top of our list. Established in 1883, it's like walking back in time entering the doors of an authentic General Store. My kids first run to the barrels of loose "penny" candy. (Of course, now its $5.95 a pound) Candy I remember from my youth.

Let's see if you remember:

candy dots on strips of paper?
wax bottles filled with "sugary syrup"?
Zots?
Razzle Dazzles?
candy cigarettes (yes, even in 2009!)

Does your real estate agent work for you? It depends?

Are you working in Cary NC with a Real Estate Agent and have a SIGNED Buyer's Agency Agreement?

If not, your real estate agent may be working for the SELLER and you don't even know it!

Let's start form the beginning.
Most consumers do not truly understand how real estate agents work.

All real estate agent work for someone at all times. They are either working for you the Buyer or the Sellers.

If you DO NOT have a SIGNED Buyer's Agency Agreement they are working for the Seller as the Seller's Sub-Agent.

Any confidential information you share with the real estate agent at this point can be shared with the Seller. It's like talking directly to the Seller yourself!

You must move within 30 days and love this home. Do you think that information would give the Seller a negotiation edge?

If you have a SIGNED Buyer's Agency Agreement with the real estate agent they work for you the Buyer.

Any confidential information you share with them MUST be kept confidential. Your bargaining position is protected.

Exception: NC Real Estate Commission allows for a "short-term" verbal Buyer's Agency Agreement. Short-term defined as no more than 3 days.

ASK yourself:

Has your real estate agent disclosed who they are working for the buyer or the seller?
Have you told your real estate agent information that would give away your bargaining position?
Where's a pen?

The bottom line is that the NC Real Estate Commission heavily protect the consumer, you the Buyer. Many prospective home buyers have a fear of the Buyer's Agency Agreement because they believe it will lock them into an agent they may not want to work with long term. A great solution is to interview your prospective Buyer's Agent.

How about signing a Buyer's Agency Agreement with a 24 opt-out clause?

After a full day looking at home with a real estate agent you will know if you are a good match. Look for an Buyer's Agent that spend time getting to know you and your needs ahead of time. I often tell clients that buying a home is an emotional process so you need someone you're comfortable with to advocate for you through the transaction.

I've been visiting Blowing Rock for the better part of the past decade. I'm always amazed by the peaceful warm feeling I get entering this storybook town that time seems to forgotten. Blowing Rock is off of HWY 321 just past Boone NC. A small sign greet you " Welcome to Blowing Rock". Following the winding road one soon finds along main street lined by quaint shops on the right and a lively park on the left. "WOW", exclaimed every guest I've ever invited along to this small mountain village. Blowing Rock is a favorite destination from my home in Cary NC.

I can show you any home that is for sale in our Triangle-wide Multiple Listing Service listed either by Fonville Morisey Realty or another real estate
company. I can show you homes in any New Home Community, and homes listed for sale by owner.

Cruising in the Hybrid I've often wanted to stop by the Cary Skate Park part of Cary Parks and Recreation , also known as Cary SK8 Park, by the far cooler than me. Today was that day! Headed down Maynard Road just before Harrison Ave on the right, near Goldbold Park. I need to tell you that the Cary Skate Park is not for the faint at heart. I often say as the mother of two girls that the Good Lord knew what he was doing by not giving me boys. The Cary Skate Park affirmed that statement!

I approached and several mother were sitting nonchalantly at the picnic tables and their boys were racing up and down the VERY LARGE ominous looking ramps on their bikes. I was surprised, not a skate board in site that day. The boys fearlessly began at the top of the ramps, gained speed on the way down, "got air" while launching and went twisting and turning to a landing. It was between the launching and the landing that I stopped breathing. The moms sat watching like it was no big deal. I asked how they can watch. The said the don't! I guess its part of being a boy mom.

I tried to get "air pictures", not as easy as it looks. When the boys realized I was taking pictures they started showing off. It just made it worse, I kept holding my breath! I don't think I'll be visiting the Cary Skate Park much but it is a great alternative for those boys in your life that are bursting with energy. If you like the Cary Skate Park also try other parks offerings by the Cary Parks and Recreation, like the Cary Dog Park.

Moving to Cary NC can be a big decision from choosing the best neighborhood to schools I'm a long time resident. Don't hesitate to give me a call.

Cary NC Wellsley Neighborhood Chili Party

Saturday night was Cary NC Wellsley Neighborhood Chili Party. Well, not all of Wellsley just the Barnbridge cul-de-sac and friends. For 11 years on the Saturday after Halloween my neighbors and I have been getting together to share chili. It all started quite simply. A few of got together and were brainstorming party ideas. We came up with the Wellsley Neighborhood Chili Party.

This is part of the social atmosphere that is found all over top neighborhoods just like Wellsley in Cary NC.

Here's how it works:

Everyone is invited to bring a crock pot of their family's favorite chili.

We set up the cul-de-sac with tables and power cords for the crock pots.

We use small sample bowl. Don't want to get filled up too early!

Mix in a portable fir pit and you have a neighborhood chili party.

Of course over the years we've become quite creative. The first year the chili party consisted of 6 pots of chili and about 20 people, not much of a neighborhood chili party. Our largest chili party was 22 pots of chili! When we started out the original kids rode around on there bikes, now they are bringing their friends from college. We've added games, contestest, mashmallows ( a kid favorite), music, lights....every year it gets better!

I always share with clients about our Wellsley neighborhood chili party and tell them when moving in to a new neighborhood if you plan it... they will come. It's a great way of getting to know new neighbors, a Cary NC tradition, social neighborhoods.

Cary Dog Park - Yes, a Park Dedicated to The Dogs!

Halfway down High House Rd in the Hybrid while touring Cary NC I remembered a quite unusual park, perfect for a visit, Cary Dog Park. So I made on turn on Maynard Rd and just before Harrison Ave. near Golbold Park is the Cary Dog Park.

Pet friendly places like this park seem to greet you with open arms. The assortment of painted fire hydrants lined the walkway, even the Dog Park Rules sign was adorned with puppy paws. Cary Dog Park is fully equipped; benches, shade area, and of course bags for, well you know, are all provided for the pet owners.

There is something about dogs that bring people together. Dogs are a common links, something to share, talk about amongst ourselves. The people I observed greeted each other with a handshake and friendly hello. The dogs chased each other around like old friends running free and competing for the loose ball. I thought what a great place for someone who is new to the area. Cary Dog Park really defines the sense of community Cary NC has to offer, even the dogs feel it!
