I'm going to start my blog the way I usually end the blog by saying:

Hi. I'm Lisa Longest with Exit Gold Realty here on the beautiful Eastern Shore of Maryland. I specialialize in residential real estate in Stevensville Md and surrounding areas.

Now the reason I'm starting this way is because I want everyone to know I am a local agent familiar with our neighborhoods and their statistics. So, if you are a seller, you will know what you are competing against. If you are a buyer, you know the choices available to you by neighborhood.

So what I'm going to do is just give you statistics on just a few neighborhoods in the area. If your neighborhood is not mentioned, just contact me and I will either personally contact you with information or run another blog with more neighborhood statistics.

Okay, I will start off with the big picture first: the county statistics. As of today, Queen Anne County has 749 Active Listings on the market. Now that number includes listings that are under contract. In the past 30 days 53 listings SOLD. So we have over a year of inventory (a little over 14 months) available.

Now with that said, let's look at some neighborhoods. The SOLD will be based on a 30 day period.

1. Bay City: 19 Actives/2 Sold = 9.5 Month Inventory

2. Bayside: 12 Active/2 Sold = 6 Month Inventory

3. Cloverfields: 20 Active/2 Sold = 10 Month Inventory

4. Harbor View: 13 Active/3 Sold = 4.3 Month Inventory

5. Kent Island Estates: 14 Active/ 0 Sold = 14 Month Inventory (1Yr 2 Months)

6. Marling Farms: 13 Active/0 Sold = 13 Month Inventory

7. Queens Landing: 20 Active/ 2 Sold = 10 Month Inventory

I'm going to stop there. So this gives you an idea of what the neighborhood markets are like. This is why it is so important to price your home correctly for the market. I know for the Sellers that selling your home may be more than business. You have memories attached to this dwelling. It's more than a house; its a home where you built lives, entertained friends, and cared for the family. But none of that is included in the market price of the house. If you truly want to sell your house, then allow the Realtor, the one experienced in the real estate field help you do this. So, give us a chance to help you.
