San Francisco Regional Bay Area Hand Map - 03/31/11 03:09 AM
San Francisco Regional Bay Area Hand Map. If you visit the San Francisco Bay area but don't know your way around, don't panic; just bring your right hand. Shape your hand like like the letter "C" except backward. The top of your thumb is San Francisco. The open space between the tip of your thumb and the tip of your opposing forefinger is where the Golden Gate Bridge is. The outside of your thumb is the Pacific Ocean. The entire area inside your grasp is the San Francisco Bay. Across from your thumb, near your large knuckle, are Oakland and Berkeley, (4 comments)

CAMPBELL, CA AVERAGE HOME PRICES; 1999-2011 - 03/28/11 01:36 AM
The graph below shows the Median Sale Price of Campbell CA Single Family Residences each February from 1999 through 2011, according to the local Multiple Listing Service (MLSListings). The February 2011 Median of $628,000 represented a 3% decline compared to February 2010, and a 22% decline from the $810,000 peak in February 2005. Much of the decline occurred because of an unsustainable 110% increase in the median price between 1999 ($386,250) and 2005 ($810,000). That meteoric increase resulted from easy credit. Mortgage loans requiring no down payment or verification of income were not rare, and they opened the floodgate to home (2 comments)

LISTINGS IN SANTA CLARA COUNTY HIT A 10-YEAR LOW - 03/15/11 12:31 PM
LISTINGS IN SANTA CLARA COUNTY HIT A 10-YEAR LOW The graph below shows the number of Single Family Residential homes put on the local Multiple Listing Service (MLSListings) each February from 1999 to 2011 in Santa Clara County (in which about two-thirds of Silicon Valley resides). Fewer homes were listed For Sale in February 2011 than any February since 2000! That’s especially surprising since 32% of the listings were “distress” listings; either short sales or foreclosures. These “distress” listings typically would add to the normal supply of homes For Sale causing a glut, but that hasn’t happened. I think fewer non-distress (4 comments)
Foreclosures in Santa Clara County in 2010. - 03/09/11 04:00 PM
Foreclosures in Santa Clara County in 2010. The Table below shows the percentage of Single Family Residence sales reported on the local Multiple Listing Service (MLSListings) that were described as Real Estate Owned (REO). In other words the lender got the house upon foreclosure, then listed it with a local Realtor who put the listing into the Multiple Listing Service. I haven't listed all the cities or zip codes in Santa Clara County, just the markets I primarily focus on. The wide variation in the number of foreclosures is noteworthy. It corroborates the impression that foreclosures have impacted those areas that (0 comments)
SANTA CLARA COUNTY REAL ESTATE MARKET UPDATE - 03/07/11 05:57 PM
The Santa Clara County Real Estate Market is neither hot nor cold, it’s tepid, and perhaps that’s the new normal. According to local Multiple Listing Service (MLSListings) records 13% fewer Santa Clara County Single Family Residences were sold in February 2011 than in the 12-year February average. That’s a modest decline. Of these sales, 15% were foreclosures (REO); by which I'm referring to homes sold by the lender such as a bank or a mortgage company after acquiring it in foreclosure. Fewer homes were listed For Sale in February 2011 than any February since 2000. That’s especially surprising since 32% of (0 comments)
