The graphs nearby show the number of Listings (i.e., Homes put on the Market For Sale) and the number of Sales of Campbell, CA Single Family Residences reported on the local Multiple Listing Service (MLSListings) each February from 1999 through 2011.  The Median Sales Price from 1999 to 2011 may be viewed here.
Both Sales and Listings are below average for this time of year. Sales are down 70% and Listings are down 8% compared to the average for the previous 13 years.  A record low of only five Campbell homes … (4 comments)

The graph below shows the Median Sale Price of Campbell CA Single Family Residences each February from 1999 through 2011, according to the local Multiple Listing Service (MLSListings).
The February 2011 Median of $628,000 represented a 3% decline compared to February 2010, and a 22% decline from the $810,000 peak in February 2005.
Much of the decline occurred because of an unsustainable 110% increase in the median price between 1999 ($386,250) and 2005 ($810,000).  That meteoric increase resulted from easy credit.  Mortgage loans requiring no down payment or verification of income were not rare, and they opened the floodgate to home … (2 comments)

The graph below shows the Median Sale Price of Single Family Residences sold on the local Multiple Listing Service (MLSListings) every February from 1999 through 2011.
The February 2011 Median Sale Price of $1,350,000 represents a 14% decline compared to one year earlier, and a 39% decline from the 2006 peak.  But the median masks large variations throughout the city of Saratoga.

The graph below shows the number of Single Family Residential homes put on the local Multiple Listing Service (MLSListings) each February from 1999 to 2011 in Santa Clara County (in which about two-thirds of Silicon Valley resides).
Fewer homes were listed For Sale in February 2011 than any February since 2000! That’s especially surprising since 32% of the listings were “distress” listings; either short sales or foreclosures. The Table below shows the percentage of Single Family Residence sales reported on the local Multiple Listing Service (MLSListings) that were described as Real Estate Owned (REO). In other words the lender got the house upon foreclosure, then listed it with a local Realtor who put the listing into the Multiple Listing Service.  I haven't listed all the cities or zip codes in Santa Clara County, just the markets I primarily focus on.  The wide variation in the number of foreclosures is noteworthy.  It corroborates the impression that foreclosures have impacted those areas that … (0 comments)

The Santa Clara County Real Estate Market is neither hot nor cold, it’s tepid, and perhaps that’s the new normal. According to local Multiple Listing Service (MLSListings) records 13% fewer Santa Clara County Single Family Residences were sold in February 2011 than in the 12-year February average. That’s a modest decline. Of these sales, 15% were foreclosures (REO); by which I'm referring to homes sold by the lender such as a bank or a mortgage company after acquiring it in foreclosure.
