The Table and Map below show the Single Family Residence Sales in April, 2011 according the the local Multiple Listing Service (MLSListings, Inc.).  The average Sale Price was $1,619,000. which was 5% below the average Asking Price. 
At present, Realtors and their Buyer Clients feel a shortage of Saratoga homes For Sale priced under $1,400,000.  In fact, one-half of the homes with Asking Prices under $1,400,000 sold for more than the List Price as strong demand resulted in multiple offers and a competitive bidding war.

The graph below shows the Median Sale Price of Campbell, CA Single Family Residences sold on the local Multiple Listing Service (MLSListings) every March from 1999 through 2011.
The March 2011 Median Sale Price of $705,000 was essentially unchanged from one year ago.  The jump in prices from March 2005 through March 2008 was caused by lax lending standards and easy credit.  Easy credit opened the flood gates to buyers who were otherwise not financially qualified for financing, and pushed prices beyond sustainable levels.

In a Special Election on May 3, 2011 property owners within the Los Gatos Saratoga Joint Union High School District are being asked to approve Proposition A which will impose a $49 annual per parcel assessment for 6 years.  Like many property owners I'm feeling taxed to the max, but even in this no-new-taxes environment I support Proposition A for several reasons:

San Jose Cactus and Succulent Society Show and Sale.
An event I look forward to twice a year is the Cactus and Succulent Society Show and Sale.  It’s held in April and in the Fall at a former elementary school now used for various community meetings and events.  Like the title says, it’s both a Sale, and it’s a Show.
