Talking House Radio Network - Survey - 04/18/08 06:04 PM
The purpose of this survey is to gather information about a marketing tool called TALKING HOUSE. It is a National Association Of Realtors, sanctioned product that I was convinced would be the greatest prospecting tool. After two months of using it however, I changed my position. My "coach" was so irritated by my decision, he tried to lecture me about the consequences of bad decision-making. He stated that thousands of Agents across the USA, were using it with much success. I have often wondered if I should have given it more time. My hope is that this survey will appeal to (7 comments)
Best Real Estate Website Host - 04/18/08 12:16 AM
One of the most difficult decision I have had to make since I been in the Real Estate business, is choosing a Real Estate website host. There are quite a few factors that I considered. The three biggest ones were: cost, lead generation, and content provided; basically, which company offered the biggest bang for the buck. My current provider is In-motion Hosting. I am interested in finding out what other agents considered. Tell us your process, and the company you currently using. (7 comments)
Credit Cardholders Bill Of Rights Act of 2008 - 04/17/08 10:31 PM
As we speak, Congress is taking action to clean-up the predatory lending practices of Credit Card companies in HR5244. How does this relates to Real Estate you ask? More protection for consumers means more qualified buyers. I have been so frustrated with the number of individuals interested in buying homes, but are disqualified because of credit issues. More to come! (2 comments)
Is there a new paradigm in the Real Estate Industry? - 04/17/08 06:45 PM
One of the first lessons I learned in the Real Estate business was that I needed to focus on listings. “Without listings,” I was told, “you would never be successful in real estate.” That appeared as a very plausible position, so my main focus was always to get listings. But something has happened since fall 2005 and now. Many of you will disagree, but I think with the onset of the limited service broker, the influx of lead generation companies, and the explosion of FSBO across the country, something has changed. A Random Act Of Kindness - 04/12/08 03:48 PM
Besides the warmth that most people express on this network, I have noticed another very refreshing trend that I would like to share with you. Let me say that this is not intended to take away from anyone; my observation is based solely on my experience with a limited number of people on this network. Nestor & Katerina Gasset: In response to my blog, went an extra mile. Here is their comment to me: “You can contact me more about it and read my short sales series on my blog here on Active Rain. I love short sales; we save (8 comments)
Are Short Sale Really Worth it? - 04/12/08 01:09 PM
Are Short Sale Really Worth it? I have been investigating the subject of Short Sale for the past six month. I have gathered a quite a bit of information from books, blogs, and agents who have done these types of transactions. One would expect that at this point in time I would be close to making a decision, and you would be wrong. I find myself intrigued by Short Sales, but is reluctant because of the abundance of frustrations which seem to emanate in this niche. It almost seems like a relief when an agent completes a short sale. To add (17 comments)
What the likely impact of too many agents in the Real Estate Industry under today's market conditions? - 04/12/08 12:48 PM
Since getting in the Real Estate business in 2005, I have observed a practice by the larger companies to open the floodgates of new agents on an ongoing basis. The result of this action is to saturate the market, too many agents competing for too few transactions. When the market does correct itself, then agents dropout as fast as they come in. If the current market trend continues, what is it's likely impact? What's your opinion? (5 comments)
Open House Strategies that Work - 04/05/08 05:39 PM
This is a follow-up to my previous post "Are Open Houses a thing of the past?" Based on the very perceptive comments that it has generated, I have decided to write a second post on Open Houses. Here is what I envision, first I'll share what works for me, as it relates to Open Houses, then I would like to invite other agents to share what works for them. The end result will be that everyone benefits. 1. I do periodic Open House (OH) Blitzes...usually once every 3 month and lasting for a period of 9 days. I try to schedule them close to each other (physical proximity i.e.), (14 comments)
Are Open Houses A Thing Of The Past? - 04/05/08 12:03 PM
Are Open Houses A Thing Of The Past? Last week I heard a prominent Albuquerque Realtor on the radio, saying that her team does not do Open Houses anymore, because they believe it was a thing of the past. She cited a NAR study which stated that approximately 80 percent of homebuyers surf the internet to look for homes. She also had a few other reasons to justify her position. Now whereas the NAR study might be correct, I do not believe that there is a one to one correlation between the two; so I am in total disagreement (12 comments)
Albuquerque Real Estate Market appears to contradict basic market principles. - 04/02/08 01:35 AM
I have yet to get a plausible explanation for what's really going on in the Albuquerque Real Estate Market. For those of us who pay close attention to trends, let's take a brief walk down the Albuquerque market. I will make a few observations, then share my opinion. My primary objective is to get some dialogue going on this subject Observation 1: January to August 2006...High demand, limited supply and prices going through the roof. Recall, the average daily inventory was about 3000 in the MLS, while the average days on the market was 30 to 45 days. There were so many examples of multiple offers situations...life was (2 comments)
Albuquerque and Rio Rancho, New Mexico are among the most stable real estate markets in the United States. This has caught the attention of the national media. As such, it is incumbent on local Realtors to provide information about our cities for those interested in investing, relocating, or visiting. My goal with this blog is to highlight issues or topics in real estate, and where appropriate apply them to the local markets.
