Talking House Radio Network - Survey - 04/18/08 06:04 PM
The purpose of this survey is to gather information about a marketing tool called TALKING HOUSE.  It is a National Association Of Realtors, sanctioned product that I was convinced would be the greatest prospecting tool.  After two months of using it however, I changed my position.  My "coach" was so irritated by my decision, he tried to lecture me about the consequences of bad decision-making.  He stated that thousands of Agents across the USA, were using it with much success.  I have often wondered if I should have given it more time.  My hope is that this survey will appeal to … (7 comments)

Credit Cardholders Bill Of Rights Act of 2008 - 04/17/08 10:31 PM
As we speak, Congress is taking action to clean-up the predatory  lending  practices of  Credit  Card  companies in HR5244.  How does this relates to  Real Estate you ask? More protection for consumers means more qualified buyers.  I have been so frustrated with the number of individuals interested in buying homes, but are disqualified because of credit issues.  More to come!  … (2 comments)

One of the first lessons I learned in the Real Estate business was that I needed to focus on listings.  “Without listings,” I was told, “you would never be successful in real estate.”  That appeared as a very plausible position, so my main focus was always to get listings.  But something has happened since fall 2005 and now.  Many of you will disagree, but I think with the onset of the limited service broker, the influx of lead generation companies, and the explosion of FSBO across the country, something has changed.

What the likely impact of too many agents in the Real Estate Industry under today's market conditions? - 04/12/08 12:48 PM
Since getting in the Real Estate business in 2005, I have observed a practice by the larger companies to open the floodgates of new agents on an ongoing basis.  The result of this action is to saturate the market, too many agents competing for too few transactions.  When the market does correct itself, then agents dropout as fast as they come in. This is a follow-up to my previous post "Are Open Houses a thing of the past?" Based on the very perceptive comments that it has generated, I have decided to write a second post on Open Houses.  Here is what I envision, first I'll share what works for me, as it relates to Open Houses, then I would like to invite other agents to share what works for them.  The end result will be that everyone benefits.

Are Open Houses A Thing Of The Past?
Last week I heard a prominent Albuquerque Realtor on the radio, saying that her team does not do Open Houses anymore, because they believe it was a thing of the past.  She cited a NAR study which stated that approximately 80 percent of homebuyers surf the internet to look for homes.  She also had a few other reasons to justify her position.    
Now whereas the NAR study might be correct, I do not believe that there is a one to one correlation between the two; so I am in total disagreement … (12 comments)

I have yet to get a plausible explanation for what's really going on in the Albuquerque Real Estate Market.  For those of us who pay close attention to trends, let's take a brief walk down the Albuquerque market.  I will make a few observations, then share my opinion. My primary objective is to get some dialogue going on this subject
