Exclusive Buyer and Seller Leads - 05/18/08 11:38 PM
Now I don't know about you, but these days I am being inundated with offers from lead generation companies.  It's not like I haven't had my share of dealings with them, God knows I have.  The interesting thing is that everything is now repackaged and the exclusive buyer and seller leads are much cheaper than 3 years ago when I had my runnings with Top Producer, House Values and Agent Connect.

Certified Distressed Property Expert (CDPE) - 05/18/08 02:33 AM
With the current foreclosure crisis that the real estate industry is undergoing, I have been bombarded with so-called short sale experts who, for a price , promises to teach me their system.  Being the skeptic that I am, I usually ask, "If you are such an expert, why don't you do it yourself?  Then I learned about the Certified Distressed Property Institute.  I have met one individual on Active Rain, who has the designation.  I wonder if there are others.  Please tell me if you are familiar with the CDPE designation, and whether or not you have benefitted?

As a Real Estate Agent, what is the best designation to have?  This seems to be quite an elusive issue.  I have spoken to quite a few local agents and the review is mixed.  CCIM, CRS, ABR, e-PRO, you name it! I would like to get the input of Active Rain members.  Please answer the below questions:

I am quite comfortable with myself, so often it is not necessary for me to self promote.  Though it is a necessary course of action in the Real Estate business.  The purpose of this blog is not self promotion.  Instead, I would like to take this opportunity to promote Ross Quintana!

A little courtesy goes a long way, even Real Estate - 05/18/08 12:52 AM
The stresses of today's market seem to be taking its toll on even the most experienced Realtors.  Some seem to be losing even the common professional courtesy that one would expect from professionals.  Just about a week ago, I contacted and agent about a home that was going into foreclosure.  Her name was given to me by another agent, who was somehow involved with this listing.  I asked a few basic questions only to have her snap at me, " I am not your assistint!  If you want to find out about the house, why don't you look in the MLS?  I … (7 comments)

Brokers Price Opinion (BPO) - 05/18/08 12:12 AM
I had an interesting experience with with an intermediary company with whom I am affiliated that I would like to share with you.  After accepting their request for a BPO, I proceeded to working on it.  I completed all the requirements and felt that the opinion was valid.  Several hours later, I  received an email from their Quality Assurance Department stating that the price range did not meet the banks requirements.  I was flabbergasted!  It did not meet the bank's expectation!  This is definitely cause for concern.  First of all, since the bank wants the opinion to come in at a particular price, … (25 comments)

State Mandatory Course - 05/17/08 11:34 PM
Today I took the exam for the New Mexico Mandatory Course, which is required for all associate brokers in NM.   Yes I passed!  My issue with the test is not the level of difficulty, but I seemed to have missed the point.  I had to pay $70 for the class, then another $95 for the exam with PSI.  There definitely seems to have been a disconnect between the text writers and the test writers.  
Someone has definitely dropped the ball on this one.  What is the true purpose of this course?  If it is to ensure that agents are are keeping up with the changes in the laws, … (2 comments)

Limited Service Brokerage. - 05/05/08 10:48 PM
It occurs to me that the Limited Service Brokerage model is here to stay.  It has definitely changed the way we do business. In the Albuquerque Market for example, there are some of these brokerages currently operating, and they have definitely had an impact. I believe that they do make sense, especially for newer agents and smaller, independently operated brokerages. 
The lesson here is that Limited Service is on one end of the spectrum and Full Service is on the other end.  As a Full Service Broker I do not see the sense in walking away from a transaction just because it … (6 comments)
