When compared to June 2011 this is a 28.2% decline...at the same time that the Average Sale Price of Distressed Properties declined from $154,000 to $139,000. All three key indicators, Number of Distressed (Short Sale and REO) Homes for Sale, the Number of Pending Sales, and the Number of Closings saw double-digit declines when compared to June 2011. The evidence can be seen if we look at the inventory of non-distressed detached homes. In addition, Total Closed Sales and Pended Sales all showed decline when compared to the data from last month and six months ago.
