localism: Drinking & Driving is a Tragedy - 11/23/09 01:09 PM
Drinking & Driving is a Tragedy
Today, I took some timeout to watch the local news at midday.  Halfway into the program, I had to walk away.  I walked away saddened, because it dawned on me that there are so many precious lives being wasted.  Yes, wasted for short-term pleasure.
In the featured story, there was a young mother of 31 years old who was placed behind bars, with bail set at $200,000 cash, while her infant child was admitted to the University Hospital, suffering from injuries sustained in an auto accident.  The accident occurred yesterday morning as they were returning … (16 comments)

localism: More Tax Credit in the works for homebuyers! - 10/28/09 03:28 PM
Have you heard the latest on the $8000 First-time Homebuyer Tax Credit Program?  Great news!  Both chambers of Congress are considering bills to extend the deadline from November 30, 2009 to April 30, 2010.  So for those who have been sitting on the fence for so long, here is another opportunity.
In addition, there will be a a new credit of $6500 to homeowners who have owned their current home for 5 years or more.  This is great news!  Congress is actually encouraging investment.  I urge all homeowners to take advantage of this program.
Imagine the doors that this can open up for you.  Consider the following:

localism: Commentary: Albuquerque & Rio Rancho Real Estate - 10/23/09 04:44 PM
Sunday’s Rio Rancho Journal reported in the article “Home Sales Continue To Rebound,” good news for the real estate market in both Albuquerque and Rio Rancho.  The September 2009 numbers for both cities were better than those for 2008…Click the below link for the article: Home Sales Continue To Rebound on Page 1 of October 17, 2009 issue of Rio Rancho Journal Section
I am not sure that this article appropriately explains the current trend though.  I think that comparing percentage change between our two cities is a bad idea.  Should Albuquerque reflect a higher percentage change next month, would that … (2 comments)

localism: Agent Websites, What Really Worked: - 10/15/09 04:42 PM

This blog is written especially for those agents who like myself, got in the Real Estate Business, then soon realize that a website is critical piece of the equation.  Not only do our competitors have them, they pay a fortune to build them in order to get potential clients.  Two years ago I was inundated with marketing material from all sorts of Web Expert.  From those that sold templates to those that wanted $5000 per month for 6 month to get me to become the top expert in my market.  One thing I was certain about, a good website was … (4 comments)

localism: Active Rain Helpful with Google Page Ranking - 10/12/09 08:38 AM
Most REALTORS like myself aren't computer whizzes.  As a result, we are prone to the agressive marketing by SEO companies that promise top Google Ranking if you sign up for their service.  Well, I took the advice of my son Charles, who himself is a Computer Whiz.  I signed up with Active Rain, and I started blogging.
Today I am proud to say that if you do a Google Search on my name, it ranks at the top of the page.  I have not paid a dime to any of these SEO marketers, and that's the result.

localism: Should the following headline "IndyMac Bank seized by federal regulators" cause us concern? - 07/12/08 09:32 AM
One cannot deny the impact of the following headline, "IndyMac Bank seized by federal regulators."  After a busy two weeks, I finally got the chance to sit down and watch some TV.  As I surfed the channels, one headline kept repeating is that of INDYMAC Bank being seized.  CNN stated, "This could be the costliest bank failure in the history of the US"  Should we be concerned? Are you concerned?
Well, here are some links to the story:

localism: Realtors who Help Our Military Families...Thank You - 06/15/08 04:58 AM
The service that Realtors provide to our military families is invaluable.  Sometimes it appears to go unnoticed, but I have had experience where things went awry just because the individual involved did not get the help of a Realtor soon enough.
True story, I cannot give specifics about the individual but nonetheless you will understand.  It happened in 2000.  One of my subordinates received PCS orders to a base in Texas.  She was so excited!  It was her dream assignment.  The one she had been waiting for all her Air Force career.  It was to be a joint-spouse assignment (both military … (6 comments)

localism: ALL SUCCESSFUL REAL ESTATE PROFESSIONAL...PAY ATTENTION! - 06/01/08 04:48 PM

My plans this afternoon were to basically read a few blogs, and then go hang out with the family; until I stumbled across Ross Quintana's Blog: "The Homeless in Spokane." Let me be frank, on the one hand I was moved by this blog, but I was embarassed by the feedback that it received from Active Rain members.  So here is what I have decided to do:  I invite you to checkout the link below: http://www.activerain.com/blogsview/352453/The-Homeless-in-Spokane;
Listen, this is not unique to Spokane, Washington.  All across the US there are people experiencing homelessness.  I believe that we the more fortunate must show some humanity.  Many of … (4 comments)

localism: Exclusive Buyer and Seller Leads - 05/18/08 04:38 PM
Now I don't know about you, but these days I am being inundated with offers from lead generation companies.  It's not like I haven't had my share of dealings with them, God knows I have.  The interesting thing is that everything is now repackaged and the exclusive buyer and seller leads are much cheaper than 3 years ago when I had my runnings with Top Producer, House Values and Agent Connect.
I consider myself an openminded individual, so I would like to invite the comment of those of you who are currently using lead generation companies, those who have tried and then … (14 comments)

localism: Have you had the Opportunity to meet Ross Quintana? - 05/17/08 06:29 PM
I am quite comfortable with myself, so often it is not necessary for me to self promote.  Though it is a necessary course of action in the Real Estate business.  The purpose of this blog is not self promotion.  Instead, I would like to take this opportunity to promote Ross Quintana!
I stumbled upon Ross Quintana by chance, and last Thursday I finally had the opportunity to chat with him.  What an awesome individual!  I can say without reservation, if were living in Spokane, Washington, I would definitely like to have him represent me in all Real Estate endeavors.  As a Realtor, I would … (2 comments)

Albuquerque and Rio Rancho, New Mexico are among the most stable real estate markets in the United States. This has caught the attention of the national media. As such, it is incumbent on local Realtors to provide information about our cities for those interested in investing, relocating, or visiting. My goal with this blog is to highlight issues or topics in real estate, and where appropriate apply them to the local markets.
