Its been afew days now. Even though most of us didn't know them, they often were part of our lives at one point. My wife always liked Farrah Fawcett like many. For some reason I preferred Kathe Jackson( the only one who could act but who cared them?Of course I remember her sizzling disarming poster. Her Texas girl next door wholesome looks...her marriages to Love Story Ryan O'Neal ( did he ever do anything worth it after that? oh yes Paper Moon) and before that to Lee Majors ( don't know him but thought a terrible actor)..still once in awhile she came back with some tv special. Even once as a madwoman and wore no make up...first time I thought she could act.She was great. I always guessed that she was a nice enough person from where I stand and went through her own demons and sickness with courage.She died to young. Bless her.
And Michael Jackon? On the day of his death I didn't want to talk about the numerous alleged weird parts of his complex personality.Often I thought" What is wrong with this man?" To much talent, to much success, to much sickness? I don't know.Time will tell.
He was a genius and a master showman. He invented a music and a choreographic style.He also wrote and produced most of his songs. Plus yea the guy could dance and yes he could sing for sure. So much talent given to one person. From ABC to Billie Jean... You can hear many of his 13 top #1 songs and other jewels which sold some 750 million records world wide...running through the musical memory of your mind. Its sad and now he is in Peace.Icon, King of Pop...and many other titles he has deserved...but he really was just a lonely and tormented man who never wanted to grow up.He sounded like such a sad man. But boy did he give us some great memories! He is in Peace now. He once told Lisa marie Presley that he knew that he was going to end the same way as her father, the great Elvis.

Many buyers are coming off the fence and buying in Lee county and Collier county and for good reasons.Golf communities, water sports, canal homes, fishing, homes on dry lots at 2002-2003 prices, homes on the river, gulf access homes, large choices of townhouses, carriages homes and condos, gulf frontage homes and more are some of the reasons buyers are making their moves. But what do buyers really want? Deals! Good properties which can be bought for 40-60% on the dollar. That makes sense.

The Lee County Market Report is changing. The market is seeing its first rise in average prices sold. Many Lee County real estate analysts also believe that we have hit the bottom of this free fall. Prices were up over 3% in May compare to April of 2009, If we continue to have a steady rises in average price sold in the next 90-100 days, then we will know that its not just a fluke.
If we have not yet hot bottom yet, we must be very very close! For example sales rose about 70% from over 800 sold properties in May 2008 to over 1400 sold in May of 2009. Still the average price was about $86,000 this last month to over $205,000 in May 2008. In brief: if someone bought a home in April 2009, that buyer's home appreciated over 3% in one month! The numbers will tell the story in the next quarter, and before that in July 2009. Another point is sure: the lower end inventory has dropped. Its harder to find a decent deal under $65,000 in Cape Coral and Fort Myers. That is another sign.
Gone are the days of assisting buyers with pre-approval matters. Credit is so tight, as are the banks, that unless one is in the highest credit category, trying to obtain a loan may be futile. Most buyers who are planning to finance already have the pre-approval. But, many of my latest buyers do not intend to apply for a loan. They are cash buyers.
Of the 6,474 homes sold in Lee County between Jan. 1 and May 31, almost 60 percent went to cash buyers. The proportion of cash buyers is even higher on foreclosed properties. About 64 percent of bank-owned properties are going to buyers with cash.
Cash buyers may have an advantage over pre-qualified one, for a cash deal's quick transaction period makes it more appealing to the Bank than an offer from a financed buyer. Note: It is important to underline that these homes are inexpensive and as you go a bit higher there are less and less chances of competing against a cash buyer. Competition for inexpensive property is becoming extremely competitve and homes sales in Lee County, Florida are skyrocketing.

Sometimes I take a look at some of the homes I have sold in Fort Myers Beach. There is a such home on Delmar which has been transformed throughout the last couple of years. Yes, it was close to being an eye sore.Lets say it had an overall island charm buts its days were numbered.
The owners have a bit of an edge as the husband is the President of "Flowers Construction Services" and his wife is not afraid to give a hand whenever possible. That is when they are not taking care of their young three children, running the business or in her case teaching at the Fort Myers Beach Elementary School. The transformation is quite dramatic.They have managed to turn this "fixer upper" into a very attractive "tropical island home".
It is a large home and every inch has been guttered and remodeled. Actually some of the floor plan has been opened up and many retaining walls and beams have been replaced or added. A lot of the work was done by the husband himself or sub contracted under his supervision. Electrical, plumbing, tiled floors, landscaping, roofing, stucco work, blue prints, structural designs....you name it. This is what you can either call a labor of love or stubborn determination. They did it and it is something else.
Perhaps next time they will let me take pictures of the inside. It even has a working fire place which is not the norm in Fort Myers Beach. The inside is also "not to shabby" to say the least. It makes me smile when I bike by this home. These guys certainly improved their street.

These 5 properties in Sanibel island stand out. A few are in the low to mid $400k up to one at 509 Lagoon at an asking price of $725,000. These Sanibel homes are either a walking distance to the beach or are on a lake or gulf access canal...and of course their asking price.

The odd number or the asking price tells me that there is not a lot of room for negotiating but who knows for sure? I have some added information regarding this theory. There are quite a few deals in Sanibel/Captiva.

659 Donax at $524,000. Yes its small but has pleasant "Island Hawaiian design" Has a pool. Regular sale. This one looks like a good investment/ rental. Great Sanibel island home.
1381 Jamaica. Short sale. Pretty close to the beach. Tradewinds so its 12 times a year max rental.Has a pool.$460K is pretty good for the area.

Our dinner was late last night due to a rain delay. My wife is cautious when there's lightning flashing about and won't touch any electrical appliances. The weather has been hot and humid in Southwest Florida and the rain did cool things off as well as give much need water to our lawn and garden. Dinner arrived, close to nine, but it was worth the wait. Not so with the US Open. The rain delay turned into a rain cancellation. But, the question remains, who will win the US Open? Tiger Woods, as predicted or Phil Mickelson, as desired by many due to the bad news that his wife is ill? I'm looking forward to finding out.
