In additional to today being New Year's Eve, it's also the birthday of Fort Myers Beach, Florida.   In celebration of the birthday, feee cupcakes will be given out at Times Square this afternoon from 1:00 to 3:00.

The Question:  What is the difference for a foreign person purchasing a home in the United States, in Florida?  As for the actual purchase, there is no difference financially.  The HUD Settlement Statement will be drafted as if the purchaser was an American citizen.  Of course, when a foreign owner sells, there is the 10% Withholding, but as far as the purchase is concerned, no additional deposits are required and there are no fees other than those charged in a normal transaction, to an American Buyer.

The Island of Fort Myers Beach, Florida is filled with in Season, with vacationers, snowbirds, and of course, the local folks.  Traffic increases, of course.  Instead of dealing with traffic, there are some other ways to get around our seven mile Island.  There is the Beach Trolley.  The Beach Trolley travels up and down our seven mile Island all day and into the evening.  The cost:  50 cents.  The Trolley also goes to Bonita Springs and Fort Myers.  For a schedule and route info, go to www.rideleetran.com

  What a year it has been! I have seen the Good the Bad and the Ugly in our region of Southwest Florida, as many have in other parts of the US. High unemployment, to many short sales and foreclosures and during the last 3 to 4 months an encouraging leveling of our house market. In some areas of Lee County even some appreciation of our average market home value. For many reasons 1000’s are investing in Southwest Florida, hopefully a good amount did save their homes.

We were just outside playing ball with the pooch when a cold breeze drifts into our yard.  When I go inside to the computer, I learn that the current temperature on Fort Myers Beach, Florida is 66.  Shiver.  Shiver.  I put on a sweater.  This after a warm Christmas.  Before dinner yesterday, a walk on the beach revealed people sun tanning and strolling about in swimwear.  The temps tonight are expected to dip into the md 50's.  But, is 64 degrees cold?  I guess it's relative.  I check out the weather in the rest of the country.

Jack joined our extended family some six months ago. He took a shine to our other rescued cat named Charly, a tiger coated cat and together they roam about our property in Fort Myers Beach. Not long ago, the conventional wisdom was to hide from the sun, especially in places where the sun is at its most potent, in tropical zones.  Sun tanning was considered as unhealthy as smoking cigarettes.  Recently, however, many scientists have declared that the benefits of the sun outweigh the risks.  Vitamin D seems to actually protect us against cancers, particular breast, colon, kidney, and ovarian cancers.   AS you may know if you are financing or not an older home in Florida, your insurance will most likely request that you get a Four point Inspection plus a Wind Mitigation.
I don’t blame Insurance companies to require these inspections in order to provide a coverage of your home, specially after the post Charley insurance meltdown. The current media frenzy over Tiger Woods' indiscretions makes you wonder:  Has Princess Diana come back from the Dead? 
Of course, there was a buzz in the golf world awhile back when Greg Norman split from his wife to be with tennis great, Chris Evert, but it cannot be compared to this scandal involving Tiger Woods. 
Why is it so interesting?  Because Tiger is such a serious player on the golf course and this all seems just so unlikely?  Because by listening to the buzz, we are living vicariously through Tiger, as most of us aren't having a string of affairs with beautiful women?

Foreclosure du Jour - Interest Rates Down to Record Low - 12/03/09 03:53 PM
The average interest rate for a 30-year mortgage went down to a record low of 4.71 percent this week, 
The rate, published today by Freddie Mac, is the lowest since the mortgage finance company began tracking the data in 1971. The previous record of 4.78 percent was set during the week ending April 30 and matched last week.
Of course, credit is tighter than before with good credit and a down payment being a pre-requisite with most lending institutions.
Still, with the good deals still out there, including foreclosures, it's a good time to buy.
