 My fellow residents in Fort Myers Beach never cease to amaze me. If their home is not large enough, they will find a way to add a "room", even under their home.
This one is special because you can dine with your family or friends and look at the gulf with your feet almost on the sand. Notice: this living room/dining room is bit more formal with the cubble stones for the flooring.

   The Lee County Market Report is changing. The market is seeing its first rise in average prices sold.  Many Lee County real estate analysts also believe that we have hit the bottom of this free fall. Prices were up over 3% in May compare to April of 2009, If we continue to have a steady rises in average price sold  in the next 90-100 days, then we will know that its not just a fluke.

Of course, it's good to be busy, but I miss blogging.  I like to know what is going on , not only the real estate world, but in the happenings taking place in our world in general.  And, I enjoy putting in a word or two on those happenings.  I enjoy sharing my thoughts. 
Although Wall Street is in decline and the unemployment numbers are high, I feel optimistic about the future.  I feel that the housing and banking crisis will ease and these will be valuable lessons learned.  America is a strong country.  It is also a survivor country.

             Lately I have been working with a client who wants to purchase a newer pool home in Cape Coral. His range is mostly under $210,000 and with his wife they have been frantically searching for that great deal. The deals are here. Of course these are mostly short sales and foreclosures. They are coming pretty soon so like usual I check to make sure these homes are active and if they have any offers on them, before gathering info and data and pre-viewing them.

  Fort Myers Beach councilmen are going through another delicate issue: should the beach be re nourished? Should they use the opportunity to get a $10 million dollars fund from the government to help re nourish the beach? The citizens are divided and they have to make a decision before 2010.Otherwise they loose these funds.

I am usually not so enthusiastic about a community. Granted many are great in South West Florida, but something does not click fully in your mind. It could be the price, not enough amenities, to far from the beach, the architecture is good but not great, the interiors are cramped, or the pool is to small. This one stands outs. CALUSA PALMS  Located in Southwest Fort Myers on A & W Bulb rd, South West of McGrergor Blvd, Calusa Palms is one of my favorite gated community.          Which one is stronger and why are so many 2 story homes in Lee County so affordable? 
Colonial houses in  Fort Myers, Bonita Springs and Cape Coral have also been hit by the market. No surprise there. The answer is more of a question if they were build pre or post 1992 when new codes were imposed on builders.( Post Andrew ) It became law in Florida.

WE all need to take a breather. I can walk a few minutes from my house and immerse myself in the immense and overwhelming beauty of the sea and forget the mondane or the pressure from work.     For over a decade, Fort Myers Beach Laguna Shores property owners have been trying to fix a major problem, a sand bar. It has been more and more of a struggle for boaters to navigate from Bucanneer  along  the South of Estero Bayto San Carlos Pass. Only small boats could reach the Back Bay or Estero Bay and the larger boats could only navigate around that bar during high tide and at high rick of being stranded.
