As home staging professionals we hear that all the time. It's both sad and frustrating to see homes sit on the market for months and months when a small investment in home staging would make them sell so much faster and at a better price.

Can a home sell for $14,000 more than its first offer? It can, and has in Fresno CA, due to the wise decision of a smart real estate agent and the sellers. They chose to have  Selling By Design-Staging stage their home which resulted in a  quick and profitable sale. The home received a full price offer the day after it had been staged.

As a professional home stager, I visit the mls on a regular basis to see what's out there on the market. Many times the main living areas look nice and maybe even professionally done. Then the photo tour goes to the leftover rooms, the spare or the "no one knows what to do with" room.

Here the visual impact falls apart. Some of these rooms are used as storage for mismatched furniture, or worse anything that the owners don't know where else to put. A room might be used a guest room, but the old bedding and again, the mismatched or outdated furniture gives a bland unappealing vibe.

The main living areas may have been painted recently, but alas these poor "step-rooms" still sport the original builder grade paint. These unstaged rooms can kill the good feelings that the potential buyers had when they first entered the staged part of the home.

An uncluttered, warm, neutral, yet beautiful atmosphere is a must in every room of a home that is on the market. Owners, ignore valuable real estate, by overlooking some rooms thinking no one will notice. They will. At least seek the advice of a home staging professional about how to make every room in your home be enticing to potential buyers.

A staging consultation could save you money, make you money and save you a lot of anguish from having your home sits on the market while its staged competition with their great mls photos sell.

Leave no room behind or unstaged.

I've never had a listing that needed staging...really???

Time and time again I read stagers blogs where Realtor and agents comment that they have never used a professional stager because their listings have never needed staging.  I am not surprised because I've heard local agents say pretty much the same...they will call me when they have a listing that NEEDS staging.   

When I see this, my initial reaction is REALLY, but I know that this is just a case of misinformation and more education is needed on what professional staging really is and what types of listings need staging. 

Most professional stagers would say, all houses could use some level of staging. To clarify that, stagers think of "staging" in broad terms.  To most of us staging means the preparation of a home for sale.  That preparation includes:

Decluttering

Repairs and replacement

Depersonalizing/Neutralizing

Updating

Curb Appeal

Cleaning

When the above issues are addressed and resolved, then a professional stager returns for SHOWCASING.  All of this is part of a process. 

The first step in the process (after the initial contact) is a staging consultation/evaluation.  Generally, the stager visits the house and makes recommendations, based on education and experience, as to the most budget friendly steps that the seller should take in getting their house prepped for SHOWCASING. Completing the consultation is a review those needs and a priority list to get started.  If hand-holding is necessary the stager can provide that.  

Professional stagers are trained to gently but honestly let sellers know what needs to be done AND WHY.  Unfortunately, some television programs on staging have tainted that perception.  Stagers are NOT about belittling sellers and telling them that their house may never sell or making statements like "what were you thinking".  As with real estate agents, professional stagers truly want to help sell houses.   

If sellers are unwilling to do the preparation then a stager may not recommend SHOWCASING.  Linda Barnett addresses that in her blog, "I would rather turn you down, than let you down because staging shouldn't be your 1st choice." 

Home staging means presenting a house, as a complete package, ready for the market. 

So, what does the stager do for SHOWCASING?  I can guarantee you that most stagers have plans swirling in their heads when they are at the consultation.  This is why they are able to be specific about what to pack, what to repair, what to paint, what to store, what to keep in a house and much more. 

On showcasing day the stager will likely rearrange furniture.  It's not that the furniture placement for the sellers was necessarily wrong for dwelling, but it might not be right for selling.  They will display artwork, accessories and other special touches that make buyers remember and want that house. 

SHOWCASING is done to highlight the features of a house and the rooms within.  Focus is on the house, not on the stuff.  Thus, sellers and agents are frequently surprised at the sense of "minimalism" with neutralized personality that occurs with showcasing. 

Stagers work with vacant properties and with occupied properties.  The seller's budget is always a top consideration.   

So, if you've never had a listing that looks like any of  these:

 then I wonder what your listings look like and why staging isn't a consideration...seriously, I want to know.

These pictures from a stager in Oregon say it all. Our local mls is full of homes that look like the "before", elegant, but taste specific to the owner. The furnishings are lovely to some, outdated to others.

Staging gave the home a neutral, but warm feel and a BUYER.

The times of sticking a sign in the yard and receiving a full price offer is highly unlikely — BUT — we are seeing amazing things happening this fall in the real estate market throughout the Willamette Valley.

All the homes we staged in September have sold (except one builder model).  Coincidence?  We don’t think so!

In the first two weeks of October, we staged 11 houses – and by October 22 five of these homes are under contract.  No they weren’t foreclosures or short sales or undervalued.  They were priced well by their agents and prepared for sale with great care. These houses sold in two to 14 days – prices were from $165,000 to $575,000 – and the houses were located in Salem, Albany and Corvallis.

Here’s one example from a September staging job:

We often deal with estates and out of area heirs who have many aspects of their parents estate to handle.  Rather than bargain price the estate, this family chose to have some updating performed, hoping for a quicker sale.  Within a few weeks an estate sale was held, wallpaper removed, painting done, new carpeting installed and property was staged.

We didn’t even have time to get professional photos taken . . . it went on the market on Friday and by Monday had more than one offer . . . and yes this home sold for OVER the asking price.

In real estate staging, or home staging, we stagers see things we shouldn't see (and really don't want to see.) Real estate agents and prospective home buyers also see all kinds of things that they wish they hadn't. Since many, many a great blog has been shared about this on Active Rain, I will let you remember some of the humorous and sometimes horrible examples, so I won't go into detail.

One thing a home owner should see before they agree to a price reduction (assuming that the home is fairly priced to begin with,) is a home staging professional. Actually many of the afore mentioned things we shouldn't see could be avoided if only the home owner had consulted with a home stager prior to listing the home. It could be as simple as decluttering, or addressing that strange, lingering odor that only an outsider can detect.

Often, as in the case of nicely decorated homes, lived in for 20 plus years, some gentle, but firm suggestions about updating are needed. Heavy custom drapes with big cornices, harvest gold anything, and precious family photos should be packed away. Stagers can kindly, but persuasively suggest such changes. It's our specialty. We are trained and experienced in this.

All homes should have the advantage of some aspect of professional home staging, be it a simple consultation about what the owner can do to spiff it up before listing it, or a full staging job by a home stager.

So, home owners, before you agree to a price reduction of thousands of dollars, consider investing between 0.5% to 3% of your home's sales price on professional staging help. It's your money. It's your call. Before you drop the price make one simple call to your local home stager. Save yourselves and the buying public from seeing what shouldn't be seen.

This a great post by another stager. Since the info is so critical in today's market I am re blogging it.

Please take a few minutes to read and think about it if you are trying to sell a vacant property.

How costly is vacant staging? As owner of Abella Home Staging & Redesign, I get ask that question often. When i proceed to give them an estimated projection cost, their response always is "That much!!" What they fail to realize is, how much it's costing them to have a vacant house on the market?! 

I tell them them, the more time the property spends on the market, the more carrying costs they will incur!! Here is an example (courtesy of RESA):

  • Mortgage:                          $1,800
  • Monthly expenses:                  $300
  • Total Carrying cost:            $2,100

If the average Vacant home is on the market for nine months:

  • 9 months x $2,100 = $18,900 in carrying cost!!
If you stage first you could decrease the time on the market by 7 months on average.
  • 7 months x $2,100 = $14,700 saving!!
Which leads me to say, why would anyone think vacant staging is expensive when it cost more not to stage!!!
 
There are three very good reasons to stage a vacant home:
  1. Without furniture buyers have no point of reference of where the furniture may fit.
  2. Contrary to belief the room looks smaller without furniture. 
  3. Without furniture in the room to detract your attention, you will see all the flaws!!
 
Research shows that 63% of buyers will pay more for move-in ready homes With all this information it always surprises me that sellers would rather not spend the money and let the property sit. In the end, they most likely will sell the property under market value!! 
 
So how costly is vacant staging? I've staged a home where it cost the home owner $2,300 for three months. And it sold in three months!! If you follow the formula above, I just saved the home owner over $16,000!! In my opinion it cost more not to stage!!!
