In Real Estate It's Not Just What's On The Inside That Counts - 01/29/11 05:00 PM
In the world of home staging, or real estate staging, the timeless adage, "It's what's on the inside that counts," does not apply. If a seller wants to coax potential buyers inside a house it had better look clean, fresh and inviting on the outside first. Of course the inside must be clean, fresh and inviting also. But the first impression of a house will be of its exterior. It may entice the buyers in or cause them to just drive by. With this in mind here are ten things that a homeowner should do before a house goes on the (4 comments)
Can A House Be Beautiful, Priced Right, In A Great Location And Still Be Unsellable? - 01/28/11 06:29 PM
Beautiful yet unsellable? As a home staging professional I have seen countless homes that are beautifully, often professionally decorated, but are unsellable. "How is that possible," a seller may ask, " I hired the best decorator in town, these fabrics are imported." Or you might hear, " These are priceless antiques." " All our friends say our house is lovely." "Yes," I reply, "Your home is beautiful and it's perfect for you. But it needs to be seen as perfect for prospective buyers." Sometimes that is enough to make the light dawn and they (16 comments)
This is an article by Tessa Skeens of Hampton Redesign. It reaffirms the value of staging a home for sale. Staged homes also sell more quickly than their unstaged competition. Have seen it's results here in Fresno.
Via Tessa Skeens - Hampton Redesign (Hampton ReDesign, Home Staging and Redesign in Fort Worth TX): If you haven't seen the new 2011 Home Gain survey here are the results:
Out of the Top 10 recommended improvements, STAGING is the No. 3 improvement home sellers should make when selling their home according to the national Home Gain Survey. The recommendations are (0 comments)
Decluttered, Clean But No "WOW!" - 01/11/11 06:30 PM
The word seems to be spreading regarding the merits of home staging. Sellers and real estate agents are getting the idea, but not the picture. At least not the picture a potential buyer needs. The term "shows well" is often used to describe a home that has been decluttered and are clean, but are for lack of better term, is boring. The person who staged the home whether it be the owner, the REA, or even a would be home stager has neutralized the house so much that it has become forgettable. Of course it has to be neutral looking enough (4 comments)
Homeowners beware of "helpful" Laywers! - 01/06/11 01:37 PM
This post was originally written in Sept. It is by one of Fresno's hard working REA s. I had no idea about this problem and am so glad that Shawn is making people aware of it. Via Shawn Kim (London Properties): We had a VERY interesting Sales meeting a couple days ago. After all the usual business, we had several guest speakers from Granville. The first did product presentations as usual, but the next presentation was a bit different. The presentation was on the lastest money making scheme some lawyers have developed. These lawyers are preying on home owners who have bought a new build (2 comments)
A year on the market while vacant. Sold in four days after being staged. Here is another testament to the value of staging a vacant property!
Via Tessa Skeens - Hampton Redesign (Hampton ReDesign, Home Staging and Redesign in Fort Worth TX): Four days.It was listed the day after Thanksgiving and had a contract 4 days later!
Previously it had been on the market - empty - for over a year. Hampton Redesign was contacted by the new listing agent, Debbie Washuleski of Keller Williams. She did not want to put this home on the market without getting it professionally (6 comments)
Reduce, Relinquish, Rearrange- Selling By Design-Staging's Remedy For The Winter Blahs - 01/05/11 07:40 PM
Did you know that professional home stagers can also be weight loss experts? Selling By Design-Staging has developed a plan to take the weight off your mind and shoulders that leads many into the winter blahs, a condition characterized by feeling trapped in a house that looks and feels more like a storage facility than a home, a sensation of being smothered by stuff, but overwhelmed by the thought of clearing and organizing it. The long awaited remedy to this condition is the mood elevating procedure of Re. Realize that you deserve to be revitalized. Refuse to be held captive any (4 comments)
