Since those were the last two rooms that everyone saw when viewing the house, no one made an offer.</p> <p>We worked with the sellers to update these rooms with paint and remove the lighting fixtures. We also returned to stage both bedrooms. Sellers have their home arranged/decorated for their individual "livability".&nbsp; That "livability" doesn't transfer to "staged" just because they put a For Sale sign in the front yard and shampooed the carpeting.&nbsp; Staging is about transitioning their "livability" into a house that the targeted community of buyers can see <em><strong>themselves</strong></em> living in.&nbsp; </span></p> <p><span style="font-size: 16px; font-family: Arial; color: #000000; background-color: transparent; font-style: normal; font-variant: normal; text-decoration: none; vertical-align: baseline;">Sellers may think that their 60" wide screen TV and twin La-Z-Boy recliners sitting in the traffic flow in the family room are just fine because that is the best arrangement for their personal enjoyment (livability).&nbsp; Or they may have a professionally decorated home with lovely furnishings.&nbsp; However, when it comes to selling the home, neither the La-Z-Boy-filled family room or the personal decorating choices appeal to a wide range of prospective buyers.&nbsp; </span></p> <p><span style="font-size: 16px; font-family: Arial; color: #000000; background-color: transparent; font-style: normal; font-variant: normal; text-decoration: none; vertical-align: baseline;">The truth is that the majority of the homes I see have 25-50% more furniture and furnishings than are necessary--again <em>livability</em> and a real detriment for <em>marketing</em>.&nbsp; Sellers have lost their objectivity after living in the home for a while, and they can't see their home through the eyes of a buyer.&nbsp; Buyer's can't/don't imagine alternatives for what they see in homes.&nbsp; Today in Part 2 I will go over the plan in more detail as a few questions arose regarding payment and fees.</p> <p>As I stated before, the agent bought some of the large pieces of furniture, a sofa, two chairs, a headboard and an area rug. I shopped for them at bargin stores which took about five hours during which I charged my hourly rate. We got some good deals</p> <p>I supplied the dining set, the beds, bedding towels, pillows, art and accessories.<strong> Staging</strong> the first house took about four hours.</p> <p>When we moved from the first home to the second, right next door, I hired my regular moving team. Since the house was larger and I brought in more of my inventory it took six hours.</p> <p>The agent and I added up the total<strong> staging</strong> expenses and deducted what he spent for the furniture. He will pay me the balance of the<strong> staging</strong> expenses at closing. So the furniture is part of my <strong>staging</strong> fee.</p> <p>As to the question of what we would do if the houses did not sell, since they are new, fairly priced, in a good location and have some really great features ( big closets etc.) we were pretty sure they would sell eventually. We really did not have a plan B in case they did not sell, but were pleasantly surprised that the first two sold so fast.\</p> <p>The agent and I took a risk, but felt the odds were good and so far our plan is successful . Sure times are tough, but hard times can bring great new ideas and actions into being.</a></p> <p>Several weeks ago I posted a blog about a savvy real estate agent who not only knew the value of <strong>home staging,</strong> but actually helped the owners and me, the <strong><span><span>stager</span></span>,</strong> prepare the home for sale. She went the extra mile and was rewarded with a<span style="text-decoration: underline;"> profitable</span> <span style="text-decoration: underline;">sale one day after the staging was completed</span>!</p> <p><br>The next agent who contacted <strong>Selling By Design-Staging</strong> had <span style="text-decoration: underline;">several new builds listed</span>, and an owner who wanted them sold asap, but was not willing to pay for <strong>staging</strong>. A dilemma indeed, and since <strong>Selling By Design-Staging's</strong> inventory was mostly being used already in other listings I could not be of help even if the owner had wanted to pay. What to do?</p> <p>We came up with a plan of attack. The agent would buy the major furniture pieces and I would supply the accessories. We would <strong>stage</strong> a small one story first, and when that sold, move the <strong>staging</strong><span> to one of the two story houses, and repeat that <span>senario</span> until all the homes sold.</span></p> <p>We knew it was a <em>risk</em> since neither of us would see any money until closing, but decided to take the chance. A <em><span style="text-decoration: underline;">contract</span></em><span> was drawn up by me and signed by both of us stating that at the closing of the last house I would receive the furniture as well as my usual staging fees. </span></p> <p>The first home sold in about 3 weeks, the second in a day after it was <strong>staged</strong><span> so now we're on to the third. The agent and I move the light stuff and hire two big guys to shoulder the heavy pieces. Many times the main living areas look nice and maybe even professionally done. Then the photo tour goes to the leftover rooms, the spare or the "no one knows what to do with" room.</p> <p>Here the visual impact falls apart. Some of these rooms are used as storage for mismatched furniture, or worse anything that the owners don't know where else to put. A room might be used a guest room, but the old bedding and again, the mismatched or outdated furniture gives a bland unappealing vibe.</p> <p>The main living areas may have been painted recently, but alas these poor "step-rooms" still sport the original builder grade paint. These unstaged rooms can kill the good feelings that the potential buyers had when they first entered the <strong>staged</strong> part of the home.</p> <p>An uncluttered, warm, neutral, yet beautiful atmosphere is a must in every room of a home that is on the market. Owners, ignore valuable real estate, by overlooking some rooms thinking no one will notice. They will. To most of us staging means the preparation of a home for sale.&nbsp; That preparation includes:</p> <p style="text-align: center;"><strong>Decluttering </strong></p> <p style="text-align: center;"><strong>Repairs and replacement</strong></p> <p style="text-align: center;"><strong>Depersonalizing/Neutralizing</strong></p> <p style="text-align: center;"><strong>Updating</strong></p> <p style="text-align: center;"><strong>Curb Appeal</strong></p> <p style="text-align: center;"><strong>Cleaning</strong></p> <p>When the above issues are addressed and resolved, then a <strong>professional stager returns for SHOWCASING</strong>.&nbsp;&nbsp;All of this is part of a&nbsp;process.&nbsp;</p> <p><strong>The first step in the process (after the initial contact) is a staging consultation/evaluation.&nbsp;&nbsp;</strong>Generally, the stager visits the house and makes recommendations, based on education and experience, as to&nbsp;the most budget friendly steps that&nbsp;the seller should take in getting their house prepped for&nbsp;SHOWCASING.&nbsp;Completing the consultation is a&nbsp;review those&nbsp;needs and a priority list to get started.&nbsp;&nbsp;If hand-holding is necessary the stager can provide that.&nbsp;&nbsp;</p> <p><a href="http://www.dreamredesigns.com" title="Dream Interior ReDesign and Staging Fresno CA" target="_blank">Professional stagers</a> are trained to gently but honestly let&nbsp;sellers know what needs to be done&nbsp;AND WHY.&nbsp; This is why they are able to be specific about what to pack, what to repair, what to paint, what to store,&nbsp;what to keep in a house and much more.&nbsp;</p> <p><strong>On showcasing day</strong> the stager will likely rearrange furniture.&nbsp; margin: 0px;">five of these homes are under contract</strong>. &nbsp;No they weren&rsquo;t foreclosures or short sales or undervalued. &nbsp;They were priced well by their agents and prepared for sale with great care.&nbsp;<strong style="padding: 0px; margin: 0px;">These houses sold in two to 14 days</strong>&nbsp;&ndash; prices were from $165,000 to $575,000 &ndash; and the houses were located in Salem, Albany and Corvallis.</p> <p style="margin-top: 0px; margin-right: 0px; margin-left: 0px; padding: 0px;"><strong style="padding: 0px; margin: 0px;">Here&rsquo;s one example from a September staging job:</strong></p> <p style="margin-top: 0px; margin-right: 0px; margin-left: 0px; padding: 0px;">We often deal with estates and out of area heirs who have many aspects of their parents estate to handle. &nbsp;Rather than bargain price the estate, this family chose to have some updating performed, hoping for a quicker sale. &nbsp;Within a few weeks an estate sale was held, wallpaper removed, painting done, new carpeting installed and property was staged.</p> <p style="margin-top: 0px; Real estate agents and prospective home buyers also see all kinds of things that they wish they hadn't. Since many, many a great blog has been shared about this on Active Rain, I will let you remember some of the humorous and sometimes horrible examples, so I won't go into detail.</p> <p>One thing a home owner <span style="text-decoration: underline;">should</span> see before they agree to a price reduction (assuming that the home is fairly priced to begin with,) is a<strong> home staging professional.</strong> Actually many of the afore&nbsp;mentioned <em>things we shouldn't</em> <em>see </em>could be avoided if only the home owner had consulted with a <strong>home stager</strong> prior to listing the home. It could be as simple as decluttering, or addressing that strange, lingering odor that only an outsider can detect.</p> <p>Often, as in the case of nicely decorated homes, lived in for 20 plus years, some gentle, but firm suggestions about updating are needed. Heavy custom drapes with big cornices, harvest gold anything, and precious family photos should be packed away. <strong>Stagers</strong> can kindly, but persuasively suggest such changes. <span style="text-decoration: underline;">It's our specialty. The owner had the lamp and table in another room so we made use of it in the large bedroom space. It was fun to see how many ways you can use accessories to create atmosphere. So what was the problem? No bling, no pizazz, no wow factor because there was no<strong> home staging</strong>, that is until <strong>Selling By Design-Staging of Fresno</strong> CA. stepped in.</p> <p>The real estate agent wanted the house warmed up a little to show off its fabulous features. The owner, who lives out of town agreed, but wanted to keep costs low.</p> <p><strong>Selling By Design-Staging</strong> had only a few hours before the open house. The race was on! Real estate agents and <strong><span style="text-decoration: underline;">home staging professionals</span></strong> have seen them all, from homes placed on the market by those who simply " put lipstick on a pig,"&nbsp; in the effort to make a fast buck,&nbsp; to well done homes offered by&nbsp; serious, quality minded <strong>investors.</strong></p> <p>Having had a bad experience with a "pig in lipstick" reno., <strong>Selling By Design-Staging</strong> was somewhat gun shy when an agent called and said she had an investor client who had two homes that needed <strong>staging</strong> asap.We had vowed never to stage a remodel that was not something in which we could live, but agreed to see the properties.</p> <p><span style="text-decoration: underline;">What a pleasant surprise!</span> This <strong>investor</strong> had done quality work.
