      <title>Tips for Finding a Good Tampa Realtor</title>
      <description>Finding a good &lt;a href="http://www.tampa2enjoy.com"&gt;Tampa Realtor&lt;/a&gt; is not an easy task.  Many claim to offer the best service and say they will go out of their way to either sell your home or assist you in finding one that will fit your needs.  What it boils down to is action.  Unfortunately, the homebuyer or seller may have to learn through trial and error. When you do find the right one, it is like putting a puzzle together with someone whom has put the puzzle together before.  Here are some keys to look for in a good Realtor: &lt;br&gt;&lt;br&gt;

&lt;strong&gt;Experience and knowledge&lt;/strong&gt; - Many &lt;a href="http://www.tampa2enjoy.com"&gt;Tampa Realtors&lt;/a&gt; have college education, but more important in the real estate business is experience and knowledge.  An experienced Realtor will know how to listen to the needs of the buyer or the seller.  Experience will allow the buyer or the seller to avoid pitfalls that may have plagued clients of the past.  Knowledge is much more important than education when it comes to finding the right home in the right neighborhood for the right price.  Experience and knowledge can carry over into contacts.  A good Realtor will also know good mortgage brokers and reputable sources for other needs.&lt;br&gt;&lt;br&gt;

&lt;strong&gt;Networking&lt;/strong&gt; - A good Realtor will work with other Realtors and professional contacts to find the right buyer for your home.  If you are in the market for a home, a professional Realtor will use MLS to find the proper home for your needs, regardless of the listing agent.  Be wary of a realtor who demands exclusive rights to sell your home.  This will limit the traffic and contact with qualified buyers.&lt;br&gt;&lt;br&gt;

&lt;strong&gt;Personal appeal&lt;/strong&gt; - A professional will hold your hand through the entire process, making it as simple and stress-free as possible.  This does not mean that the process will be quick and painless, but it certainly makes it a lot easier when there is someone reliable available to answer questions that arise.  A professional will be there even after the deal, as many complications exist even after the home is sold.&lt;br&gt;&lt;br&gt;

&lt;strong&gt;Partner for life&lt;/strong&gt; - The success of selling your home or finding the right one for you is pavement to the future of a good real estate agent.  Success with one client leads to success with others through referrals.  There may also be a time when you need a realtor again, as it is always easier when you use someone with a proven track record.&lt;br&gt;&lt;br&gt;

These are only a few ingredients of a professional &lt;a href="http://www.tampa2enjoy.com"&gt;Tampa Realtor&lt;/a&gt;, but they are keys to the success of either finding a home or selling one for you.  If you find that you are dealing with an agent that is not doing these things for you, do not hesitate to find another who will.  Remember, your future is in the hands of the realtor.  It is better to take a chance than to stay with someone who is not living up to your needs.&lt;br&gt;</description>

      <title>Tampa Culture-One More Reason to Call Tampa Bay Home.</title>

The Tampa Theatre - This prestigious historic building first opened its doors in 1926 to a showing of &#8220;The Ace of Cads&#8221; (a silent film).  The historic landmark has been preserved in its entirety, seating up to 1,446 people for a single event and up to 135,000 annually.    Today, The Tampa Theatre hosts over 600 events per annum with a full schedule of concerts, films, special events and tours.       <title>Down With DAP&#8217;s: A Small Provision of a Big Bail-Out</title>
      <description>&lt;p&gt;&lt;img src="http://www.sceniccityscoop.com/wp-content/uploads/2008/03/fha_update.gif" height="220" alt="" width="203" style="float: left; border: black 6px solid;" /&gt;Down payment assistance programs, or DAP's as they are commonly referred to, were popular grant and loan programs designed to help low income Tampa home and condo buyers purchase a property with very little money down. Notice I said "were" - DAP's have recently been all but outlawed with the reversal in underwriting guidelines.&lt;/p&gt;
&lt;p&gt;DAP's were touted by not-for-profit charities and other organizations as a way to make home ownership more affordable to first time home buyers and other low income residents throughout Florida and elsewhere. While it may sound perfectly acceptable for a charity to provide financial assistance to a poor family wishing to purchase a home, the "devil" is in the details. One of the primary underwriting rules associated with FHA and HUD homes is that a seller cannot provide down payment assistance to the buyer; only family members, government agencies and charities.&amp;nbsp; This was to prevent sellers from increasing the cost of the home to cover the down payment assistance...which makes sense when you think about it.&lt;/p&gt;
&lt;p&gt;Since DAP's were a charity, they operated in a legal loop-hole where the seller would pay closing costs and the buyer would finance the down payment required to purchase FHA properties; resulting in a zero down-payment situation. Of course, it also resulted in zero equity for buyers and increased foreclosure rates on properties where buyers had little incentive to keep the home. Research from the Department of Housing and Urban Development indicates the rate of foreclosures is significantly higher than similar loans with a typical 3 percent down payment and closing costs.&lt;/p&gt;
&lt;p&gt;In step the H.R. 3221, Housing Economic Recovery Act of 2008. One of the provisions contained in this bill requires the loophole to be closed - effectively dealing a death blow to DAP's who work with FHA or HUD home sales. Critics point out this will negatively impact the ability of first time home buyers to afford new homes at a time when homes sales have fallen dramatically. Sellers could also be hurt since marginal buyers have one less resource available when it comes to purchasing Tampa real estate or condos for sale.&lt;/p&gt;
&lt;p&gt;The bottom line is down payment assistance programs geared toward first time and low income home buyers are quickly becoming a thing of the past. Expect to see a return to FHA and HUD loans that require 3 to 5 percent down payment even for the lowest income brackets. Sellers wishing to attract low income or first time home buyers should acquaint themselves with other programs designed to assist buyers in affording a first home.&lt;/p&gt;

      <title>What to Look for When Buying a Home</title>

The house that is eventually chosen may not have all of the factors desired, but at least there is a list and it may be feasible to obtain or purchase one that has the most matches. If timing becomes an issue, the buyer turned seller will eventually be forced to sell the home or condo at a much lower price than anticipated. &lt;br /&gt;&lt;br /&gt;Lot - Though not important as the home itself, the lot and landscape are a strong feature of a home. A level lot is important, allowing easier maintenance (have you ever tried to cut a lawn with hills?). Typically, yard sizes are larger with older homes than newer homes. For the best value, seek a home that has an equal balance between the front and back yard. Steer away from a home where the entire backyard is monopolized by a swimming pool and concrete.&lt;br /&gt;&lt;br /&gt;Landscape - Landscape can be a mirage to the homebuyer. It may look impressive and cost more for the property because of it, but things change, as well as taste. Two or three years down the road, there may be a change of heart in the effect of the landscape. Any change would mean money lost due to the added expense of the landscape in the original purchase. When purchasing a home, search for one that is moderately landscaped. Grass and bushes are items that can be enhanced.&lt;br /&gt;&lt;br /&gt;These are only a few items that can change the value or desire for a home.       <title>Tips on Selling a Home in Tampa</title>
      <description>&lt;p&gt;It is not an easy venture to &lt;a href="http://www.tampa2enjoy.com/sell-home/"&gt;sell a home in Tampa&lt;/a&gt;. With so many homes on the market, there are many things that a homeowner can do to add or create value to a home that makes it more appealing than the others on the market. Here are four tips that can aid a homeowner in gaining an edge on the market: &lt;br /&gt;&lt;br /&gt;1) Hire/consult with a qualified Realtor. This is a priority and should always be at the top of the list. Consulting with a Realtor offers a professional&amp;rsquo;s opinion and may save a lot of time in the process of selling the home.       <title>The Freddie-Fannie Fiasco and Tampa Real Estate</title>
      <description>&lt;img src="http://www.mgac.com/images/content/fannieMae_3.jpg" vspace="6" height="242" hspace="6" align="left" width="285" style="width: 285px; height: 242px" /&gt;By now everyone in the nation has heard about the government proposal to &#8220;bail out&#8221; Freddie and Fannie after the recent financial fiasco but &lt;a href="http://www.tampa2enjoy.com"&gt;&lt;strong&gt;Tampa real estate&lt;/strong&gt;&lt;/a&gt; investors and home buyers may not fully recognize the implications for their own financial future. Here to help sort it all out is a short primer on the good, bad and ugly of the Freddie/Fannie fiasco.  &lt;br&gt;&lt;br&gt;

&lt;strong&gt;The Good&lt;/strong&gt;&lt;br&gt;&lt;br&gt;

While there is a great deal of controversy about the proposed &#8220;bail-out&#8221; one thing is certain; without Freddie and Fannie the future of the mortgage industry would be bleak indeed. Combined, Freddie and Fannie underwrite over 50 percent of all mortgages and nearly 70 percent of some types of &#8220;ordinary&#8221; and sub-prime mortgages. The average buyer would find it increasingly difficult to obtain a mortgage of any type in the future should Freddie and Fannie fail.  Stabilizing the mortgage industry is good for future buyers and sellers (after all, you need someone to buy a home and most people will need a mortgage to complete the sale).&lt;br&gt;&lt;br&gt;

&lt;strong&gt;The Bad&lt;/strong&gt;&lt;br&gt;&lt;br&gt;

Critics of the rescue plan point to the moral hazard of guaranteeing funds for share-holders and others who invested or speculated in the market.&amp;lt;!--more--&gt; Most investments are inherently risky &#8211; that is why there are prospectus sheets to read; employees of Enron, Worldcom and other financial investments gone bad were left to suffer the losses just like millions of people do each and every year. It is what the free market and enterprise is made of so why the decision to add to the financial burden by bailing out shareholders as well? The &#8220;moral hazard&#8221; argument has many vocal advocates but is unlikely to result in more than hurt feelings since the government has made it clear the quasi government duo are &#8220;too large to fail&#8221;.&lt;br&gt;&lt;br&gt;

&lt;strong&gt;The Ugly&lt;/strong&gt;&lt;br&gt;&lt;br&gt;

Whether you agree or disagree with the decision to bail-out Freddie and Fannie there are several long term implications for the future that every Tampa real estate investor and home buyer should be aware of:&lt;br&gt;&lt;br&gt;

1. Rising inflation. A Falling dollar, rising fuel costs, wars and now one of the biggest bail-outs in recent history are adding to the rapidly rising rate of inflation. Inflation eventually leads to everything costing more &#8211;including the cost to build new homes. While the price of real estate may continue to decline rising interest rates and escalating inflation are set to offset any gains.&lt;br&gt;&lt;br&gt;

2. Mortgage limits. It seems likely that the rumors of limiting mortgages from ten - to four or less - is likely to take place in the more restrictive lending environment proposed after the bail-out. This could potentially impact Tampa real estate investors who desire to use mortgages to purchase single family homes as part of their investment portfolio.&lt;br&gt;&lt;br&gt;
