Fed Leaves Rates Unchanged - 06/25/10 10:23 AM
Good news! The biggest incentive for homebuyers today...low interest rates...remains unchanged following the quarterly meeting of the Federal Reserve that concluded Wednesday, June 23rd. What kind of an impact does this have on homebuyers in the market today? More immediately, for every quarter point an interest rate increases, Buyers' purchasing power is compromised by $25,000. At lower price points, that could equate to a bedroom, bathroom, lot size (acreage) or a garage as examples. Over the life of a loan, and depending on the purchase price of a home, a lower interest rate may be the difference in hundreds of thousands of

NATIONAL Housing Market Update: Sellers Stand Firm On Listing Prices - 06/21/10 08:01 AM
Potentially more evidence of where we stand in our nationwide "correction": Sellers Stand Firm On Listing PricesA new study by Trulia.com showed that sellers lowered their asking price at least once on 22 percent of homes listed for sale as of June 1st. This means that 88% of sellers did not lower their asking price from listing to sale. The 22% is a decrease from this time last year where the number was 23.6%. More expensive homes ($2 million and up) saw the largest price reductions. Real estate is very localized: A year ago Las Vegas saw price decreases on 30% of

Let Dad Know You Love Him Today - 06/20/10 08:23 AM
For Valentine's Day 2007 I got a bug up my butt for some reason to write close friends and family a heartfelt note, letting them know I how much I appreciated having them in my life. I got a similiar bug up there today to find that message, which lead me to the stack of folders in my former email account, and ultimately to this: Re: Happy Valentine's to the "short list of other men" in my life... Dear Lisa, This is one of the most touching and heartfelt notes you have ever written to me. It truly makes me proud and thankful

BARGAINS GALORE: Consignment Solutions on Market Street in Leesburg! - 06/18/10 11:26 AM
I'm almost ashamed to say I'd lived in Loudoun County for almost 10 years and first came across this little gem of a home furnishings and accessories find not a few weeks ago. Consignment Solutions in Leesburg can be found off Route 7 just before Battlefield Ave, and if you're not paying attention, you'll pass it right by. Why should you stop by and check it out? Being of both a Midwestern and Polish upbringing, I'm a total bargain shopper (the likes of Marshall's TJ Maxx, Ross, etc. etc.), and to best the selections AND PRICES of big names like those...you REALLY

MRIS Announces - Brainless Business Intelligence! - 06/18/10 08:18 AM
The Metropolitan Regional Information System (MRIS), or our local MLS here in the Mid-Atlantic introduced a new business intelligence tool called RBI, or Real Estate Business Intelligence that I believe will help agents take their fact-based marketing to the next level. The simplest of interfaces merely asks for two pieces of information - Zip Code (here with ONE CLICK I capture details for my community of Leesburg, Virginia) OR County (Loudoun County, Virginia), and time Period (May 2010 in this case). NOTE: I had to remove most of the details as it interfered with the ActiveRain blog format. The data will allow

My fabulous Director of Education at the Dulles Area Association of REALTORS® (DAAR), Allan Marteney, helped write and secure a grant that makes this type of valuable knowledge (and expertise to impart on our clients!) affordable and easy to

An Open Letter to Homeowners of "Contemporary" Style Homes in Reston, Virginia, 20194 in the 1M+ Range: I have a collegue with a fiscally solvent Buyer client looking to move the family "up" from within the area in the next 90 days. Turn up the volume of Sirius/XM or CD/cassette/8-track of your choice "to 11". Schedule a massage. Get your hair/nails/waxing/a facial done, go for a shave. Take your bike out - motorized or otherwise. Go for a walk. Listen to the birds, frogs, crickets - bask in the sunshine. Whip out your easel. Crack open that dusty novel. More Fairness for Homeowners who Appeal their Property Assessments - 06/15/10 08:46 AM
Property assessments receive infusion of fairness under new Virginia law In the 2010 General Assembly session, Virginia legislators passed a bill bringing more fairness to the real estate assessment process. Let's say that you feel your assessment is overstated and you'd like to appeal it because you'd like to reduce real estate tax bill. As your assessment appeal goes through the system, you have some additional rights based on this new law, effective July 1, 2010. Upon your request, your real estate assessor must provide you with information about how your assessment was determined. If the assessor doesn't provide you

NATIONAL Housing Market Update: Tax Credits May See Extension - 06/14/10 08:31 AM
Tax Credits May See ExtensionThe home buyer's tax credit has been wildly popular. It gave both first time and previous home buyers a sizeable tax credit provided that they sign a purchase contract no later than the end of April and close no later than the end of June.It was so successful, that pending home sales (contracts signed but not yet closed) rose 22.4% when compared to April 2009. However, with increased underwriting turn times, many people that met the requirement by signing a contract before the end of April will not be able to close in time. Under the current

A Real Estate Recovery in 2013 - 06/12/10 09:38 AM
I will admit to feeling a little self-righteous when I came across this update from a group far more knowledgeable about our real estate economy than myself. While I am reticent to whip out my Crystal Ball when approached by a client with the inevitable, "when do you think things will start to turn around", I have offered the year 2013 up based on my own opinions and observations. And it goes a little something like this. The height of the real estate bubble, relative to where they existed, occurred somewhere in the year 2006. At that time the most popular loan products of

Thanks to the AR Crew!! Doing Business Differently (My Take-Aways from DC RainCamp) - 06/11/10 07:26 AM
WHAT a GREAT time...and a sign of quality programming for me is how it just FLEW by!!! Can I place a bet that most of us were dreading having to sit tight for two spells of 4 hours apiece? Yup, probably. But what most of us weren't counting on is having Ben Kinney's deadpan "Ben Stein-esque" comedic delivery, coupled with a virtual receipe book of tried-and-true tech strategies that are netting him 250 listings today. And for the most part, ONE WORD Powerpoint slides - oh, you gotta love THAT! Ben could not have put it more plainly that success is there for the

NATIONAL Housing Market Update: Pending Home Sales Surge - 06/07/10 07:37 AM
Pending Home Sales Surge: A pending home sale is simply a signed contract on a home that has not yet closed. The National Association of Realtors reported that we continued to see gains in home sales for the third consecutive month. The index rose 6.0% last month and 22.4% when compared to April 2009. The April increase follows a 7.1% in March and a 8.3% increase in February. While certainly some of the gain can be attributed to the rush to get a contract signed prior to the end of the tax credit, there is definitely underlying demand as consistently low rates and increased

The Scuttlebut on Selma Estates (LEESBURG, Virginia 20176) - 06/03/10 11:19 AM
Or maybe I should have gone for, "Making Lemons From Lemonade" for a title. But how real estate relevant would that have been? My fiancee and I bought in Selma Estates, a private community within Leesburg, back in July 2007. Having lived in heavily-built planned communities for the past eight years, we were looking for something that was a little "off the beaten path", but something that could still offer him a reasonable commute to Bethesda every day (via White's Ferry this is possible usually within 60 minutes). Google brought us to Selma Estates. It didn't take long before the severely

NATIONAL Housing Market Update: New Home Sales at 2-Year High - 06/01/10 06:39 AM
New Home Sales at 2-Year High. The Commerce Department reported that sales of newly built homes rose much faster than expected in April, rising to their highest levels in nearly two years. Sales jumped 14.8 percent (month-over-month) to an annualized rate of 504,000 units in April. This is the highest rate since May of 2008.The year-over-year increase was in excess of 22 percent. Certainly, the rush to sign a contract prior to the tax credit expiring has had an impact. But there is something else that it less temporary that is also having an impact. Consistently low 30 year fixed rates, an increase in consumer confidence,
