Illusion #3:  Homes offered by conventional sellers, under conventional terms are over priced.

Once upon a time, most homes were offered for sale by owners who wanted to sell, and were purchased by buyers who wanted to buy.  Looking back it all seems so simple.

Today, only slightly more than 40% of all homes listed for sale are being sold in a conventional manner.

Interestingly, these are often the best buys of all. You have motivated sellers who usually offer a house in pretty good move-in condition, with little or no government interference.

Conventional sellers often make concessions and virtually never try to bamboozle buyers with "as-is addenda" and other tricky stuff.

Today, most conventional sellers have a legitimate reason to sell, and they want to move forward.  Buyers find them easier, more cooperative, and more satisfying to deal with than anyone else.
