minneapolis real estate: Where do the names Nokomis and Longfellow Minneapolis come from? - 06/06/07 04:29 AM

Henry Wadsworth Longfellow wrote "The Song of Hiawatha" which is where many of the nomenclatures of the East Nokomis Neighborhood come from. I learned about this while snooping around on the Nokomis Neighborhood website.  It referenced the poem, but didn't tell me much about it.

Being a REALTOR who blogs somehow seems to force me out of my shell. I've started to carry my camera with me everywhere so I can make a point to grab pictures of the amenities of my neighborhood in Minneapolis. I love the Longfellow Nokomis area. There's SO much to write about!

It's very common in the Twin Cities market for first time home buyers to ask sellers to pay for some of the buyer's closing costs. Today's buyers may have "A" credit, have a good job, and a good lender, but they have trouble coming up with enough money to pay all of the closing fees to get into the house.
Sellers who are wanting to negotiate in good faith with a potential buyer often raise the sale price of the home to compensate for contributing to the buyer's closing costs.

minneapolis real estate: A Picture is Worth a Thousand...Buyers? - 05/06/07 10:14 AM
It's astonishing to me the number of homes listed on the MLS that are without photos. Perhaps even worse are homes that are listed with poor photos. We know from the National Association of REALTORs statistics that homes with a LOT of pictures are looked at more often and more closely by potential buyers. Let me show you what I mean:

I met with a first time home owner last week, I"ll call her Amy.
Amy was approved for a loan from $130,000-$150,000.  She's more comfortable with the monthly payment at $130,000.  She has a friend who is selling a home and once the home is sold (in this market that could be one month from now, or six months from now), they plan on being roommates.  Of course having a roommate would make the $150,000 payment much more comfortable for Amy. Amy would prefer to be in a single family home vs. a condo in Minneapolis or St. Paul.  Of course, she'll want to … (0 comments)

What does Target have to do with selling your house? Everything. Target has heavenly marketing mojo that we in the real estate business need to rob and duplicate! If you're selling your home, you're in the real estate business. Let me draw two parallel questions:
Why is it that when Walmart is posting 4th quarter losses Target continues to do well? AND
Why is it that there are homes that are selling within 30 days on the market and with multiple offers (yes, they still happen) and others languish on the market?

When I start working with a first time home buyer, I like to schedule an initial meeting to go over common questions like: How long will it take me to buy a home, How do I know I won't pay too much?, I've been to 5 open houses, and I haven't seen anything I like, How do I know how much I can spend?, Where in Minneapolis or St. Paul should I buy?

As a REALTOR it makes me proud that Minnesota has one of the largest rates of homeownership (76%).  When I bought my first house in 1998 my Realtor told me I didn't want my monthly payment to be over 30 percent of my monthly salary.  She encouraged me to closely examine what I would be paying per month so I would be comfortable in my new home. Today, Fannie Mae, Freddie Mac, and HUD have changed those ratios. From Mark Allen, CEO of the Minneapolis Area Association of Realtors:
Buyer and seller activity are both down relative to 2005 for the week ending October 21. The record number of past year sales continues to haunt today's market and in response, sellers have scaled back new listings to 7 percent behind last October. Buyers appear to still be somewhat spooked, as pending sales are down 19 percent for the same time period comparison. Happy Halloween!
